36-Story Residential Tower Planned In Edgewater With 171 Units

A 171-unit residential tower is in the planning stages behind Kobi Karp’s office building in Edgewater.

AR Edgewater Investments LLC submitted a request to replat ten lots along Northeast 29th Street, Northeast 29th Terrace, and Northeast Fourth Avenue to allow for for the project.

The property is down the block from the under-construction Biscayne Beach.

Yea we'll have to settle with 36 floors. But its just one of hundreds in the pipeline.

But there was news of a 954 ft tower, so no need to snort the prozac yet.

1010 Brickell and Canvas are only two of literally hundreds of condo buildings that have been planned, proposed or approved — 252 new condo buildings, to be exact, totaling 36,000 units east of Interstate 95 in Miami-Dade County. The average proposed building consists of 23 floors and more than 140 units.

Call it a multibillion dollar makeover, a recovery from rocking times, which is setting the stage for a new generation of development.

And it’s a condo trend that is proving to be contagious across tri-county South Florida (Palm Beach and Broward along with Dade). Since the current building cycle commenced five years ago, some 400 new condo buildings have been announced. All, of course, won’t become reality. The numbers, though, certainly warrant the term “boom.”

Back downtown, 8,750 condo units are expected to have hit the market between 2015 and 2017, with the bulk arriving over the next 21 months, according to the Miami Downtown Development Authority, an independent agency of the City of Miami funded by a special tax levy on properties in its district boundaries.

Yet, by virtue of downtown’s population doubling during the past decade to 80,000, plus an additional 39 percent projected population growth over the next three to five years, the market should be capable of absorbing most of the new units, cites the Miami DDA, pointing to pent-up demand from recent lean years of construction.

International buyers also are expected to keep the market in balance. Almost three-quarters of preconstruction units currently at various stages of development are aimed at international buyers, according to market data.

Just to give you a sense, the average proposed building is 17 floors in NYC, so Miami is on the right track. :)

And this is just for "condos". Not even including the office and hotel portion. :D

Has there been any known movement either on the ground or behind the scenes for the Miami Worldcenter project? I can remember following both it and the Brickell City Center project and thought the Worldcenter project was more ambitious and a year or two behind Brickell City Center... but here we are coming up on the completion of Brickell and I haven't really heard a peep out of Miami Worldcenter. Any chance that it is going to be canceled?

Paramount Groundbreaking Ceremony Scheduled For March 3, Will Include Helicopter Flights

A ground breaking ceremony for Paramount Miami World Center is scheduled for the morning of March 3.

The ceremony will include flights in a helicopter for select buyers and brokers, according to Michael Light.

Much of the foundation work has already been completed. 260 of Paramount’s 427 pilings have already been drilled, along with 20 percent of the pilings for the recently announced outdoor retail center.

Paramount is scheduled for completion in late 2018.

Work is set to begin tomorrow on Ugo Colombo’s much anticipated Brickell Flatiron, with the arrival of construction equipment at the site.

The site, which has been used as a parking lot for years, is being cleared of cars today to make way for the equipment.

A groundbreaking ceremony is scheduled to be held in mid-March, a source at the developer said.

When completed, Brickell Flatiron will include 549 units. It will rise 65 stories, or 750 feet above ground, making it among the tallest in Miami.

It never feels like the 3rd largest to me though. Nowhere near it, really... when I think of San Francisco, Seattle, Philly, Seattle (even Dallas, Houston, Atlanta, and LA maybe), they all seem like more substantial and impressive skylines. Maybe because Miami is almost all residential condos now, lacks even an 800-footer yet, and it's still low density in comparison -- just mainly a long, relatively thin string of similar-looking condos along the water. By overall height on paper, sure, but still doesn't pass the eye test for some reason. Just a FAR different building composition and density issue, I guess. I think office towers are just far more impressive structures and bestow a presence and power that condos just simply cannot. Don't get me wrong, I think it's a beautiful skyline and one of my favorite... and it certainly seems like it will grow into being able to truly own that title.

I do agree with you on the cities you mentioned having more impressive skylines than Miami's but the skylines of those cities you mentioned are almost all office towers which are bulkier structures with taller floor heights.

There is a lot more urban depth with cities like San Francisco, Seattle, Philly, Seattle compared to Miami on a street level basis but one can't deny Miami's downtown / Brickell's residential population density compared to the cities you have mentioned so far.

So u/c + complete for JUST 500 ft+ for the city limits:

Miami: 50 *
Chicago: 110
Houston: 35
Boston: 17
San Francisco: 21

* That's not even including Sunny Isles which has 12 towers over 500 ft either u/c, completed or in demo.

