Miami is on the move.

Indeed...Yes, it is. They are on the move. Let's hope new MIA Tri-Rail station will reopen again sometime in early or mid-2013. It's good see construction in progress.

Miami Tower changes colors instantly with new LED lights
By ELAINE WALKER
ewalker@MiamiHerald.com

EMILY MICHOT / MIAMI HERALD STAFF
A new LED lighting system on the Miami Tower at 100 SE 2nd St. in downtown Miami lets the building change colors quickly and display multiple, changing patterns on the building. Already Miami’s most distinctive skyscraper, the Miami Tower can now illuminate the night with a rainbow-colored lightshow.
All it takes is a few seconds on a smartphone to switch the 47-story tower from looking like a virtual American flag to a rippling whirlpool in varying shades of turquoise and green, or a dynamic sunrise of red, orange and yellow. The color changes can spread from the center of the building out like a starburst or float vertically across like a wave crashing on the shore.

The dramatic new statement on the downtown skyline is the result of a $1.5 million, state-of-the-art LED lighting system that has been installed on the tower’s exterior during the last nine months. It’s believed to be the biggest installation of LED lights on a building exterior anywhere in the U.S. The Empire State Building is finishing a similar upgrade, but only on a small portion of the building.
“We want to reinforce the tower’s position as the premier building in the Miami skyline,” said Tom Matese, general manager of the building. “It can be an evolving piece of art on the Miami skyline. The possibilities are really endless. It’s all about what your mind can create.”

The Miami Tower, designed by architect I.M. Pei and built in 1987 as the CenTrust Tower (named for the defunct savings and loan), has always had the capability of lighting the sky in a static presentation. That notoriety made it a signature shot in the old Miami Vice television show, as well as movies like the James Bond flick Casino Royale and almost every television shot of the Miami skyline. Usually the building was bathed in one of a handful of solid colors or basic combinations like red, white and blue for July 4th. Because the previous changing system was slow and labor intensive, colors rarely changed more than about once a month.

This takes the presentation to a new level — and is better for the environment. The new lights reduce energy usage by 92 percent, saving $260,000 a year and reducing CO2 emissions by more than 1.2 million . The installation replaced 382 1,000-watt lights with 216 lights that average 180 watts per fixture.
“The technology was old and very expensive to operate, but we didn’t want to eliminate the lighting because it’s such an iconic building on the Miami skyline,” said Ty Spearing, managing director at LaSalle Investment Management, the building’s Chicago-based owner. “We needed to bring the lighting into the current century.”
Gone are the days when someone had to manually change the colored gels on each of the 382 lights. That took 12 man hours of work and involved visiting the rooftops of neighboring skyscrapers. The cost savings in time, gels and leases on other buildings amounts to an additional $130,000 a year.

Related Breaking Ground on Third Miami Condo Project

By Jennifer LeClaire

MIAMI—The Related Group breaks ground on 1100 Millecento Residences on Wednesday, a new condo project from visionary Jorge Perez. Millecento marks The Related Group’s third groundbreaking in the current cycle.

The 42-story tower will feature 382 residences at 1100 South Miami Avenue, steps from Mary Brickell Village and the upcoming 4 million-square-foot Brickell CitiCentre. Italian design firm Pininfarina, the name behind Ferrari, Maserati and Rolls-Royce designs, is designing the interiors. Carlos Ott architected the luxury condo tower.

The Millecento announcement follows Related’s MyBrickell condominium sales success. Related reports more than 80% of MyBrickell’s 192 residences sold, resulting in an accelerated groundbreaking, making it the first for the downtown area in over five years.

Unnecessarily gratuitous photo quote fixed. Brickell Citicentre is a HUGE project. Didn't know they were going to build it all at once and assumed they would do it in stages. I'm pleasantly surprised to see the whole thing moving forward.

What tower is under construction (currently 8-10 floors up already) in the first two shots of your last post?

Actually, this is only phase 1 which will be most of it. Phase 2 will involve the demolition of the bank building on the extreme right of this photo on the other side of the Metromover station and the construction of the 634 feet tall office tower, depending on what the market is doing at the time.

South Florida's inventory of proposed condominiums has grown to 13,315 with the addition of two new proposed projects.
A pair of developers in unrelated deals are proposing to build two new Miami Beach condo projects - the Deauville Hotel Beach Resort and the Residences At The Miami Beach Edition. Together, the projects would add more than 400 residences, according to Condo Vultures' Peter Zalewski.
With the two new proposed condo projects slated for the east side of Collins Avenue, at least 88 condo towers have been announced for the tri-county South Florida region, according to the Preconstruction Condo Projects list brokerage CVR Realty, a sister company to Condo Vultures, has compiled.

