Yes, I'm missing some under construction and site prep developments, including a 10+ story affordable highrise, a few unknown wynwood projects, design district towers and many planned projects in the overall Miami area. I'll slowly add them once I find them, but for now this is the hunk of everything. I can also include coral gables in this development preview, but that would be adding a different city, even though coral gables and Miami are pretty much inter-connected.

Oleta Planned For 14901 Northeast 20th Avenue And 2050 Northeast 151st Street In North Miami, Florida

A mixed-use project called “Oleta” could soon start construction in North Miami, Florida. The 5.5-acre build site (which used to host a PBS studio) is planned to offer 832 residential units and “a variety of attractive commercial spaces for the neighborhood,” per North Miami Florida.

The development will offer four residential towers, with two measuring eight stories and two measuring 20 stories. The homes will measure 573 square feet to 1,171 square feet each, featuring one-bedroom to three-bedroom layout plans. Rent information is not publicly available at this time.

Plans also call for a six-story parking garage offering more than 1,100 spots. In total, the venture calls for 763,708 square feet of new construction and more than 19,000 square feet of commercial space, per the South Florida Business Journal. Communal amenities include a swimming pool and community garden.

Construction isn’t expected to start before the first quarter of 2024. Sources note that the venture is in its final stages of entitlement. Robert Finvarb Companies is the venture’s developer. TAG Architecture is the architect, and D.E.T. Strategies Consultants, LLC is the civil engineer.

Project Update: Centrocity

Terra Group has commenced construction and obtained $230M in construction financing for the first phase of their CentroCity project in Miami, according to multiple reports.

CentroCity is proposed to include:

1,200 apartments
250,000 square foot Class A commercial office building

Revamp of a shopping center with 300,000 square feet of lifestyle-oriented retail

3,145 parking spaces

CentroCity will be built by redeveloping the Central Shopping Plaza across from the Magic City Casino.

The first phase now under construction will include 470 apartments, and renovation and new construction of retail space.

Target has signed a lease for a 77,000-square-foot store in the complex.

Arquitectonica is the architect of the apartment area, with RSP Architects overseeing the shopping center upgrade.

Coral Gables has always been a nice enclave just outside Miami, and while it may not seem likely, I'd love to see CG densify even more, and maybe even add a Metrorail line along Coral Way with stations at LeJeune Rd and Douglas Rd.

A Switzerland-based real estate company has purchased a development site near the Vizcaya Metrorail station, with plans for an apartment building.

The Swiss-based buyer is Empira Group, and the new development will be called CoralGrove Brickell.

CoralGrove Brickell is being designed to promote walkable urban living, and will be built at the highest ESG standards, the developer said. The ESG commitment is in contrast to most US developers who have yet to embrace this trend, a spokesperson said.

The building will also have LEED certification and other amenities that promote a healthy lifestyle.

The Vizcaya Metrorail station is five minutes away, and future tenants will be able to trade their cars for Metrorail, according to the developer.

Demolition of older buildings at the site is planned in late 2022. Groundbreaking is planned for the second half of 2023, with completion in 2025.

Empira plans to maintain ownership following completion as an investment.

Revuelta is the architect.

JLL Capital Markets represented the seller, led by Investment Advisory team Directors Max La Cava and Simon Banke, with support from Analyst Danielle Fernandez.

“CoralGrove Brickell is one of the most exciting boutique residential projects in Miami,” said La Cava.

Project: Vida Residences Edgewater

Plans have been revealed for a new condo project in Edgewater called Vida Residences.

Vida Residences is planned to rise 9 stories and include 121 units, according to an email blast sent by brokers.

Condos will be delivered fully furnished and will be allowed to be rented on a short-term basis using platforms such as Airbnb.

Groundbreaking is planned for Q1 2023, with top off in Q4 2023 and completion in Q3 2024.

Kobi Karp is the architect, with interiors by Euro Design Group. The developer is Urbana.

I think we'll see continued higher-density development on surface lots in downtown Coral Gables.

I don't think we'll see a Metrorail line down Coral Way though. The amount of demolition that would have to occur to make that possible would be immense.

Project: Evolve Wynwood

A North Carolina developer has purchased property where it plans to build Evolve Wynwood, according to the SFBJ.

Evolve Wynwood will rise 8 stories and include 141 apartments in the first phase, with an additional 104 units in the second phase.

