Just seven years ago, Miami had a similar surge in condo construction. But it all came crashing down. There was an international banking crisis, and the Florida real estate bubble burst — taking down investors and many developers.

But new towers are once again reshaping the city's skyline.

"Ultimately there will probably be about 25 to 30 towers, probably close to 12,000 units that are all going to be announced or are in the planning stages," he says. "But basically, South Florida is in the begging of its whole new condo boom all over again."

Finally a new development on the north side of the river (old CBD) rather than Brickell. A 36-story 400 footer with 352 units planned for 151 SE 1st Street (the vacant lot behind the Gusman Center formally to house "loft 4"). Has no parking. Will have a rooftop lounge and pool area.

^ Good news but that is a small lot for such a tall tower! If remember correctly the Loft 4 also wasn't going to have parking either. Do you know who the developer is and the name of this project?

Former site of the defecunt Infinity II in the real estate crash, the Related Group of Florida closed on this parcel in November 2012. Plans are for a mixed -use tower at 52 stories and has a previous approval of 65 floors, 738 feet acccording to Emporis in 2008.

I'm actually very disappointed. It's just another box with balconies, with a tiny little twist. Not Zaha's best.

It looks like an H.R. Giger design. It has a certain novelty to it that wears off very quickly. Not the best design, in my opinion. But definitely different.

I've seen it listed as 700 and 710 (probably height above sea level). Either way it will appear about exactly the same height to the naked eye.

Don't feel bad! When Stupak first proposed building the Stratosphere tower, here in Las Vegas, he had planned the tower to rise 2000 feet, and the FAA clipped it down to 1049 feet!:rolleyes:

Huh ? The Herald article only says 1,010 to 300 no affected and that Paramount Tower is reduced from 851 to 830 feet.

Instead of reposting renderings of these ugly pie in the sky "stupid money" ideas that are good for neither investors nor the city itself or the urban fabric...can someone please post construction update pics? I know there are a couple of buildings rising, and a plethora of plans and billion dollar projects that haven't quite started yet, or will probably never start, or are in pre-phases (Brickell City Centre...update here?).

Sorry to sound like an old grump, but I frequently click on the Miami forum in the hopes of seeing an update, but for months at a time all that gets posted are idiotic renderings of buildings that shouldn't nor ever will be. Actual progress pics please!

Thanks, are there any Miami posters who live in Brickell that can take monthly photo updates? Miami is an active construction city...I can click into all the other large active construction cities and see all of the projects rising on every page of the thread. Brickell's list includes several 400-500+ ft projects listed as UC...that's pretty significant??

can't believe how dead this thread is considering how many huge things are going on. big and oma dropped their south beach convention center updates and they vastly improved upon the initial proposals, which i won't even bother linking to, since they sucked. definitely needs a third round, both of these proposals are horribly flawed, in my opinion, especially in what concerns the vastly outsized role of green space in the proposal, as if ANYONE walks around in parks up there. the best aspect of both proposals is the establishment of a retail corridor up from lincoln/17th into the project site proper. the way to keep that going is, obviously to continue a sort of promenade into a market/commercial-anchored square in front of the convention center. miami beach doesn't have a central square, this is the chance to build it, along with the pedestrial/retail wall up from lincoln that'll actually see it used. bah.

A New York developer who made headlines in Manhattan with plans to erect a super skyscraper is now planning to launch a very tall condominium on Brickell Avenue.

Kevin Maloney, founder and CEO of Property Markets Group, said the developer will start taking reservations next week for Echo Brickell, a luxury condominium at 1451 Brickell that will rise about 750 feet — or 60 stories — and include up to 250 units.

Maloney and Ryan Shear, managing partner of PMG in South Florida, held a focus group Thursday at International Sales Group, which will market the pre-construction project. They gathered some of Miami’s top real-estate brokers to sound out what the market wants in what would become the tallest residential building in Miami to date.

“The caché of this building is certainly the height and the view,” said Maloney, who separately expects to break ground in July on Echo Aventura, a 190-unit bayfront condo that launched sales last fall.

Uruguayan architect Carlos Ott is handling the conceptual design of the Echo Brickell building, which will feature larger units than typically seen on Brickell. Penthouses will likely span more than 7,000 square feet.

