Oh okay. Yeah I had noticed the Wells Tower on the website and got excited but couldn't find anything else about it on google.
That's a shame about the LPT though, it really would have been nice.

I could never see that Wells Tower part of Milwaukee's skyline.
For one thing, it's 30 stories too tall. We don't want any building eclipsing Milwaukee's "crown jewel", the US Bank building- now do we?

The Residences On Water/Staybridge Suites will be 14 stories tall. It should be completed by the end of this year, or very early next year. The hotel portion is accepting reservations starting the middle of January of 2009.

That's what I had figured, all interior stuff. Jeez I wish this Catalyst and Moderne went on its way soon! Or at least more public. Does anybody know what they are doing to the space on the north end, and what they're putting up by the old brewing factory thats getting demolished?

The North End (http://www.thenorthend.com/index.cfm) will be a mixed-use neighborhood...condos, apartments, and retail with a good amount of public spaces like courtyards, plazas, and a RiverWalk segment.

You mean the old Olbermann Brewery? Unfortunately plans to rehab the building a few years ago fell through, and it is now being demolished...for something eventually.

I love Park Lafayette too. I am becoming more pleasantly surprised with it every day. My morning routine usually goes like this...

I walk out my front door, look to the left down the street to see the progress on Park Lafayette and think "Oh, it's another beautiful day in Milwaukee." Then I continue walking toward Koppa's, but as I get halfway across Farwell, I make the mistake of looking right, down Farwell and I spot that behemoth Break Water. That's when I say out loud to myself, "Jesus Christ, that thing's going to be twice that height?"

The Breakwater will be 21 stories to be exact. Nice pics Twoaday. I agree, the Park Lafayette is turning out even more impressive than the renderings suggested, IMHO.

By far the best view of Park Lafayette is looking up the hill from Lincoln Mem. You can't see the angled sides of the buildings there, and they really gracefully loom over the scene.

Here's a few photos from last Wednesday; a view of Park Lafayette, North Powerhouse demolition (featuring a cameo by Staybridge Suites) and a skyline shot that shows exactly how the Breakwater is the ugliest building in the skyline; a fat, graceless sore thumb of a building plopped square in a place where it demands attention. I'm praying that the balconies will add depth to its stale facade or at least that the vacant lot across Burns' Common on Prospect gets developed with something big just so Breakwater isn't all by itself.

I love all those new developments along the river, they are so European feeling.

Also, I was back in town this weekend and Park Lafayette Towers look awesome.

Yea it is a shame though that not many of the buildings along the Beerline have any sort of retail, because that stretch is really lacking in life.

I follow Milwaukee projects pretty closely (my hometown), and I haven't seen this project before. It's impossible to tell where it would be located from the renderings.

Its called "Washington Square"



There's a surface parking lot on E. Mason between N. Jackson and N. Jefferson Streets that almost always comes up as a possible site for a new office building whenever some company or firm is considering a move in Downtown Milwaukee. That's where this proposal is. One of the most recently rumored possible tenants for that site is Associated Bank, which has been considering consolidating its Milwaukee offices into one location.

Associated Bank has also been associated with looking at going into MLG's possible mixed-use tower in the Park East (Water Street between Knapp and Cherry Streets) and also somewhere within the Pabst Brewery complex.

I just spent a few days in Milwaukee on business and wanted to compliment y'all on a really beautiful and urbane city. We stayed at the Iron Horse, which is terrific, and enjoyed several excellent meals in the city. Looking forward to my next visit!

@andrea Oh you picked a great place to stay. The Iron Horse just opened as is fantastic. I'm always glad to hear from people who come and visit Milwaukee because almost everyone has great things to say about our city. So thanks! I was wondering what places did you hit for eats and fun?

See the only thing that bugs me about the Breakwater is the parking garage and how the building sits on it. I think it could of been hidden better.

I am sad by the loss of the Polamar. The Park East badly needed that development. I hope that the development (http://www.lauth.net/Includes/Docs/0508%20Bradley%20Center_aerial%20sketch.pdf) proposed by the Lauth Property Group to expand onto the Bradley Center and into the Park East with a retail center and Moderne happens. And at least the Aloft has broken ground.

Have you seen the February issue of Milwaukee magazine? Tom Bamburger has written a scathing piece on the Breakwater. Personally, I like the building and Peter Renner sure knows his customers (They must sure love big decks/balconies!). Given the dismal real estate development business today, I do not think criticism of this building is well-founded. It is a classic example of the "perfect" becoming the enemy of the "good">

@AJR Journal What is more interesting is the Breakwaters response to that Milwaukee Magazine article that they just put out in their Weekly Update... very very strange.. Find that it is odd.

Personally I have no problem with the building itself (except the "pedestal") and it appears its sales have been much better than other recent projects.

@TRR The Palomar just wan't the right project for the site.

Naw, the Aloft is West Side of the river on actual Park East land. It's between McKinley, 3rd and Juneau, across from the Sidney Hih. The Pfister redevelopment is further along.

Thanks for the extensive update! I love all the new development in Milwaukee right now! The city is getting so filled in. The area around North Ave is getting really nicely filled out and certainly has the critical mass of night life and shopping to attract a strong, vibrant, collection of denser housing around it.