An affiliate of the developer has already closed on the purchase of the property.

Groudbreaking is planned in Q1 2023, with completion in Q4 2024.

Wilmington, North Carolina-based Evolve Companies is the developer.

Kobi Karp is the architect, with GT McDonald the architect.

We should see Empire Brickell (a 26 floor - 310' FT building to buckhead), a 250 unit development announced soon. The only renderings I see for Empire Brickell are black and white ones so I don't think I should post anything... But that's the news for now.

$190M Gallery At West Brickell Breaks Ground: ‘Largest Single-Phase Public/Private Project In The County’

A groundbreaking ceremony was held yesterday for the Gallery at West Brickell. Construction is now underway.

It is the the largest single-phase public/private project in the county, with an estimated investment of roughly $190M, developer Related Group said.

The project will rise 29 stories, or 304 feet and include:

465 rental apartments (163 workforce/affordable, 302 market-rate)
2,240 square feet of office space
2,338 square feet of retail
529 parking spaces in an 11-story garage (70 reserved for the school next door)

According to the Herald, affordable apartment rents will start at $750 per month for a studio, while market rate apartments will top out at $3,950 per month for a three-bedroom unit.

I still believe placing a Metrorail along Coral Way is still a possibility because all you have to do is use the median and place stations along the following streets:

- Le Jeune Rd (Coral Gables)
- Douglas Rd
- SW 32nd Ave
- SW 27th Ave
- SW 22nd Ave
- SW 17th Ave
- SW 12th Ave / SW 3rd Ave

I understand the demolition concerns but I'm pretty sure if a line was placed along Coral Way, it would probably be a few houses and the area along Coral Way would have to be forced to support TODs (transit oriented development), and as for the line, I'd place it along I-95 and have it go all the way to Gov't Center, then possibly to points as far as Miami Beach and Aventura.

I think it's only a matter of time before Coral Gables and the rest of Miami Dade County realizes the potential of Metrorail and what it can do for Miami and the metro area.

Miami, Miami-Dade County, and the rest of South FL can't be car-centric forever!!! As the city of Miami continues to grow I population, it's going to need more than to widen it's expressways, it needs a mass transit system.

Also, the median may indeed need to change. As tough as it sounds, there's no Metrorail service in downtown Coral Gables and the closest Metrorail service is at the University of Miami. Also, people will have to change if people are that fully reliant on the automobile to get them to and from work or whatever.

I'm pretty sure both of us agree that Metrorail does need to expand. I don't consider expanding Metrorail to Coral Gables an urgent matter, as the most urgent expansion that really needs to happen is the proposed expansion to Hard Rock Stadium in Miami Gardens.

I'm hoping in the near future, the Metrorail network can be as expansive as the MBTA, MTA, and the CTA in the near future.

The Rider Planned In Wynwood With 130 Residential Units

A developer has just filed plans for another project in Wynwood, called The Rider.

The Rider is planned to rise 8 stories and include:

130 apartment-hotel units
6,439 square feet of ground floor retail
rooftop pool for residents
rooftop food service establishment open to the public, serviced by separate elevators

146 garage parking spaces (reduced by 30% transit corridor waiver)
The garage fronting the FEC Railway will be screened with salvaged railroad rails, repurposed in staggered vertical pattern. The rails will be patinated from use and are expected to further weather and oxidize over time. An additional fabric screen will be mounted behind the rails to further obscure the garage and interior lighting fixtures from the street, a letter from the developer’s lobbyist said.

Deforma Studio is the architect.

Mohawk at Wynwood is located directly to the west of The Rider site, and Midtown Miami is across the street.

Rilea Group is the developer of both Mohawk and The Rider.

A hearing before the Wynwood Design Review Committee is scheduled for October 12.

Tomorrow marks a milestone for our majestic city that lies on the beautiful shores of Biscayne Bay with it's first ever Supertall the 100 story Waldorf Astoria tower to start construction.
It's bitter sweet because I wish QuantumX were still here with us to enjoy this moment.

I'm not trying to be a killjoy or anything but just realistic. It's amazing how many people are buying property in such a vulnerable place.

Golub & Company has filed plans to build a 19-story apartment tower at the former Johnson & Wales campus in North Miami.

