Great! How much longer until the rest is completed and opened for business, now? This is gonna be one stunner of a skyscraper!

On that note, some of the photos shown on the previous pages looked to me like many of the lowest floors are already occupied... Is that the case?

Bottom floors are in use. Some investment banks have moved in. This building is being opened in phases.

I think that's owing to the fact that it's so massive, and that it has a very tall, very wide building right next to it.

In my opinion, there are too many wide buildings right next to the international commerce center. It makes it look very odd. That still doesn't ruin the overall beauty and shine of the building though.

International Commerce Centre continues to drive popular demand

30 March 2009

International Commerce Centre (ICC), Sun Hung Kai Properties' newest iconic superstructure, continues to drive demand and interest from international corporations.

The construction of the 118th floor is now underway, making the prestigious project the tallest skyscraper in Hong Kong’s skyline, at a current height of nearly 490 metres. The Ritz Carlton, Hong Kong will occupy the 102nd to the 118th floor at the top, making it the tallest hotel in Asia.

Forming the "Harbour Gateway" together with Two IFC, ICC will have more in store for its tenants and the public than the typical commercial tower complex. Apart from The Ritz Carlton, Hong Kong, the 118-storey landmark will also feature a private Tenants' Club and a brand-new tourist and cultural spot – the Observation Deck situated on the 100/F upon its completion.

ICC has been met with overwhelmingly enthusiastic responses from potential tenants since it was offered for lease. At present, about 90% of the total gross floor space has already been committed. Standing at a staggering 490m when fully completed, ICC is already the world's third-tallest and the tallest building in Hong Kong.

Following announcements of leading financial institutions such as Morgan Stanley and Credit Suisse, Sun Hung Kai Properties has also released a list of new tenants, which include ABN AMRO, China Haidian, EFG Bank, SNP Vite and Hong Kong Mercantile Exchange (formerly called Titan Resources). All of these tenants have already started their operation fully at ICC. Deutsche Bank, another anchor tenant of ICC, will also move in the mega-tower in phases.

Part of the mixed-use complex at Kowloon Station, ICC embodies exceptional building and infrastructure specifications, management services and on-site hotel and accommodation in one single convenient package. Together with Hong Kong's largest shopping mall Elements with its wide ranging catering, shopping and entertainment facilities, guests and tenants at ICC can experience the ultimate luxury at their fingertips.

ICC tower's completion is expected in 2010.

Aug 29, 2009, 1:37 AM
I kind of agree with Duff. I mean, this building looked like it was gonna be amazing, but the glass ruined it for me. It's too reflective and it doesn't look like high quality.

IFC2 has glass that looks thick, not too transparent, not too reflective, but simple, like glass. But the ICC's glass is too blue, too reflective, blah blah. Maybe it's because the panels are facing up and the angle of the shot but it seems like that is more than one picture so I don't think the glass will look better.

Aug 29, 2009, 2:06 AM
It's tall, no doubt about that. And it creates an amazing juxtaposition looming over the harbour towards Central. But it ain't no BOC.

That's what Modernism was all about. The expression of pure structure.

I'm sure that once they get all the construction junk off the roof, and the parapet is finished, it'll look a lot better.

edit: and it will look so awesome at night, once it's fully leased out.

Terrible accident in ICC

RTHK: At least five dead in ICC accident
13-09-2009

At least five cleaning workers have been killed in an accident in a lift shaft at the International Commerce Centre in Tsim Sha Tsui. Firefighters are believed to be searching through rubble for a sixth person. Authorities say the cleaners were standing on top of a platform inside the unused lift shaft on the 27th floor when it collapsed, plunging 17 storeys down to the 10th floor. The Chief Executive, Donald Tsang, inspected the scene of the accident along with several top officials, and pledged a thorough investigation and support for the families of those killed. Labour Secretary Matthew Cheung said the developer, Sun Hung Kai, has agreed to pay the families of the affected workers a HK$1 million ex-gratia payment, on top of normal compensation payments to be determined later. The ICC, which is still under construction, is scheduled for completion next year. When finished, it will be the tallest building in Hong Kong.

Some info about the tenants

Big names move in to towering star
14 September 2009
The Standard

The 118-story International Commerce Centre - at 484 meters Hong Kong's tallest building and No 4 in world rankings - will be completed by February if everything goes according to schedule.

But with construction in three phases, some tenants have already moved in. In fact, more than 90 percent of its 2.5 square million square feet of space has already been leased. Most of that space is accounted for in five office zones, which will be served by 30 passenger lifts. There will also be 14 shuttle lifts to higher zones and two VIP lifts.

Morgan Stanley Asia Pacific moved in with 1,000 staff at the end of 2008 and occupies 16 floors at the bottom of the building. Credit Suisse has also arrived with some of its staff, while Deutsche Bank personnel will be among those from the banking and finance industry joining them early next year.

Other prominent tenants include ABN Amro, China Haidian, EFG Bank, SNP Vite and Hong Kong Mercantile Exchange. EFG is also among those already settled into new offices.

Lo King-wai, the office leasing general manager at the Sun Hung Kai Real Estate Agency, had said previously that EFG was taking space at more than HK$50 per square foot monthly. Luxury hotel Ritz Carlton is taking the top 15 stories.

Yesterday's accident is not expected to have any impact on the pattern of leasing and office moves. "Most of the areas have been leased and the building is popular with international firms," said CB Richard Ellis executive director Alan Lok Ying-ming.

The ICC, a development by Harbour Vantage, is under Harbour Vantage Management - both subsidiaries of Sun Hung Kai Properties. Kohn Pedersen Fox Associates is the design architect, while Ove Arup & Partners Hong Kong is the structural engineer.

The ICC will stand below behind the Burj Dubai (800m), Taipei 101 (509m) and the Shanghai World Financial Center (492m) in the world rankings.

This one doesn't grab my attention as much as it used to before. It's still a really nice tower though, one of the best box designs out there. But now that I think about it, I feel like something better, more symbolic could've been built. And the 2FC is really classy while the ICC just feels like a skyscraper.

Does anybody know why Hong Kong seems to so suddenly stop getting major projects (besides this one)?

Is it because of all the government-driven growth in the rest of China, so that Hong Kong is no longer the place where new businesses go? It's sort of a shame, since it's one of the most beautiful and futuristic looking cities in the whole country.

Could be. It could also be that Hong Kong is a well established city that already has a lot of infrastructure and office and residential space. Other Chinese cities that didn't have the same advantages as Hong Kong pre-1997 are so far behind that they need a lot to catch up. Possibly a combination of both.

HK developers are busy satisfying the seemingly never-ending demand for office space and skyscrapers in metropolises all over mainland China.

That's what is incredible - it's neighbours are 800+ footers. Too bad they are so wide though. Nice to see it finally coming to completion.

This is beyond amazing.

HK is getting to be the most futuristic skyline on earth. I'll hopefully be visiting in April - the commerce centre will be one of my first stops. Can't wait!

It looks like there's a lot of developable land in the immediate vicinity of the Union Square development. That could be where we see the next round of Hong Kong buildings. Hopefully there's some glass to balance out all the painted concrete.

I would argue that all of these photos were taken under poor lighting conditions. On a nice sunny day with a blue sky, I bet this building would look much much better.

My complaint isn't with the building's glass color. It's that the building lacks all grace and elegance. It's essentially just a big block.