With Miami’s latest condominium boom gaining steam, Maloney said competition was keen for the 1451 Brickell site, which sits on the east side of the avenue and currently houses the sales center for the Brickell House project. Newgard Development Group is building the 46-story Brickell House at 1330 Brickell Bay Drive a few blocks away.

PMG recently signed a contract to purchase the Echo Brickell land from an investor who holds it through a corporation, 1451 Brickell Inc.

I'm glad to see all the condo towers going up around Downtown and other centers, but what about development in the other neighborhoods/towns like Little Havana, Hialeah, and Kendall? At least basic midrises to add more density to the core. It seems that Miami just gets tall and glamorous near the port and ocean then drops down dramatically in height and quality once you go west of I-95.With a growing population and a struggle to not expand sprawl into the Everglades any longer, is Dade County considering other methods increasing density throughout the whole city?

Overtown and Little Havana should be able to have developments as well. it would make those more crucial and attractive and would lessen the flight to the suburbs they have been getting. As Miami's population grows, and as the boundary between it and the Everglades is kept unmoved, it will have to densify and build up, not only in downtown, but all over. I really want to see South Beach-like density throughout the city,getting it into comparable standings with other major US cities.

Tallest Miami tower due in 2016

All plans are go to raise the bar for Miami's skyline, veteran Miami developer Tibor Hollo says about his Panorama Tower project on Brickell Avenue.
In the latter years of his long and storied career, Mr. Hollo is dreaming bigger than ever for Miami: Panorama at 1101 Brickell Ave. is planned to be 830 feet tall — which would make it the tallest building in Miami and in Florida.
The 85-floor structure will have 941 rental apartments, 300,000 square feet of office space and 100,000 square feet of ground-level retail, Mr. Hollo said Tuesday in an interview with Miami Today. Overall, he added, the project will encompass about 3 million square feet of floor space.
Mr. Hollo, Panorama's developer and owner, said his high-rise dream is well on its way to becoming a reality, as some preliminary construction has been completed to set the stage for vertical construction of the tower.
He said the project is scheduled for completion 33 months from now, which would put the opening in January 2016. He said he plans to start marketing the tower to tenants in about 15 months, or in summer 2014.
He said construction of a three-story utility building on the site is complete, and Florida Power & Light Co. is preparing to occupy the building. The building is to be used to provide power for the site. Utilities are being diverted to the site and a street crossing soon will be created, Mr. Hollo added.
Construction at the site, between Brickell Avenue and Brickell Bay Drive, started last year. Eventually, a parking garage there is to be demolished to make room for Panorama.
Mr. Hollo said this is a landmark project for him and the city.
"I'm about thrilled about it and what it does for the city," he said. "It's an iconic project. It's global landmark that will catapult the city to a different level."
That level will be about 41 feet above the Four Seasons Hotel & Tower, also on Brickell Avenue, which has Miami's and Florida's tallest building for the past 10 years.
But Mr. Hollo isn't stopping there. His other high-rise dream — One Bayfront Plaza, slated for 100 S Biscayne Blvd. in downtown Miami — is planned to be Miami's first "super-tall" skyscraper at 1,010 feet. That project has been on the drawing board for years, but Mr. Hollo sounded confident it also will become a reality sometime after Panorama is completed.
Regarding Panorama, Mr. Hollo declined to provide an estimate of the total development cost but said the project is fully funded.

I know it's a conceptual design and I love the shape but I'm imagining the top half is going to be all glass instead. I wonder how the residents across the street in the Four Seasons are going to feel when this tower blocks their southern views.

The family owns enough land — including four blocks east of the boulevard — to build about 2,500 residential units, Carlos Melo said. The family plans to build one of Miami's tallest buildings at 1770 N. Bayshore Drive — a 65-story condo.

Four new trolleys will be put into service to take riders to Vizcaya and Alice Wainright Park to the south, and north through Mary Brickell Village, Margaret Pace Park, and ultimately through Wynwood and Midtown. The city has already paid for them with the $5.6 million it spent purchasing 28 trolleys, some of which have never been used. Limousines of South Florida is being paid $2 million a year to operate the system.

Riding the trolley is free, as operations are subsidized with $2 million a year the city gets from a half-cent transit surtax.

