Condo Tower Coming To North Bay Village's Old Crab Shack

On the north side of the 79th Street Causeway, at the site of a shuttered Crab Shack restaurant, and quite close to Shuckers, which used to be a neighborhood fave until that dock incident happened (has it reopened yet?), North Bay Village pols have given tentative approval for a 22 story tower called, very imaginatively, 1555 Kennedy Causeway. Maybe it's a working title. The building will have 127 residential units, as well as offices, shops, and restaurants, which could be kind of nice to walk to from Shuckers if they ever replace that damn dock.

Apartment Building To Be Built Around Enriqueta's Sandwich Shop In Midtown

Three developers, namely Encore Housing Opportunity Fund, Adler Development, and the Fifteen Group are developing a luxury apartment building called Midtown 29, at the corner of 29th Street and NE 2nd Avenue, and wrapping (yes wrapping) it around arguably the best god damn Cuban restaurant north of Calle Ocho, Enriqueta's Sandwich Shop (Enriqueta's is really where those big trees at the center of the rendering are).

The building, which is being built on vacant lots and the site of a body shop, but not on the Enriqueta's property at the corner, will have about 300 units, ranging from studios to 3 bedrooms, and ground floor retail (to complement Enriqueta's hopefully).

Condos at Gulfstream? 21-story tower proposed

HALLANDALE BEACH — A 21-story luxury condo tower may be coming to The Village at Gulfstream Park, making it the only pari-mutuel casino in South Florida with highrise housing.

The owner of the gambling emporium that has transformed Hallandale Beach into a tourist destination hopes to build 182 luxury units atop an existing parking garage. The tower would rise next to the open-air shopping and entertainment mall and overlook a giant 11-story Pegasus statue currently under construction.

"People will live here and use our shops and restaurants and gaming and everything else we have here," said Dennis Porter, senior vice president of The Stronach Group, Gulfstream's parent company. "It brings more people to our facility overall. This is pretty rare. I don't know of another facility that has what we have here."

Commissioners will vote on the proposal Wednesday night. If approved, construction would begin this fall and take two years, Porter said.

This is the first step in an ambitious plan to bring 1,500 highrise units, a 500-room hotel and a movie theater to The Village at Gulfstream Park. If all goes well, the next condo tower might not be far behind. ;)

"This is the first of several," Porter said. "We don't know how many buildings we would build over the next several years. It depends on how the market reacts to the product and how the economy goes. Once we get this one nailed down and under way, and we have the success we think we will have, we won't be far behind with the second."

It's definitely important with respect to growth. I agree, its not all about high rises. Things like parks, street layouts, rail, parking, etc. are all important factors of a city. Miami, or really, South Florida I'm hoping, will be seen as a great innovator on reinventing a sprawling region into a urban paradise. Sprawl could be incorporated efficiently with urban characteristics, and I see the changes in this metro that are appearing as a step forward to turn a spraw fiesta metro, into something that other U.S. cities could follow. A role model essentially.

Now, we just have to get the rest of the nation to think like this. ;)


Yeah. Basically I would like to see the majority of communities east of I-95 (and a little bit to the west without reaching over the Turnpike) to become more urbanized. That's the part of South Florida that contains the most density and public transportation options but still has a sprawl problem. If this area is focused on, the area of the metro area west will follow suit while still maintaining its original characteristics as residential.

18-Story Condo Tower Proposed At Golden Sands

An 18-story, 27-unit condo tower has been proposed behind the Lehman-tangled Golden Sands, just north of of Canyon Ranch in Miami Beach.
Miami Beach’s Historic Preservation Board had approved a plan in 2006 for a tower on the property located at 6901 Collins Avenue, but it was never built. The new plan would partially demolish the Golden Sands, as had been previously approved.

The developer is South Florida Condominium Management, Inc. The architect is Luis Revuelta, and the landscape architect is Lewis & Nielsen Design.