The project is proposed to include:

450 market-rate rental apartments

Renderings Show Omni 21 Apartment Building Planned In Edgewater

Newly obtained renderings show an apartment building called Omni 21 that is close to construction next to the Braman Motors property in Edgewater.

The plans were submitted to Miami’s Planning Department in February 2022, with a request for 7 waivers – including a 30% parking requirement reduction due to proximity to a transit corridor.

Omni 21 is planned to rise 12 stories and include:

97 multi-family rental units
3550 square feet of restaurant
2538 square feet of retail
122 parking spaces on levels 2 and 3 (reduced from zoning requirements by 30% waiver)
The apartments will be located on levels 4 through 10.

A construction permit filing was created in June 2022, with the full plans filed in July. Review is still underway.

Modis Architects is the architect.

Omni America LLC of New York is listed as the owner.

Current Builders is listed as the construction contractor on the construction permit.

Developers have filed plans for a 10-story condo building in North Beach.

The property is at 6940 Abbott Avenue and was formerly owned by AT&T.

The new building is planned to include:

96 residential units
ground floor retail and co-working space
rooftop pool, lounge, fitness, and pickleball court
90 parking spaces on levels 2 and 3
21 of the units will be below 550 square feet (only counting as 0.5 units under Miami Beach zoning). Another 63 units will be between 550 and 850 square feet, with 12 units between 850 square feet and 1250 square feet.

It's never going to happen.

The median is only 6-10 ft wide. Constructing the metrorail along this route would require the permanent reduction of two traffic lanes and the complete obliteration of over 2 miles of hundred-plus year old banyan and ficus trees in Miami proper.

And Coral Gables would NEVER permit the metrorail going right through the middle and for the full length of its downtown business district, Miracle Mile (between Douglas and LeJeune).

You literally cannot even paint your house, unless it is an approved color by the city of Coral Gables.

I missed this last important quote right here. There are ways to relocate banyan trees and it looks like the banyan trees along Coral Way aren't the heaviest in comparison to banyan trees that are in Asia. Sure, that's completely realistic. Coral Gables and the City of Miami will DEFINITELY pay the literally hundreds of millions of dollars to do this so that they can destroy an historic district and lower property values, remove 2 traffic lanes, disrupt and then obliterate a very wealthy business district for a public transit project that they don't want.

One of the more absurd things I've heard on this forum.

Miami Design District’s The Ursa Office Tower Advances In Construction Permitting

Construction permitting for a Class A office tower known as The Ursa being developed in the Miami Design District continues to advance, Miami Building Department records show.

A contractor for the project has also been named, according to filings with the city.

The construction permit for The Ursa was first applied for in October 2022, with the full plans filed in November.

The permit filing lists the amount of office square footage being built at 159,892 square feet, with an estimated hard construction cost of $70m.

An Expedited Life and Safety review request was filed on March 20. A separate tree permit was applied for on March 13.

GT McDonald is listed as the contractor.

A demolition permit to clear the site was issued last year, and was listed as finalized with all inspection completed by November.

The Ursa will make “an art form out of office space,” according to a letter sent last year by developer Dacra to Miami-Dade County planners.

It will include museum-quality exterior public art and interior art curated by Daniel Arsham, Dacra has said.

‘Meticulously Designed’ 24-Story Tower With Micro Units Proposed In Brickell

Plans have been filed for a 24-story residential tower in Brickell.

According to a letter sent to City of Miami planners, the developer is proposing an urban infill, mixed-
use project, in a structure that is “meticulously designed.”

The project is proposed to include:

240 dwelling units (of which 70 will be micro-units)
43,920 square feet of commercial space on the ground floor and second level
470 car parking spaces, 260 bicycle spaces
There will be five parking levels, screened with a perforated metal screen in an “intricate” pattern. To soften the metal screen art treatment the façade also features “warm wood panel moments.”

The tower will top off at 257 feet.

Beilinson Gomez is the architect.

Rockville Hospitality LLC is the developer.

Miami’s Urban Development Review Board is scheduled to review the proposal on April 19.

North Bay Village is getting its first ever Publix.

The Publix will be located within the Shoma Bay development, with construction planned to begin in summer 2023.

Shoma Bay will rise 24 stories.

A total of 333 condos are planned, to be delivered fully furnished.

The Publix will be 35,037 square feet. There will also be another 6,325 square feet of retail space, which includes a rooftop lounge and Shoma Bazaar food hall.