Unveiled last year as a way to get to baseball games when the Miami Marlins opened their new Little Havana ballpark, the system at first was criticized for long lines and taking an hour to complete a 10-minute trip. But that was only during the heady, early days of the new Marlins Park, when fans searched for parking and traffic jams were the rule.

Great news! Miami Trolleys is expanding more routes to Wynwood, Vizcaya, and midtown Miami neighborhoods as well.

A new 18-story luxury condominium called Glass, slated for the sizzling South of Fifth neighborhood of Miami Beach, will boast just 10 units with 360-degree views and wide outdoor terraces.

Miami-based Terra Group tapped Rene Gonzalez, a highly regarded Miami architect, for the project at 120 Ocean Dr..

The oceanfront high-rise will feature floor-to-ceiling glass walls and aim at integrating the indoors and outdoors to highlight the natural beach surroundings and convey a sense of place. “It’s really a unique design,’’ said Terra Group president and chief operating officer David Martin, who could have put three times as many units on the site. “It’s something I don’t think I’ll be able to do again.’’

I also wonder if the new All ABoard Florida rail station will have a overhead walkway connecting to the Metrorail station across the street.

Port of Miami tunnel digging reaches end of the line

The excavation of the PortMiami tunnel, which began in 2011, came to an end Monday morning when the gigantic digging machine that has been boring the dual-tube underwater traffic passage reached daylight on Watson Island.

“Harriet,” as the $45 million, German-built tunneling machine is known, was scheduled to complete the job about 8 a.m. Soon after, hundreds of workers will begin laying the pavement inside the tunnel.

The tunnel is intended to take cargo trucks off downtown streets and send them directly from Interstate 395 to the port. Currently, they rumble through the congested streets to reach the port.

Once the tunnel opens to traffic in May 2014, the trucks will have direct access to the port from expressways. Both Interstate 95 and State Road 836/the Dolphin Expressway link up to I-395.

The $1 billion tunnel is one three giant transportation projects under way in South Florida. The other two are the $1.8 billion reconstruction of Interstate 595 in Broward and the $2 billion Miami Intermodal Center (MIC) (I posted pics above), a major transportation hub just east of Miami International Airport.

Chris Hodgkins, vice president of Miami Access Tunnel, the multinational company that is building the tunnel, said Harriet has performed well.

“This big girl is tired,” he said. “She’s dirty, she’s worn, she’s missing a lot of her teeth. She wants to breathe some fresh air. She served us well, and she’s ready to call it a day.”

Harriet emerged at the port from the first leg of her journey from Watson Island on July 31, 2012, and was disassembled, turned around and reassembled for the return-trip excavation of the westbound tube, which began Oct. 29.

The machine will be disassembled and her parts will be recycled for future projects, Hodgkins said

This giant ramp-like building designed by New York based Studio Dror was just announced as the winning entry for the Landmark Miami ideas competition, which asked entrants to submit ideas for a new iconic piece of architecture for Miami, to be located in Bayfront Park. Dror's idea, which looks kind of like a waterski jump for a vacationing Paul Bunyan, is an Eiffel Tower-like monument dropped on its side and filled with exhibition spaces, a theater, a restaurant, and even a library. And although it would be located on what is now dry land, they've dug out the area underneath, creating a little inlet from the bay under the looming triangular thing.

Residences, retail coming to Miami’s Health District

The city of Miami has approved the residences and retail space planned for River Landing Shops and Residences.
The zoning change and design allows for 537,000 square feet of retail and 444 residences. The project is meant to appeal particularly to existing area residents, as well as employees and students in the Health District around Jackson Memorial Hospital, said Andrew Hellinger, president of the development group.
River Landing at 1500 N.W. North River Drive is currently the Mahi Shrine Auditorium. The project sits on the Miami River and is visible from the Dolphin Expressway (State Road 836).
Hellinger said the Health District is the second-largest medical district in the U.S. after Houston, with about 30,000 employees and 160,000 annual visitors. It is home to some of the nation’s premier medical and research programs and a growing hub for the biotech industry.