Jackson Health to invest $1.4B in capital improvements

Jackson Health System is planning a $1.4 billion expansion and renovation for its facilities over the next 10 years.
The capital plan comes on top of an $830 million bond approved by voters in 2013. It would include over 200 projects at Jackson’s three campuses and in new locations throughout the county, according to the South Florida Business Journal.

“Our mission is to make sure we provide the best quality health care to every Miami-Dade resident whether they can afford it or not and we want to make sure we provide great facilities as well,” Jackson’s CEO Carlos Migoya said.

The project’s largest components include $117.4 million for a new rehabilitation hospital, a $115.7 million hospital for the Miami Transplant Institute in partnership with the University of Miami, $40 million for a pediatric ambulatory care center, and $40 million to build urgent care centers in multiple locations around the county.

Isn't old Sheraton hotel in downtown Miami? I remember where I work there before. It very old hotel. They already demolished it and they built a new hotel.

The new facility at 255 Alhambra Circle will serve as the company’s hub for all Latin American and US Hispanic operations and initiatives. The site will have a staff of 50 “multi-media professionals” for channel distribution, content, formats, digital sales, licensing and merchandising, the company said. “The opening of this regional trading hub represents a natural extension of 80 years of presence in Latin America and enables us to continue to increase our footprint in the region,” said BBC Worldwide Executive Vice President and Managing Director Fred Medina. “We have big ambitions for Latin America and the new headquarters are our launch pad,” said BBC President Global Markets.

'm still not sure how they are going to handle the renovation during the season....Eventually, the sideline seats will be moved closer to the field and all seats will be covered with a partial roof....much needed...

Bay Harbor Islands poised for even more new condo projects

A Brickell-based investment group purchased a trio of prospective residential development sites in the Town of Bay Harbor Islands, where condo builders have already announced 20 new projects totaling 725 units. :)

The Miami company called 9770 E Bay Harbor Properties LLC, with managers Herve Barbera and Nathaniel Fraiberger, paid nearly $5.2 million – an average of $86 per square foot – for three lots with a combined 60,000 square feet of land at the intersection of 98th Street and East Bay Harbor Drive on June 20, according to Miami-Dade County and Florida Division of Corporation records.

The Bay Harbor Islands market is one of the most active areas for new condo development in South Florida due in part to a combination of the availability of developable land on the barrier islands and close proximity to its wealthier neighbors to the east in Bal Harbour and Surfside.

After eight years of delays, detailed plans for the giant redevelopment project have been submitted for approval. The projects still faces questions and opposition.

After eight years of planning and delays, developers of the Miami World Center mega-development submitted detailed plans Monday for a massive shopping complex and three towers covering several city blocks for approval by planners.

The plan maps the first 10-acre phase of what would eventually be a 27-acre mixed-use urban redevelopment project, one of the largest in the country, in the long-forlorn Park West district just north of the downtown core. The project is valued at around $1.5 billion.

Highlights include the first publicly available details on three mostly residential towers that will crown the retail center and share a nine-acre amenity deck 13 stories up. The towers, at 56 stories, 47 stories and 34 stories, will have 1,200 units “in a range of sizes and prices,’’ though precise details are not yet decided, said Miami World Center managing principal Nitin Motwani. One tower will also include a boutique hotel.

The three towers are positioned to interfere minimally with the western views of condo dwellers on Biscayne Boulevard, Motwani said. The tallest would face the NAP of the Americans server-farm building on Northeast First Avenue.

The urban layout of the complex, which follows existing streets and would create three open public plazas, is oriented to pedestrians and sidewalk life, said Motwani. All ground-level shops and retaurants in the multi-level complex, which would contain 765,000 square feet of retail space, including Macy’s and Bloomingdale’s, would open to the sidewalks. Parking garages for 4,500 vehicles, truck bays and loading areas would be concealed within the complex.

Retail developers The Forbes Company and Taubman will jointly develop the shopping center.