So the city has made dramatic changes. With over 6+ super talls in the pipeline, its easily securing itself among the ranks. Overtime, the streets themselves will become better through new residents, upgrades, improvements in transit and so on. It also has the 2nd largest amount of projects in the pipeline next to NYC and Dallas.

Actually, cities like Philly, San Francisco, and Seattle have large center city/downtown populations. They have more people living in their central cores than Miami does. Not sure about Seattle, but Philly and SF, definitely.

And the thing is, Miami's downtown/Brickell population numbers are really suspect. I think the last number I saw was around 90k, but I have a very hard time believing that part-time (or no-time) "residents" don't make up a significant portion of that total. It certainly does not seem like 90,000 people live in the immediate area when you're in downtown Miami/Brickell. It's still kinda dead. I have a place just outside of the Brickell area, so I'm in the area a lot. If that figure was an accurate representation of the number of people actually living there, I really think you would see a lot more businesses and additional amenities there to capitalize on that significant of a population.

Yeah, I know the numbers... like I said earlier, it just doesn't seem like it.

54 West Flagler would include a total of 391 units, along with ground-floor retail. A robotic parking garage with 185 parking spaces is also included.

Between the towers would be a “secret garden” of hanging plants. The design is inspired by both the Perez Art Museum and FIU’s Sky Lounge in Sweetwater.

Plans show that most of the units would be very small. The towers themselves would be squeezed onto a tiny 17,065 square foot lot, requiring a setback waiver. Miami’s UDRB will review the proposal late this month.

Alliance Capital is listed as the developer. Records show that the property is owned by Gutierrez Resnik Prop LLC, with an address on Alton Road.

Kobi Karp is listed as the architect."

Sweet looking tower! Now that's a signature on the skyline that Miami can actually be proud of. Except for the ridiculous palm trees 700'+ up. They wouldn't survive.

Hitachi Rail USA opens Miami assembly plant.

HITACHI Rail USA officially opened its new 13,000m2 rail vehicle assembly plant at Medley, Florida, on March 16, when the mayor of Miami-Dade County Mr Carlos Gimenez inaugurated the facility with the unveiling of a full-size mock up of the new metro train for Miami Metrorail.

The plant, which is Hitachi Rail's first in the United States, will assemble 136 metro cars for Miami, including 272 motor bogies, under a $US 313m contract awarded to AnsaldoBreda by Miami-Dade County Commission in November 2012. Assembly will begin this month and the first vehicles will enter service at the end of next year. Production is due to be completed in the first half of 2019.

The opening of the plant is expected to create around 100 new jobs in Miami-Dade County.

This illustrates the point perfectly. Miami punches FAR above its weight class in this fight.

There's a glaringly apparent difference. NYC and LA have incredibly diverse economies that have long been established on a global scale. Those two cities' historic development booms are not significantly the result of international money laundering and international wealth parking/tax haven activities. Miami's is.

Do those practices happen in NYC, LA, and other cities? Absolutely and obviously. But the NYC and LA skylines weren't created overnight like Miami's was recently, in significant part because of it.

The illusion of prosperity is a powerful drug.

Houston, Texas-based Morgan Group closed on the land for its Flagler Village apartment project in Fort Lauderdale, with plans to break ground later this year.

An affiliate of Morgan paid about $16.5 million for the 3-acre site between Northeast Third and Fourth avenues along Northeast Fourth Street. There, Morgan will build a seven-story, 350-unit apartment building, Evan Schlecker, Morgan Group’s regional vice president of development, told The Real Deal. Could be that they are being cautious or don't want to over commit. We always hear those gloomy stories about Miami going down the shitter economy wise and how the boom is dying. Been hearing that for years now. Usually every month you'll hear it. But IMO it seems like a wasted opportunity. Richman Group is working on the project. They do have a big portfolio of mid rises, so I guess that's their thing. Make me wish Related had this site. And its in Edgewater too with so many towers in the works. :(

$250 million project calling for a 19-story hotel, 26-story twin condo towers and a 10-story office complex was approved by city commissioners this week.

The Hallandale Oasis development would rise on 10 acres along Hallandale Beach Boulevard east of Gulfstream Park. The land is currently home to a bank, office building and office park.

The developer, Romagnole Investment Properties, plans to demolish those buildings to pave the way for 500 luxury condos, a 200-room hotel, an office tower with retail shops on the ground floor and a two-story building with restaurants and shops.

A smaller 5-acre project proposed by a different developer in 2006 was waylaid by the Great Recession, said Steve Geller, attorney for Romagnole.