The most expensive unit in the J. Milton & Associates new Sunny Isles condominium called Parque Towers at St. Tropez is priced at $4 million.
Groundbreaking on the 329-unit, two-tower project is anticipated for January 2014 with the grand opening projected for 2015.
Water access for the project, planned at 330 Sunny Isles Beach Blvd., will be on the Intracoastal. The project will be directly across the street from the planned Gateway Park, which the developer and city are working together to complete.
Parque Towers will offer two floor plan options and two and three bedroom units ranging in size from 1,799 square feet to 2,417 square feet. Amenities will include onsite restaurants, private rooftop plunge pools, a recreational area for kids and a performance stage.

Massive new convention center and hotel in the works for downtown Miami

A big player in downtown Miami development has solidified plans to build a major, privately financed convention center topped by a massive, 1,800-room hotel — the largest in South Florida — on the site of the demolished Miami Arena.

MDM Group confirmed Thursday it has a contract to purchase the old arena site from the developers of the larger Miami World Center, a long-planned mixed-use project that would take up several blocks in the Park West district west of Biscayne Boulevard downtown. Terms were not disclosed.

MDM and its architects also released a rendering and a video, posted on You Tube, of a swooping, cascading, three-legged Marriott hotel tower rising over a huge podium containing the 500,000-square-foot convention center, a 1,500-square-foot theater, and a 2,300-car garage partly buried under ground.

As news of the project, which had been rumored for months, trickled out this week, MDM and Miami World Center principals have declined to elaborate in detail on the massive plan’s cost, financing plans or timetable. No plans have been submitted to the city of Miami, where officials — who have long urged development of a new downtown convention center — say they have not been approached by the developers.

But MDM’s architect, John Nichols, who was authorized to speak on the developers’ behalf, said his client intends to push forward quickly, believes it’s financially feasible because of high demand for hotels and meeting space in Miami, and could have the project done within four years. Nichols said the project would easily cost more than $1 billion.

“Miami is such a red-hot community, and this will be a true iconic landmark on the horizon,’’ said Nichols, of Nichols Brosch Wurst Wolfe, who said the firm has completed a conceptual design. “This is a huge undertaking. We’ve blocked it out and we know it will work.’’

At the same time, Miami World Center, whose ambitious plans were stalled by the real-estate crash, appears ready to move ahead with a large retail center and several residential buildings next to the contemplated convention center. The company has issued marketing materials outlining 1 million square feet of retail, restaurant and entertainment space.

Nichols said MDM and Miami World Center are closely coordinating planning and design to ensure the project meets the goals of the broader development, which was approved as a special zoning district by the city during the previous real-estate boom. That plan outlined a dense, pedestrian-friendly district that mixes retail, commercial and residential buildings of different scales with open spaces to ensure an urban neighborhood feel.

Nichols said MDM — which separately is completing the four-block Met Miami mega-project downtown — intends to raise all financing for the project privately, with no publicmoney. Marriott has agreed to manage the hotel, Nichols said, though the company would not comment Thursday.

I'm not sorry for saying this, but little bits and pieces of infill here and there excite me much more than the constant barrage of these ugly Vegas-style renderings of massive buildings (none of which have actually gotten out of the ground yet).

MBCC is in the midst of an $800M expansion/redo - so this ugly ass thing on top of the convention center in downtown Miami will be competing with the public-private partnership that is going to be selected (two bidding teams) to redo the Miami Beach convention center and add 100,000-125,000 SF retail and an 800 room hotel? There's mucho public money involved with the MBCC (can't remember if it's bonds/bed tax money strictly from MB), so I would hope the downtown convention center is 100% private for the sake of taxpayers!

Based on the article, the only public money might be from the redevelopment agency for utility projects. It also states that this will not compete with MBCC, which will be much larger. Miami in general lacks good conference space. Other people have talked about building their own downtown convention center (MWC, Genting), so it's no surprise that someone might finally do it on their own.

I felt the biggest news was that not only would there be this hotel/convention center but that it would connect to the new grand central station next door and the MWC would be moving ahead with "several" residential towers around the new convention center. Right now that whole area is a massive block hole of vacant lots where the homeless outnumber everyone else. Seeing those vacant lots filled with anything is a positive

Do you this means Overtown station? Is that near Metrorail station? I think it is overtown, am I correct? I remember where the old arena is. They already demolished it. I remember last time that we went to Circus back in January 1991.