Developers propose twin condo towers in North Miami Beach

Two developers are teaming up to build a pair of 25-story high-rise condominium towers near the Oleta River at Northeast 163rd Street and Biscayne Boulevard, The Real Deal has learned.

Inigo Ardid of Key International and Arnaud Karsenti of 13th Floor Investments plan to develop a 330-unit luxury project on 4.4 acres of vacant land behind Area Code 55 Brazilian Steakhouse and the shuttered Miami Grill restaurant.

The high-rise project, tentatively named the Harbor and designed by Coral Gables-based Corwil Architects, would be less than a mile away from the Marina Palms Yacht Club & Residences now under construction at 17201 Biscayne Boulevard. Marina Palms’ towers are also slated to reach 25 stories. The tallest completed building in North Miami Beach, a 5.2-square mile municipality just west of Sunny Isles Beach and south of Aventura, is the 12-story, 49-year-old Regions Bank building at 699 NE 167th Street.

Key International and 13th Floor frequently work together. They are also developing the 50-story 1010 Brickell in Miami, the 20-story 400 Sunny Isles in Sunny Isles Beach, the 98-unit Eden House in Miami Beach and the boutique waterfront condo Sereno in Bay Harbor Islands.

Argentine investor gets downtown land for $125M
Parcel next to EPIC condo-hotel sold to company linked to Coto family

A new-to-market player from Argentina is the buyer of the waterfront property adjacent to the EPIC Hotel & Residences in downtown Miami, The Real Deal has learned.

The partnership between developers Ugo Colombo and Diego Lowenstein sold the 1.25-acre parcel at 300 Biscayne Boulevard Way for $125 million on Monday, according to the CBRE brokers who arranged the sale. Riverwalk East Developments is the buyer. State corporate records link the buying company to the Coto family.

Led by prominent businessman Alfredo Coto, the Coto family runs the large Coto Supermarkets chain in Argentina.
Riverwalk East emerged from a group of 15 bidders, CBRE’s Robert Given and Gerard Yetming told TRD.

“This was really the first waterfront site in downtown Miami or Brickell to come to market in this cycle,” Yetming said. “Interest was really varied.” Groups from Asia, New York, Europe and South America showed interest in the site.
The brokers narrowed the field to six prospective buyers before selecting Riverwalk East, which did not make the most expensive offer among the bidders.

“We selected this particular group because of its ability to close and how quickly we were able to agree on contract terms with them,” said Given, who noted the transaction closed within 30 days.

The property was originally set for development as EPIC’s second phase.
Colombo and Lowenstein’s company received City of Miami approval for a major use special permit in 2004. Under the permit, the property owner could construct a 609-foot building with up to 596 residential units. A new owner could also ask the city to change the property’s zoning so it reflects the current Miami 21 code, which would allow a maximum of 1,250 residential units, according to CBRE.

Given and Yetming were assisted by CBRE first vice presidents Christopher Apone and Zachary Sackley, vice chairman Charles Foschini and financial analyst Mary Kate Swann.

They are in talks right now about where to put the stadium. I do like the location near the highways better than the boat slip. I would rather have that area near the American Airlines Arena become something else instead of a stadium. The whole stadium has kinda been a drag on the WTC (Port Miami)... but they are talking about the possibility of putting it in Marlins Park. I think Little Havana would be a good location.

Downtown Property Owner Plans Condos On Tiny Lot

A 13-story mixed use project called One 15 has been proposed in Miami’s Central Business District.

Manfred Ecker is proposing to build 69 residential units along with 900 square feet of retail space on a .15 acre lot at 115 SE 1st Street. No parking spaces will be built.

A zoning variance is required for the proposal, which is flanked by historic buildings that date back to 1920 and 1925. A Miami board will review the plans next week.

The project architect is Adan Fons.

Developers Plan Mixed-Use Project Across From Midtown

Wharton Equity Partners and and Mack Real Estate Group are planning a 500,000 square foot, 195-unit project across from Midtown Miami on land that abuts I-195.

