yeah, it's accurate enough to give a good idea of what milwaukee's future skyline will look like should the couture project go forward.

it's amazing what two new 500+ footers can do for a relatively short skyline like milwaukee's.

and the image doesn't even include the rumored JCI HQ 52-story tower that might stand over the city as its new tallest someday.

This is a fantastic building - love the size, especially in that context, and love the slight curve on the north facade.

Kind of neat that it also bucks the trend of many of the newer developments in Milwaukee as it has zero parking. Could be in part due to the streetcar which is set to begin construction in October.

"We are pleased that Preserve Our Parks will not appeal the court decision that re-confirmed the historic line for the lakefront used by the city, county and state for more than a century," Couture developer Rick Barrett said, in a statement. "This was the critical step we needed to secure clear title to the Downtown Transit Center site."

Barrett called it "a big step forward," with the Couture set "to transform this site into a vibrant public space that improves access to the lakefront, creates thousands of new jobs and adds a signature building to Milwaukee’s skyline."

Demolition work on the Downtown Transit Center could begin next year and Barrett said he hopes to complete that work by the start of Summerfest 2016. Construction for the 44-story luxury apartment building could also begin in 2016, he said. It will take 32 months to complete the construction, he said.

Milwaukee County Executive Chris Abele and Milwaukee Bucks president Peter Feigin, at a press conference scheduled for 2 p.m. today, will announce the approval of the sale of about 10 acres of land in the Park East corridor in downtown Milwaukee, that is being sold by the county to the Bucks ownership group for $1.

Approval from the Milwaukee Common Council is the last approval needed and they are widely expected to approve the final portion of the arena deal September 22.

Let's break ground already! Only another month or two...:cheers:

I think it's kind of awesome all of that barren land west of the river got scooped up in one, quick swipe. Most of the Park East land east of the river is already accounted for. That really only leaves the ICC lots as the last giant, continuous parcel near downtown Milwaukee that isn't already spoken for (unless I'm missing something). Of course Milwaukee has more than enough developable surface lots scattered around the downtown core but now our talented local developers can focus on those and filling in the holes around Downtown/Third Ward/East Side rather than filling the large, barren Park East with low rise developments.

Things are getting very interesting. With the Couture, streetcar, arena, and numerous approved/rumored infill projects seemingly ready to go, it almost seems surreal. If Mandel's tower, the Westin, and NML get going shortly too, icing on the cake.

It's kind of crazy after all these years to think the arena and streetcar are ready to break ground in 1 month. 1 month!!! I feel like we have been waiting forever.

Let's hope JCI is almost ready to drop word of a new tallest because they could be ready to blindside Milwaukee with the biggest development news of all. :cheers:

It is all good. But one point about the Park East. They actually only contracted for the purchase option of the land. Forget about the $1 price, that's only symbolic. They are right now preparing to do the blocks between what will be 5th Street and just past 6th Street. They will start construction on the practice facility west of 6th Street ASAP and they will start construction on the 1,243 slot parking garage between 5th and 6th as soon as they can. But the blocks between 5th and 3rd will not be developed for another 8 years. For now they will be staging areas for construction of the arena and the rest, including the Live Block where 4th Street runs next to the arena and the city parking garage east of it that will be torn down, right away I guess.

So, Phase 1: arena, Live Block, practice facility, Bucks new offices, major parking garage with wraparound offices, apartments and retail, done by 2017 or so.

Phase 2: tear down BC and parking garage off 6th Street and redevelop as hotel, apartments and offices until 2022. Blocks between 5th, 3rd, Juneau and McKinley to be parking lots.

Phase 3: build out those final two blocks as apartments, offices, retail and two separate public plazas from 2023 to 2027.

At each phase they will take control of the appropriate land, but if anything should happen such as a downturn in the economy, those plans may be delayed or changed.

Nevertheless, it's a great day!

Here's a forward looking article about what might be down the road for development of downtown Milwaukee. Nothing too detailed, but I like the concept that Rocky Marcoux mentioned about a transit oriented development in place of the downtown post office (if the post office vacates that spot).

I also like the idea (also mentioned in the article) of making MacArthur Square less of a government-building only area. I think MacArthur Square offers an attractive vantage point of Milwaukee's skyline, and that this should be taken advantage of. I could outdoor tables and seating being a good match to the area.

I like the idea of reworking McArthur Square. It really is a nice, but highly underutilized, public space. It could be as simple as constructing a few kiosks to lease to private businesses that want to operate a cafe, restaurant, or even tour/bike rentals out of that location. Would also put a little extra dough in the city's pocket.