Cranes Arrive To Begin Work On World Center’s 7th. Street Apartments

At Miami Worldcenter, heavy construction equipment has arrived on the 7th Street Apartments lot.

Work is about to begin there to build a 450 unit apartment tower on the lot that formerly housed the Grand Central Nightclub, known as Block G. It sits across from the Marriott (Miami Arena) site.

An adjacent tower is also planned with 413 units.

When completed, the east tower will top off at 43 stories or 443 feet, with the west tower at 40 stories, or 413 feet. The highest point will be 478 feet above ground.

Swire Properties Chief Excited About Future Phases Of Brickell City Centre

As Brickell City Centre’s first phase nears completion, the developer of the project is quick to point out that there are “follow on exciting stories” to come in future phases.

At an analyst meeting last week, Swire Properties Chief Executive Guy Bradley wanted investors to know that “there is a phase 2, and potentially future phases.” The next phases are “not small” and “can continue the transformational story.”

The second phase is about 1.4 million square foot, he said. It will include office, residential, hotel and retail space in an 1,040 foot - 80-story tower.

In one of South Florida’s biggest investment plays so far this year, a Japanese firm has paid $220 million for the iconic Miami Tower in downtown Miami. County records show a fund controlled by Chicago’s LaSalle Investment Management transferred the air rights of the office tower at 100 Southeast Second Street to an affiliate of the Sumatomo Corporation of Americas, in what is a precursor to an outright property transfer.
Though no monetary amount was attached to the lease, The Real Deal calculated its document tax to the $220 million closing price. Sources close to the deal have confirmed both the closing price and the sale details.
LaSalle paid $105 million for the famous tower in 2010.

At 47 stories, it’s Miami’s eighth-tallest building and one of its most recognizable amidst a rapidly changing skyline.
At night, the building’s $1.5 million LED system lights up the tower in myriad colors depending on the holiday or occasion.
The tower was designed by noted architect I.M. Pei.

Commercial brokerage HFF represented LaSalle for the sale. With 600,000 square feet of office space, this most recent purchase breaks down to nearly $367 per square foot. According to data from the CoStar Group, Miami Tower was 92 percent leased at the time of sale with asking rents ranging from $38 to $52.50 per square foot on an annual basis.
Sumitomo Corporation of Americas is the Western Hemisphere division of Sumitomo Corp., a multinational trade company based in Japan. The company is no stranger to Miami real estate: it sold Miami Center, another well-known downtown office building, to Crocker Partners for $265.2 million in 2012.

Requests for comment to LaSalle and Sumitomo were not immediately returned.

Apartment developer ZOM is planning another project in Brickell.

It will be located on a 1.27 acre assemblage at the corner of Southwest 12 Street and Southwest 2nd Avenue. On the opposite corner, Monogram Residential’s 418-unit SoMa at Brickell was recently completed.

The new project will include 262 units. ZOM has already clinched utilities for the development.

Other projects that ZOM has underway in the area are all rentals. They include:

Monarc at Met 3 – 32 stories, 462 units (opened April 2016)
Solitair Brickell – 50 stories, 438 units (under construction)

Behind the closed doors of a meeting of millionaires and billionaires Tuesday, two men together helped finally bring the Super Bowl back to South Florida:

Larry Csonka warmed the crowd up. Then Stephen Ross sealed the deal.

“Where would you rather be in February, any place in the United States?” Ross told his 31 fellow owners here Tuesday. “That’s what it boils down to. Everybody would rather be [in South Florida] in February.”

Ross, naturally, was right. And a majority of NFL owners agreed, awarding South Florida the right to host Super Bowl 54 — a landmark game, as it will conclude the league’s centennial anniversary.

So it’s only fitting that one of the league’s flagship franchises — and still the only undefeated team in the Super Bowl era — will host the league’s biggest game of its 100th year.

“You present and I write the check,” a celebratory Ross told Csonka when the two men embraced after the announcement.

That check, of course, is Ross’ half-billion dollar pledge to fix his crumbling stadium — without which Miami might never get another Super Bowl.

But by funding a top-to-bottom renovation, which should be completed by August, Ross removed the last roadblock keeping the Super Bowl from returning. The Dolphins in 2020 will host the NFL’s title game for a record 11th time but for just the first time in a decade.

“I think Steve has a real passion for Miami, for South Florida, making a $500 million investment in renovating the stadium,” Dolphins CEO Tom Garfinkel said. “This is a bit of a reward for him. Certainly, the most important thing is being in the Super Bowl and winning it, to everybody in the organization and certainly Steve.”