The partnership paid $9 million for the property earlier this year, along with an undisclosed amount to contract flipper Terra Group.

Terra had plans for a retail project called The District 36. The new plans will also include a significant amount of retail space.

Glad progress is going smoothly on a lot of these projects. It will be interesting to see Villa Magna finally start. The site is huge.

It's about time for Villa Magna. That land is in a prime spot and has been vacant for too long. Hopefully they design something that is unique and stands out in that spot.

Developers in Greater Downtown Miami are on pace to ultimately build as many new towers and units in this South Florida condo boom as they did during the last cycle. :cool:

The possibility of matching the number of new condos from the last boom moved closer to reality last week, when development group NR Investments announced plans for what equates to the 60th new condo tower – named Canvas – in Greater Downtown Miami.

Including Canvas, developers in this cycle are proposing nearly 18,000 units in Greater Downtown Miami, which stretches from the Julia Tuttle Causeway south to the Rickenbacker Causeway and Biscayne Bay west to I-95, according to the preconstruction condo projects website CraneSpotters.com.
(For disclosure purposes, my firm operates the website.)

By comparison, developers created 84 new condo towers with more than 22,200 units during last decade’s real estate boom in Greater Downtown Miami. Less than 375 new condo units created in Greater Downtown Miami during the previous cycle were still unsold as of the first quarter of 2014, according to government records.

Overall, Greater Downtown Miami now accounts for nearly 52 percent of the more than 34,725 new condo units proposed east of I-95 in the tri-county South Florida region of Miami-Dade, Broward and Palm Beach counties. :tup:
The Hollywood / Hallandale Beach market in Southeast Broward County ranks as the second-most active preconstruction condo market in South Florida with less than 3,000 proposed units.

New condo development in Greater Downtown Miami is so popular right now that builders are now proposing new residential towers in unproven locations away from the water, established neighborhoods and existing retail centers.
For example, the newly proposed Canvas is slated to be developed upon a nearly 1.1-acre site located in the 1600 block of Northeast First Avenue, between the emerging Edgewater neighborhood to the east and the numerous blocks of vacant lots surrounding the Miami-Dade County Homeless Trust’s Homeless Assistance Center to the west in the Biscayne Boulevard Corridor of Greater Downtown Miami.

During the last South Florida real estate boom, developers that attempted to build in that same area of Greater Downtown Miami had mixed results.
The Parc Lofts condo project – the first condo tower to come online in the area – was successful upon its completion at 1749 NE Miami Court in 2005, the peak of the last South Florida condo boom.

The results were dramatically different across the street at 1650 NE Miami Court for the Filing Station Lofts project that stood partially constructed for years after the condo market crashed.

In January 2013, the Filing Station project was purchased for nearly $8.6 million by NR Investments, which proceeded to build out the 10-story tower as rental apartments.

Now for the proposed Canvas condo tower, NR Investments announced its intention to revive – and dramatically revise – a previously approved mixed-use project originally planned by a different developer for the site.

The original project – called the Max Miami during the last South Florida real estate boom – was slated to stand 31-stories tall with 28 residential units, 168 hotel rooms, nearly 50,300 square feet of retail space, about 250,000 square feet of office space and 1,139 parking spaces, according to City of Miami records.

As part of the new plan, NR Investments – which acquired the site in December 2013 for $7.3 million as a result of a bankruptcy auction – filed an application with the city to revise the original project to allow a 36-story condo tower with 513 units, nearly 10,000 square feet of retail space and 588 parking spaces.

The Miami Planning, Zoning and Appeals Board is scheduled to hear NR Investments’ application for the proposed Canvas condo tower on Wednesday.

The unanswered question going forward is whether developers will be confident enough to propose more new condos in emerging areas of Greater Downtown Miami, given that more than 80 percent of the total number of new units created during the previous real estate boom is already planned. :???:

Metropica project moving forward despite lawsuit

Metropica, a $1 billion mega-development set to rise west of Sawgrass Mills, won key approvals from City Hall on Tuesday night.