Another condo tower on the way for the Grove:

http://www.miamiherald.com/2012/12/13/3141202/martins-buy-coconut-grove-bank.html

Martins buy Coconut Grove Bank site

The bank will remain on the property but will move aside for a luxury condo tower along the Grove waterfront.

The bank’s board this week approved selling the five-acre property to Terra Group, a development firm already in the midst of transforming the nearby Grand Bay hotel into a luxury high-rise condo complex.

Terra plans a similar project at the bank site, which would include a new building for the bank on the property off Southwest 27th Avenue. The existing 1959 building for the bank would be demolished, and replaced with a new bank site closer to the street.

He said the current plan is for roughly 200 units in towers that won’t be higher than 20 stories. He said that’s well below the 700 units allowed on the site under Miami’s zoning code. Martin said there aren’t plans for ground-floor shops and restaurants attached to the towers.

Progress on their other Coconut Grove project:

The Martins have begun clearing the Grand Bay hotel site to make way for a two-tower condo complex with 100 units. Prices range between $2 million and $6 million. The bank project will also target high-end buyers with construction on the residential complex starting in 2014.

Hadid, who was born in Iraq but lives in London, recently designed a new parking garage in Miami Beach’s Collins Park neighborhood.

The planned downtown Miami tower is on the site currently occupied by a BP Station at 1000 Biscayne Boulevard across from the American Airlines Arena.

Some of Hadid’s notable projects include the BMW Central Building in Leipzig and the London Aquatics Centre for the Olympic Games.

The site is between 900 Biscayne & 10 Museum Park :

Zaha Hadid also submitted a design for the tower at 425 Park Avenue in New York City yet lost to Sir Norman Foster. Her design for 425 :

Link : http://therealdeal.com/miami/blog/2012/12/17/zaha-hadid-to-design-first-miami-skyscraper-1000-biscayne-tower/

and more info from the "Curbed Miami" website":

Curbed Miami has learned via email from Gregg Covin, one of the developers of the project. The other developer is Louis Birdman. The building will fill a gap in the section of the "Biscayne Wall" of condo towers across from Museum Park. The site is currently occupied by a BP Station, which Curbed Miami had theorized months ago might soon be built upon. The tower's designs will be unveiled early next year and will be the "most iconic tower ever to be built in Miami."

Thanks for the cams. It's amazing at looking at the Brickell CitiCentre site how large this project is going to be and keep pushing development westward.

You can see from the Mint cam angle how nicely it's going to fill in the skyline.

Another condo tower on the way for the Grove:

The existing 1959 building for the bank would be demolished, and replaced with a new bank site closer to the street.

He said the current plan is for roughly 200 units in towers that won’t be higher than 20 stories. He said that’s well below the 700 units allowed on the site under Miami’s zoning code. Martin said there aren’t plans for ground-floor shops and restaurants attached to the towers.

See, this is the type of "development" that I view as not worth the time.

A 1959 building is basically a historic structure for Miami, and I think there's value to preserving buildings like this in the Grove. In 1959, this was a high-quality building... much higher-quality in construction than much of what is going up in Miami now. I'd much rather see renovations and site resdesign... because it just doesn't seem to be worth it to knock this down for a 20 or lower story building without any ground-level plans. Why bother?

It appears that the BP gas station that never sold during the rise of the Biscayne wall during the boom has been sold to "1000 Biscayne Tower" development. The developers have chosen architect Zaha Hadid.

Yeah! another possible 700 footer for Miami!

If they don't break 700 feet with this thing, it's going to look really weird compared to the other towers. If they are really talking iconic, it can't be anything less for that site. I think the Marquis looks iconic, so I think it has to be the same height at least.

Its "Brickell CityCentre" now rather than CitiCentre:

http://www.bizjournals.com/southflorida/news/2012/12/18/whats-in-a-name-swire-believes-it-is.html

What's in a name? Swire believes 'CityCentre' is worth $1 billion

South Florida Business Journal by Oscar Pedro Musibay, Reporter
Date: Tuesday, December 18, 2012, 2:49pm EST

Swire Properties, developer of $1 billion worth of offices, retail, residences and hotel rooms in Miami, is tweaking its high-profile project's name.
Going forward, the project's name will be Brickell CityCentre, which is consistent with the company's other projects including Citygate in Hong Kong. Up until the Tuesday announcement, the project had been called CitiCentre, with an "i" instead of a "y".
"This adjustment helps the company unify its overall company marketing efforts," according to the company's statement.
The $1.05 billion Brickell CityCentre project broke ground in June. It comprises 5.4 million gross square feet including a shopping center, two residential towers, a hotel, wellness center, serviced apartments, two office buildings, and 3,100 parking spaces. The site also incorporates a Miami Metromover station.
The project is being developed in two phases, with the first phase, including all elements except for one office tower, scheduled for completion in 2015. The final office tower is expected by 2018.