Thanks Nowhereman! I definitely agree with you on North Ave. In particular, I would love to see some quality development at the current site of the Qdoba parking lot along Prospect across from Alterra and the former Prospect Mall. Maybe in the process it could even subsume that oddly suburban Qdoba into ground-floor retail.

Excellent updates. Urban - The first few pictures you posted of the Third Ward remind me of the Bronx. Impressive density, for sure. I'll be in Milwaukee this weekend and am looking forward to checking out some of these projects.

Milwaukee really impresses me. Truly a gem. I never set foot in Milwaukee before 2005, and given the sheer volume of new development, I'm pretty curious what the city used to look like, because right now it seems to have a lot going on.

I think I'll be up there tommorrow. I can never get enough.

Another excellent set of shots, urban. I'd love to see this thread updated more regularly like the one at SkyscraperCity.com (http://www.skyscrapercity.com/showthread.php?t=502392&page=161). Milwaukee may not be building tall, flashy skyscrapers, but it's certainly doing a lot to create a denser and more continuous urban fabric. Fortunately, most of these in-fill projects are innovative and modern, not architecturally vapid facsimiles of historic styles.

First great shots! Secondly, somebody mention the East Side Qdoba and how it would be great if that lot was developed. Interestingly enough that Qdoba is intended to be removed for a development as soon as the property own lands one. Last year they bid on the UWM dorm (didn't get the project Mandel did and you can see it in the photos above), but it is clear the thought it to develop that site.

Agreed. I have had the exact same experience of Milwaukee -- first went in 2006/06 and was blown away. I'd love to see before and after pix too, just to see what the heck happened up there. One of my favorite US cities.

I don't think these photos can do justice to the feel of this neighborhood, but I'm looking forward to the added density that this development will bring. The Kennilworth Dorms (and the accompanying influx of foreign and graduate students into the neighborhood) has already added a lot to these few blocks. It's also nice to step out for a walk, such as today's, and hear a smattering of German, Spanish, Japanese, among many other languages. I hope the addition of the Cambridge Dorms to North Ave., as well as this development, will help the neighborhood to continue to pull itself together into a cohesive, vibrant unit.

The Hoan has been in the news ever since it was revealed that potential alternatives to resurfacing the deck were being looked into, such as replacing the bridge with a lower span. A community group - the Coalition to Save the Hoan Bridge - has even been formed since that information first came to light. Should be interesting to see what happens.

Developer proposes apartments for east side site

Wangard Partners Inc. plans to develop the apartments on land east of HighBridge condominiums, 1888 N. Water St., said Wayne Wiertzema, executive vice president.

The Milwaukee thread is a delight to visit, so much construction going on.

This city may not be building towers left and right at Chicago's level, but the mid-rise neighborhood scale development in Milwaukee seems, on average, to be much more exciting than what we're seeing in its neighbor to the south.

Seems to me, from my multiple visits to Milwaukee of late, that this city has the potential to, and is already implementing, significant changes to alter the feel of its cityscape. Much larger cities just don't have much opportunity to do this any more, and it's heartening to see the quality design of many of Milwaukee's new projects.

urban politician, I couldn't agree with you more. I'm a transplant to Milwaukee myself and I have been very pleased with the kinds of changes I've been seeing around Milwaukee even in the short time I've been here.

I was in Milwaukee again this weekend and man is the development really cooking there! It seems like Milwaukee has added more new construction since the recession began than it did during the boom!

What is that new mid-rise near the edge of the Park East freeway with all sorts of blue and orange funky colors and balconies called?

Ha. I check out urbanmilwaukee.com all the time. It's bookmarked on my internet browser. I love all this Milwaukee info. Most people I know know nothing of the city. I'll be sure to let you whether I get accepted into UWM's Urban Planning Master's program as soon as I know. Does anyone have any feedback about the school?

The City of Milwaukee will lend $9.3 million to help finance development of a $55.2 million apartment high-rise under a recommendation approved unanimously this morning by the Common Council's Zoning, Neighborhoods and Development Committee.

The loan proposal will be reviewed by the full council later this morning. Supporters are confident it will obtain enough votes to win approval. If that happens, site preparation work on the 30-story Moderne high-rise could begin soon.

Wow they are starting on the St Johns tower? I thought that would have died long ago since it seems like its been approved for years... Do you have an updated rendering for that thing?

Edit: Nevermind found one and, wow is it better than the one I saw a few years back. Milwaukee sure is on a hot streak on the design front, the stuff going up there blows 90% of what goes up down here in Chicago out of the water. This building is taller than I remember and much glassier, glad to see it add to Milwaukee's impressive lakefront skyline.

Yeah in early 2010 there will be three mid to high-rise projects (about 20-30) stories under construction in Milwaukee... Not bad at all really. And there is rumbling that the Mandel Group will be getting close to starting the second North End building as well.. (mention at a ZND meeting recently)

It is still waiting for Common Council approval, but it looks to me like it has a good chance.

^^^ Perhaps its because Milwaukee tends to be more economically conservative? Milwaukee is kinda a "blue chip" of cities, it doesn't over boom, but it also doesn't over bust.

Milwaukee and Cincinnati both. They've got a new neighborhood and a new tallest building under construction and neither have slowed down. Cheers to the Germans for making solid, functioning cities.