The 4-million-square-foot development would add hundreds of homes, offices and businesses to western Broward County. The first two phases call for 1,250 high-rise units, 485,000 square feet of commercial space and 150,000 square feet of office space on 28 acres.

Commissioners unanimously approved the development's master plan and a request to rezone the property despite a last-minute hitch in the form of a lawsuit filed by a neighboring shopping center last week.

The lawsuit, which lists Metropica and Sunrise as defendants, was filed by FVP Sawgrass on July 8 in Broward Circuit Court. The suit claims Metropica would dwarf the Sawgrass Commons Shopping Center and overburden an access road owned by the center. The plaza, at 13001 W. Sunrise Blvd., is on the outskirts of Sawgrass Mills.

Amy Huber, an attorney representing the shopping center, urged commissioners to deny Metropica's request for rezoning.

Mayor Mike Ryan said the lawsuit would not affect his vote.

Miami Beach’s Terminal Island may get a facelift. A proposed development agreement is in the works with the goal of an October presentation to the city commission for a 20-story tower with 60-plus residential units, amenities, parking, and a deep-water large-yacht marina.

A development agreement term sheet presented to the city’s Land Use and Development Committee last week outlines in broad strokes the proposal for the Miami Beach Port LLC and the city. Before the project begins, a development agreement is needed and some of the property would need to be rezoned for use.

The proposed luxury residential tower and accompanying mega-yacht marina would supposedly reduce traffic along the MacArthur Causeway on which the island sits by moving container operations, an incentive that has aligned neighborhood and homeowner associations with the project.

Prive, the twin towers going on a dramatically located island in the center of Dumfoundling Bay, has prevailed in the battle over the 2nd sidewalk that doesn't exist on the island next door that is crossed when approaching Prive. Or, it doesn't exist yet, we should say, but it will. The developers have gotten approval to build the sidewalk from the City of Aventura, an approval that was required to build their project.

Development insanity in Miami. $125MM land sale is interesting - developer clearly has to put up a large number of super luxe units that will compete with Echo and SLS. Literally exactly what NIMBYs here are referring to when they say "No Wall on the Waterfront" (they were referring to an 11 story tower here that was a block off the waterfront, not really even on the same level).

Are there any wealthy Latin Americans that haven't yet bought a condo in South FL/Miami? How much deeper is the market?

Crescent Heights Cancels 50-Story Alton Road Tower, Goes Back To Old Plan

Crescent Heights is reverting to original plans for the 500 and 600 block of Alton Road, scrapping a plan for a 50-story tower at the site after opposition from the mayor and residents.

The developer is asking a city board to extend the original project approval for an additional year and allow the project to be built in two phases.

Crescent Heights principal Russel Galbut told TRD that plans for the 600 block of Alton would remain the same, and that he was moving forward ‘immediately’ on 445 rental apartments and 60,000 square feet of commercial space. Galbut was also quoted in the article as saying that a ‘more subdued park’ and ‘smaller tower’ would be built in the 500 Block.

Empire World Towers: Winning Bidder Selected After $80 Million Offer

The Empire World Towers site will soon have a new owner.

PMG CH Downtown Developers, LLC has emerged as the the top bidder for the property with an $80 million offer, exMiami has learned.

Bids were due on July 9, with PMG selected as the finalist on July 21. A total of 15 offers were submitted, ranging from $25 million to $80 million.

PMG agreed to a $7 million deposit and a due diligence period that expires on August 1. A judge must also approve the sale, likely a formality.

In 2005, the property was sold for $31.75 million at what was then the peak of the market.

