I think the change in color is because of the reflection of sky (brighter) vs. water and ground (darker). And I agree that I think US& is farther away so it doesn't look taller than 2IFC.

It's just from the side to see SWFC, it's kinda weird...plus I heard rumor saying they will not build the top hole which bothers me 2

US7 is the contemporary design.
SWFC is the product of the 90s. It's a late post-modern design.

新地(016)執行董事雷霆出席一地產代理分店開幕儀式時表示,集團旗下施勳道8號剛批入伙紙,並將於今年第四季推出,初步打算推售三分之一單位,即7至8伙,入場價8000萬元,餘下單位留作長線收租。另外,集團位於地鐵九龍站的寫字樓一期項目將於○八年落成。

另外雷霆又表示,目前施勳道8號只是外間的稱呼,不是正式的名稱,他們將會於下星期公布正式的定名。他又指出項目現正趕緊裝修示範單位,大約兩個月後竣工。

此外,新地旗下的九龍站寫字樓項目有新進展,該寫字樓將分一期及二期推出市場,第一期將會於08年入伙,而第二期則於2010年入伙,料最初會先推低層,頂層的酒店將是最後推出,詳情將於今個月底公布。

雷霆表示,大廈總樓面面積45萬平方呎,接近490米高,如果不計大廈頂層的避雷針,將是全世界最高的大廈。由於集團過去一年主要集中發展住宅項目,但現感到寫字樓推出時機成熟,故再度重提。

另一方面,集團將於十月初重推珀麗灣三期餘貨,為數150伙,若悉數出售可套現6億元,現正與銀行商討免息免供優惠及更長的免供期。

The lower levels are expected to be on the market first, and the hotel on the top level would be last. Details will be annouced at the end of the month.

(Spokesperson's name) said, the building has a total area of 450,000 sq. meters, and close to 490m tall, without counting the (lightning rod?) on top, it will be the tallest building in the world. The corporation has been focusing on developing residential projects for the past year, but now feel the chance for office towers has matured, thus re-mentioned the project.

and that is Hanoi Road Project in Tsim Sha Tsui ,275 metres tal(U/C).
As Tsim Sha Tsui is much closer form the camera than where US7(ICC)
is located ,so it looks taht tall...

SHKP dubs Hong Kong's tallest skyscraper International Commerce Centre

Sun Hung Kai Properties (SHKP) announced that its Kowloon Station Development Package 7 will be named International Commerce Centre (ICC). Upon completion the skyscraper will be Hong Kong's tallest and the third tallest in the world, adding a new landmark to the city's new business centre with striking architecture and prime waterfront location. Pre-leasing will start shortly.

Hong Kong's tallest skyscraper at 118 storeys

The 490-metre, 118-storey ICC will stand over 70-metre taller than the nearly 420-metre 88-storey Two ifc. It will be Hong Kong's tallest building and while under construction is destined to be the world's third tallest (in terms of tenantable floors), taking on global importance and reinforcing Hong Kong's status as an international financial centre.

ICC will be the core of SHKP's Kowloon Station Development Packages 5, 6 & 7 project, which will comprise about 5.5 million square feet of grade-A offices, two six-star hotels, luxury residences, serviced apartments and retail space. The shopping mall will be a world-class facility covering one million square feet with an array of shops. The various elements of the comprehensive development will create an ideal synergy that adds to the project's prestige.

Hotel and office complex

The Ritz-Carlton hotel on the top 15 floors of ICC will be the highest hotel in the world. The office floors will be Hong Kong's most spacious grade-A office spaces with about 35,000 square feet per floor and headroom (excluding raised-floors) up to 3.15-metre.

Sun Hung Kai Real Estate Agency Executive Director Victor Lui said that demand for quality offices has been surging in recent years, with the increasing presence of mainland and foreign firms in Hong Kong. A number of multinationals and major local companies are also looking for more office space for expansion amid a steadily-improving local economy, adding to the shortage in the market. ICC will tap this demand as one of the main supply of grade-A offices in the near future. About 450,000 square feet between the 10th and 22nd floors, which is scheduled for completion by the end of 2007, will be put up for pre-leasing and high interest is anticipated.

Sun Hung Kai Real Estate Agency Deputy General Manager (Office Leasing) Lo King-wai said that SHKP's premium office portfolio leases well, with occupancy now over 95%, while new leases and expansion by existing tenants are signs of business confidence. Mr Lo believes that strong leasing activity will continue to bode well for the office market.