Completion is expected to take 18 months from groundbreaking.

An announcement could be made as soon as this month, when a meeting of NFL owners is scheduled.
According to the Palm Beach Post, Miami leaders are optimistic that they will be chosen to host the event.
However, Los Angeles also announced recently that it would like to host the Super Bowl that year, which came as a surprise.

Miami has hosted 11 Super Bowls, more than any other city.

A firm led by Elvis Dumervil, a former Pro Bowl NFL player turned real estate developer, wants to redevelop an old apartment complex in North Miami Beach into a 15-story mixed-use project.
The city’s Planning and Zoning Board will consider plans for Prestige Boardwalk on the 2.28-acre site at 16651 N.E. 18th Ave. on the evening of July 10. The site currently has 94 apartments that were built between 1957 and 1961.
Prestige Boardwalk LLC, managed by Dumervil of North Miami-based Prestige Estates, acquired the property for $9.5 million in 2018.

The existing apartment complex would be replaced with 409 apartments, 11,151 square feet of retail and a 642-space parking garage, including 126 spaces for electric vehicle charging, in two towers. There would be a pool/amenity deck on the eighth floor, plus pedestrian bridges connecting the two buildings on both the second and eighth floors. There would also be a boardwalk along the neighboring Snake Creek Canal.

One of the more absurd things I've heard on this forum.

Maybe now placing an elevated transit elevated line sounds absurd, but in the near future, especially with multifamily and high-rise projects being built inside and around Miami, it's not going to sound absurd, especially if Miami grows into a city of 750K to about a million.

We may never see Miami reach those figures during our lives, neither may we see such a line along Coral Way, depending on how Miami Dade Transit develops it's mass transit system, but the sky is the limit. San Jose and Phoenix had about a little over a 100K in 1950, and once the 21st century came by, those cities managed to reach the top 10 American cities.

Miami is already a booming metropolis, and the more Miami grows, the more mass transit to different parts of the city and the area are going to be needed. I'm pretty sure we can agree on one thing here and that's mass transit that can be utilized at different parts of the city of Miami and Miami-Dade County!

MidRiverVu is planned to rise 28 stories, or 303 feet above ground and 310 feet above sea level, and include:

Chicago Developer Plans 191-Unit Little River Project With ‘Unique Architectural Identity’

Plans have been submitted to Miami’s Urban Development Review Board for a residential project in Little River that the developer says will have a unique architectural identity.

Inspiration for the colorful, pink-toned project comes from typologies found across the Caribbean, and notably in Haiti and Cuba, the developer said.

The unnamed project is proposed to rise 12 stories and include:

191 residential units
8,009 square feet of ground floor retail space
296 parking spaces in a structured podium garage
Amenities will include a cold-plunge pool, full-service gym, pickleball facilities, rentable tenant storage and more.

ODP is the project architect.

Seven Miami 21 zoning waivers are being requested, including a 9.2% parking reduction (zoning would normally require 326 spaces).

Chicago based Cedar Street is the developer.

The UDRB hearing is scheduled for October 18.

There are 44 12+ floor towers under construction in Miami. Of course, my reach is limited for development so there are most likely 1-3 under construction I'm unaware of.

The developers planning the 848 Brickell office tower have announced a groundbreaking date and a leasing agent.

Groundbreaking is planned for the second quarter of 2024.

JLL, led by Managing Directors Steven Hurwitz and Doug Okun, Kevin Probel, Senior Managing Director, Clark Finney, Executive Managing Director, and Madeline Fine, Associate, will lead leasing efforts for the 750,000 square feet of Class A office space.

Skidmore, Owings, & Merrill is designing the new 51-story tower, which will top off at 756 feet.

estimated cost.

Miami has been awarded a grant from the U.S. Department of Transportation to build The Underdeck underneath the new Signature Bridge.

The federal grant is for $60M – the largest in the City of Miami’s history, according to Mayor Francis Suarez.

Miami-Dade Breaks Ground On Dadeland South Intermodal Station

The $66m project includes enhancements at the 40-year-old Dadeland South Metrorail station, as well as new connectivity to the upcoming Bus Rapid Transit system.

Completion of the Dadeland South Intermodal Station is planned in fall 2025, while the BRT system is expected to reach completion in the fall of 2024.