Garfinkel’s phone wouldn’t stop beeping after the announcement. Don Shula, the Hall of Fame coach who was recently hospitalized, was the first to send along his congratulations. Miami-Dade Mayor Carlos Gimenez wasn’t far behind.

“I love Super Bowls,” Florida Gov. Rick Scott said after a ceremonial bill signing in Miami. “I want all of them either in Miami or Tampa or Jacksonville.”

In the end, the vote went exactly as expected. First Atlanta won the right to host the 2019 game, then Miami in 2020 and Los Angeles in 2021. All three cities will soon have new or refurbished stadiums.

But there was just enough drama to keep South Florida’s delegation sweating.

The South Florida bid committee’s war room buzzed with nervous energy during the league’s quirky voting process. The group felt good about its chances before making its 15-minute presentation and even better afterward.

“You hit it out of the park,” host committee chair Rodney Barreto told Csonka.

Csonka responded: “I was a little shook up when I went in, to be honest with you. I guess I need to hit something before we go in.”

That feeling didn’t change once the voting began.

Miami was on the ballot of all three years awarded but was quickly eliminated from consideration for the 2019 game. Super Bowl 53 was ultimately down to two finalists — Atlanta and New Orleans — and the vote surprisingly went to a fourth ballot.

At last, Atlanta prevailed with a simple majority, and the South Florida delegation exploded in excited relief. New Orleans wasn’t up for any game but Super Bowl 53, so by Atlanta winning, Super Bowl 54 became a contest between Miami and Tampa.

“You make the choice,” Ross later said with a grin.

The owners did, selecting Miami on a third ballot.

Moments before the announcement, Broward tourism czar Nicki Grossman nearly shredded the carpet from all of her pacing.

“Oh my God, oh my God, oh my God,” Grossman murmured as NFL commissioner Roger Goodell approached the podium to announce the vote’s outcome.

“OK, we have a winner,” said Goodell, whose remarks were broadcast to each host committee via closed-caption television. “Congratulations to South ...”

And that’s it. That’s all that could be made out. The rest of Goodell’s statement was lost in a cacophony of jubilation.

“We did it man, we did it,” Barreto told the room.

“Now I can retire,” added Grossman, who will step down after more than two decades as head of the Greater Fort Lauderdale Convention & Visitors Bureau.

Ross’ work, meanwhile is just beginning. He’s not satisfied with just hosting Super Bowls. He wants to appear in them.

“I want a Super Bowl winner,” Ross said. “That’s my legacy. That’s what I would love. This is great for the community. I didn’t win anything. The community won. I think that’s what’s important, to bring everybody together. That’s why you own a football team, to bring South Florida together and make them proud. It makes South Florida proud.”

Revealed: Rendering Of Zom’s Maizon At Brickell

ZOM expects to begin construction in the first quarter of 2017 on a rental called Maizon at Brickell.

Miami’s MSA Architects is designing a tower that includes 262 rental units, along with ground floor retail and a parking garage.

The project site is a 1.27 acre assemblage at the corner of Southwest 12 Street and Southwest 2nd Avenue.

The mixed-use Midtown Five is rising quickly on the Midtown scene in Miami. Offering scenic views of Biscayne Bay, South Beach, and Downtown Miami, the project will stand among other similar projects built in the Midtown area, including Midtown Two, Midtown Three, and Midtown Four. Magellan Development Group of Chicago purchased the site and employed the help of Loewenberg Architects, also from Chicago, to design the project. The building is perched between two art districts, Wynwood and the Design District, and will also be minutes from the beach.

New Details, Renderings Emerge of Midtown 8

Midtown Miami continues its expansion with Midtown 8 in the works.

Early details have emerged regarding the mixed-use development by Wood Partners. Midtown 8 will have 387 rental units with Midtown Opportunities (the seller) keeping the 30,000-plus square feet of ground-floor retail.

The project has been proposed on a 2.03-acre site at 2901 and 2951 Northeast 1st Avenue, per The Next Miami, located just south of Midtown 6, which was recently announced as a luxury apartment project.

Midtown 8 would be Wood Partners' fourth development in Miami, joining Alta Mira, JOYA, and Red Road Commons, per their website.

Sugar, a spectacular rooftop lounge, is now open on the 40th floor of the East Hotel at Brickell City Centre.

Rooftop bars are hugely popular in Asia, and Hong Kong-based Swire Properties has imported the concept to Miami and improved upon it.

^ Fantastic view but this will be a fleeting view to the south since in the foreground you can see the 595 foot SLS Lux rising before your eyes across the street & beyond you can see the triangled site of the now U/C Brickell Flatiron tower which will rise even higher to 750 feet.
This view looks like a nice skyscraper canyon forming ! :)