Prime waterfront site

ICC together with Two ifc on the opposite shore will form the Victoria Harbour Gateway. Tenants will be able to view festive fireworks from an exclusive height, and the skyscraper's West Kowloon location puts it in the heart of Hong Kong's future business and cultural hub. The site above the Airport Express Station, next to the Western Harbour Crossing and by one of the proposed end points of the Shenzhen Western Corridor, offers unrivalled accessibility with fast links to the East Rail and West Rail via the West Kowloon Station. It will take just 20 minutes to get to the airport, three minutes to Central by rail and 20 minutes to the Lok Ma Chau border checkpoint via Route 3.

The ultra-modern ICC was designed by Kohn Pedersen Fox Associates, with distinctive, streamlined architecture that will become the standard of the future.

Well, I think that the confusion is OK. Those two have much in common (height, architect, style, use...).

The question is, are they really going to be both 490 m ? Without cheating ?
I suspect the height of US7 is measured from sea level.

I think it is sea level height ,but it is also a Hong Kong standard to measure buildings height ,even government use this standard,so I think they are not cheating on purpose . :)

actually the tower looks difference between each rendering ,I am not sure the rendering they provided are all up-to-date.

Maybe I'm reading too much into this, but in the ad they write, "HK's tallest commercial building." Do they know something about the government's plans for Tamar or Kai Tak??

Tamar sites height limit was set to 180 metres,Kai Tak is 201 metres,but there is no height limit in West Kowloon and TST.

While I was in HK last week, I read an article in the South China Morning Post about the skyscraper (I think now being called teh International Commerce Center), and that the developer (who is the same developer as IFC) is going to start filling the lower floors with tenants before the entire building is complete.

That sounds like someone needs revenue quickly.

Actually that common for super tall towers. In both the Sears Tower and the WTC Tenants moved into the lower floors a year before the tower was completed.

i agree. SHKP is easily one of the top 5 largest real estate developer in the world. For those in America who thinks Donald Trump is super rich, comparing to SHKP is just like a drop in a bucket.

I think China is starting to run out of money now. SWFC is getting a lesser design because of the complecations and Union Square 7 is moving rather slow nowadys.

changing that design is not gonna make the development cheaper ... height, materials are still the same ... what is changing is the increasing labor cost over time ... and more changes in design result in more hours for the architects n engineers n ... we are talking about a whole new set of drawings and calculations ... which also costs a lot of money ...

AND how do a private development in HK relate to "china running of money" ???

you're right they changed the design so that instead of a hole at the top they put a giant rectangle/trapezoid thing at the top, very dissapointing imo :no:

I see that in the taller of US6 the floor count goes five floors then four, then five then four and so on. What superstitious number are they skipping? And does effect the actual floor count?

Every building with a 4 in it. It's common in Chinese Asia (even saw it in Vietnam).

Yes it does.
If they announce 70 floors, then it's probably just 59 or 60.

In the case of 2IFC, the absence of the floors ending with "4" is compensated. But it's an exception.

Every building with a 4 in it. It's common in Chinese Asia (even saw it in Vietnam).
The practice of skipping the number 4's in floor numbers is not common in Taiwan though.

In Taiwan, the ONLY type of buildings that would skip the number 4 is Hospital because no patients wants to stay on a floor that pronounces "Death" in Chinese. However, even in the hospitals, only the 4th floors is skipped, they don't skip 14 or 24.

And all the other types of buildings such as residential towers, comercial towers, government offices, schools, etc DO NOT skip any number at all. I used to live in a 14 story condo in Taiwan, and the people living on the 4th floor and the 14th floor had no problem with their floor numbers.

I am not sure if the buildings in mainland China skip the numebr 4. I visited China when I was only 11 years old, and I didn't pay attention to floor numbers.

However, do you know that the most extreme case of skipping floor number is actually found in the USA? The Wynn Casino Resort in Las Vegas wants to cater to Chinese gamblers, and the hotel skips not only 4, 14, 24, 34, but 40-49 and 54 all together. I remembered when I was staying at the Hotel and taking the elevator up to my room, it was really funny that you can go from floor 39 to floor 50 in one second. It was kind of like making a space jump, another Las Vegas illusion I'd say.;)

Nice speech, short and to the point.

Good news about the observation deck... the roof is already "spoken for" by the Ritz, let's hope it will be the next highest floor.

The new rendering shows a new kind of illumination starting with the Ritz part of the tower. It looks strange.

2007... I imagine the whole building will be topped out by then?

The core looks surprisingly small with respect to the floor area. I have the impression that the core/floor area ratio was higher in 2IFC.
Fewer elevators maybe ?