The return of the cranes: Miami-Dade construction projects on the horizon in 2013
http://www.miamiherald.com/2013/01/03/3166853/the-return-of-the-cranes-miami.html

By far the centerpiece project to date is Brickell CityCentre, a $1.05 billion shopping and mixed-use project that broke ground in June 2012 and will span three blocks just west of Brickell Avenue to the south of the Miami River.

The 5-million-square-foot mega-project by developer Swire Properties will include a department store, luxury shops, restaurants, a hotel, office towers and condominiums. It is expected to be connected with bridges and covered walkways and to cement downtown Miami’s emerging image as a trendy place to work, live and play.

In Brickell alone, three new condominium projects already are under construction: Jorge Perez’s Related Group is building Millecento, a 42-story tower with 382 units, and MyBrickell, a smaller project with 28 stories and 192 units shoehorned onto a 0.4-acre site. Newgard Development Group is building BrickellHouse, a 46-story, 374-unit project.

I've said it before and I'll say it again: Miami is a city that needs an iconic piece of architecture. Something in the realm of a tropical Empire State Building. I've heard that Zaha Hadid might be designing a building in Miami and that idea is making me drool. Imagine something like this in Miami.

According to exMiami, the owners of the planned Miami Worldcenter megaproject have picked up two more pieces of land.
Already having caused a big brouhaha when they snagged Grand Central Park, they are now said to be the purchasers of the recently sold Grand Central Nightclub across the street and the former Camillus House site at 726 NE 1st Avenue. And the Worldcenter real estate shopping spree shows no signs of stopping. We can only speculate at how big this project will eventually be.

Although still one of the most desolate areas of downtown Miami, the Worldcenter land and its immediate environs have a big, big future, including of course the Worldcenter itself, the new Zaha Hadid tower about a block away to the east, and the new All Aboard Florida train station about a block away to the south.

If you look closely at the details of the proposal, it is a far superior design. The curves on the balconies and near the roof are very mid-century-modernist and fit in well with the retro feel of Miami. This isn't some average 60's box. The small details really turn this building into something better. The curved concrete touches reminds me of Brazilian architecture from that time. In fact, there is an element of the classic glamour of the 60's or 70's. I can understand why it is a downer coming from a firm who often design very novel structures, but it is not as banal as that L.A box or the average box from that time!! This is the kind of architecture that uses nostalgia as an inspiration IMO.

Old Infinity II Site Is Getting An SLS Hotel By Philippe Starck

The Related Group is doing something entirely new for the former Infinity II site in Brickell, despite having fully approved plans for, umm, the tower that would have been called Infinity II. And that 'something new' is a condo tower compliant with the new Miami 21 zoning code as well as a 132 room hotel according to news sources. But wait, there's more! We hear word over at exMiami that it's going to be an SLS Hotel, and it will be designed by that king of postmodernism, Philippe Starck. We're also going to make the very safe assumption that it won't be called Infinity II anymore.

Whatever it is, there is only 1 requirement: it must cover that hideous Infinity I podium! Infinity I's podium was designed as a blank wall because it was assumed that Infinity II would would be built along side it with an adjoining podium.

good call Dave. Now if they could only figure out a way to cover up the front of the podium too. There's a lot of bad podiums down here, but Infinity kind of sticks out as the worst of the worst to me.

I've often wondered, if Southern California had allowed developers from the gitgo, the freedom they have in the Miami area, to build up their miles of coastline with Miami-style high rises if this would have curtailed growth in Miami/Florida!

So exciting to see Miami move forward and upward into the 21st century!

Why a second SLS Hotel in Miami?

Rendering of the new SLS Brickell on the old Infinity II site. It doesn't do a very good job of covering Infinity's podium.

Looks like a fairly generic 40-something story tower with a "chink" in the balconies.

Miami could and should do better. Not to say that's an ugly tower because it isn't. But Miami needs to go bold in design.

Maybe 1000 Musuem will bring the boldness everyone is looking for. Announcement on exactly what is coming is expected soon.