The market is hot red at the moment. A lot of the sales in terms of condo units for example are actually domestic. International sales do account for many units, but a lot of the units are also from citizens native to the region. Miami is experiencing a condo boom in which international buyers jump on that wagon, but it is also experiencing a rental boom in the form of large scale developments. Also, on the Midrise level, there are several projects scattered. Overtime, all of these small time developments which number in the dozens add up several 1000 units. In terms of development, is better to look at it on the scale of South Florida. While Miami might be hot, so are the surrounding satellite cities and counties along the coast. They are all experiencing a residential boom. Some of these residents are also transplants from the Northeast.

The boom should continue for a while. I think its only getting started as there really isn't any sign of a bubble. Well, at least from the perspective of the real estate analysts. ;)

A good resource for condo information would be cranespotters. Be sure to check it if you haven't simms3_redux. It gives you an idea of many developments on the condo level.

More than two months and $7 million in contractor fines after it was supposed to open, Port Miami’s billion-dollar tunnel is finally about ready to handle traffic, officials said Thursday.

“It’ll be open in early August, no later than two weeks from today,” said Chris Hodgkins, vice president of MAT Concessionaire, the consortium of companies that built the tunnel and will operate it.

The tunnel was scheduled to debut on May 19, pulling a projected 16,000 port-bound vehicles a day off Miami’s downtown streets. But various glitches, including malfunctioning exhaust fans and a leaking drainage pipe, have prevented it from opening.

The twelve story mixed-use tower of condos and hotel units in Wynwood which it was earlier reported that the Board of Planning & Zoning wasn't a fan of (for some reason) has gotten approval for rezoning, and the whole project should be completed by September of 2016. As far as we know, it doesn't have a name yet. The landscape architect is Raymond Jungles, the architect of record is ADD Inc., and most importantly the design architect is Studio Dror, notably the firm that proposed the winning design for DawnTown's Bayfront Park design competition.

Ah, yes! I remember where the old apartment is. This is where they used to be. I remember old Hollywood Greyhound bus station, old Papa Johns, and also old gas station, as well. They all demolished it, too. Why I haven't visit South Florida for a long time. No Florida trip at this time.

Miami World Center Signature Tower To Rise 749 Feet

Miami World Center Associates submitted plans to the FAA last week for a residential tower called World Center Signature Tower.

If approved, it would rise 749 feet above sea level (738 feet above ground level) – the maximum permitted in the area.

Miami, FL (August 6, 2014) – Architecture and design firm ADD Inc has been retained by real estate developer Florida Fullview Immigration Building, LLC to undertake the adaptive reuse of one of Miami’s most iconic buildings, the former U.S. Immigration Naturalization Service (INS), located at 7880 Biscayne Boulevard. The new 722,000 square feet residential, mixed-use development named Triton Center will include 317 condo units, 135 key hotel rooms, a rooftop restaurant, 24,000 square feet of ground-level retail and 587 parking spaces.

^ I wouldn't call the former INS building as one of the most " Iconic buildings" in Miami though. In fact it's quite ugly with those horrible gold colored grates covering the sides of the building that can be seen from miles away. It's location is great though at the corner of Biscayne Blvd. & 79th. Street and only a mile away from Biscayne Bay.
Nice to see it is being re-developed though because that area is in serious need of renewal.

Tibor Hollo is planning to bring in several big cranes to help build the 822-foot Panorama Tower, where construction is already underway.

Crews will be installing a crane at the site will rise to a height of 1,047 feet (or 1,052 above mean sea level). A second 1,016 foot crane will provide high mast illumination, while a third 385-foot crane will also be installed at the site.

Panorama will become the tallest residential building on the East Coast south of New York.

Another nearby tower, the 548-foot 1010 Brickell condo tower, will also begin construction soon. A temporary construction crane there will reach a maximum height of 628 feet.

Ah, yes! I remmeber INS building is on Biscayne Blvd. I rode on Metrobus routes 3 & 16. I remember where it is. There is lots of immigrations who went to INS building. It's very old. It's time to renewal the entire building.

If its something about Tibor Hollo, its that he gets stuff done. He has a couple of large projects in the work. His Villa Magna project will bring many units.
