The Japanese restaurant under Burrard you'd never know was there and that whole segment of the seawall is awkward as balls. The Beach Ave bike lane bypass was good for transportation but ya bad for business there as thousands less pass by now.

Ultimately, everything on the seawall is an "edge space". Defined by their geography they are not in the centre of anything.