Chicago has been doing a lot of this in it's parks trying to plug our massive deficit and I think it is really beneficial. Given Milwaukee's stellar, but somewhat neglected park system perhaps they could do this all over the city and use the extra cash to start restoring their great park system back to it's glory days. Olmsted designed a lot of the parks in Milwaukee and it would be a relatively inexpensive investment to bring those assets back up to par.

Beyond fired up. I can't wait for opening night. The Bradley Center is going to be rocking. The baller moves made this offseason and the whole arena fight just shook a dormant fan base. Our house is going to be loud. I think they should break ground during halftime at the home opener.

For Milwaukee's size, what's happening right now is impressive. And it's about to pick up even more steam between the arena, streetcar, Couture, NML, Westin, and Mandel's mystery project. Seems like a few infill projects are about to break ground too. Exciting times.

With the speed the 94 corridor is filling up down in Kenosha/Racine, the Milwaukee/Chicago region is turning into a pretty impressive metro area.

Demolition of buildings currently on the site will begin in January with construction starting in March. The building will be designed with environmental sustainability in mind, and the company expects the project to be completed and occupied by spring 2018.

Breaking ground in the coming weeks.....

Early work includes construction of an interceptor sewer along West McKinley Avenue, between Seventh and Old World Third streets. That sewer would replace one that runs through the center of the Park East blocks.

Then the six-story arena would start to go up, along with a parking structure and team practice facility on either side of Sixth Street to the north in the Park East. A skywalk may be built over Juneau Avenue to connect the arena and the parking structure.

Brew City is on a roll and seems to be picking up even more steam. Breaking ground soon will be the arena, streetcar, Couture, AND NML's residential tower.

I'm sure I'm forgetting a bunch, and I did not include all of the buildings being redeveloped, especially up by The Brewery, but you get the picture. There's a lot going on in Milwaukee right now. It's worth checking out. And if you do make your way up here, I recommend checking out Tosa too. First-ring, western suburb with lots of great restaurants and shopping. Very urbanized for a suburb. It's making some major noise on the development front too.

Lots of heavy equipment on site for NML's second tower (residential, 33 stories). Demo looks like it should begin soon. The Couture should be following shortly. That will be a 32, 33, and 44 story tower all under construction at the same time within a couple blocks.

Oh yeah, and utility relocation has begun for the streetcar.

This area looks amazing. Looks like it's starting to mirror some of the better cities in Europe like Rotterdam, Malmo, Copenhagen, Dusseldorf and the like.

Domus should finally be starting in the next couple weeks. NML will also begin demolition for the new residential tower in the next couple weeks also...

The demolition of the current building at the site is expected to begin in January and the new building to be occupied by spring 2018.

Heavy construction could begin in January on the Lake Interchange as the state embarks on its share of the Lakefront Gateway project in downtown Milwaukee.

It’s a major project that will rebuild the local roads around the intersection of East Michigan Street and Lincoln Memorial Drive. Projects in that area include the 833 East office tower, proposed Couture apartment high-rise and Northwestern Mutual’s downtown headquarters. Work the state is doing could open land for a fourth major building: Johnson Controls Inc.’s office tower.

This is opening up the land for Johnson Controls rumored new office tower set to potentially be Milwaukee's new tallest.

Also in Spring, look forward to the new Buck's arena, Couture tower, and streetcar breaking ground (Utility relocation is already going for the streetcar). North End's final phase, the 12 story complex in Walker's Point, Wangard's Water/Brady development, and the Prospect Ave development should all be breaking ground too.

A few other projects recently broke ground; Greenwich Park, a couple projects in Walker's Point, Riverhouse, and I'm sure somethings missing here. Lots going on, it's getting tough to keep track of. :cheers:

The year behind us was big for southeast Wisconsin retail, but 2016 has the potential to be huge. Dare we say the I-word?

Yes, IKEA. If the rumors we’re hearing prove true, the Milwaukee Business Journal may have to eat crow after years insisting our market would never land the Swedish furniture behemoth. We’ve been saying that for good reason, given analysts’ universal agreement it wouldn’t want to locate here.

However, as Nordstrom’s 2015 market debut proves, just because a retailer has a Chicago presence doesn’t mean they’re afraid to venture north. Rumors aside, we stand by our skepticism until proven otherwise.

Nordstrom opening and being a huge success should help continue to draw retailers that only have a Chicago location as their closest.

Who knows when this thing will actually break ground. First it's supposed to break ground last April. Then Fall 2015. Then Nov 2015. Then early 2016. Then April 2016. Now who knows.

The arena developers are following in Mandel's footprints...
-North End's final phase was supposed to break ground last Fall (still crickets)
-Domus has been "ready to break ground" since 2012 with renewed promises every year of a groundbreaking.
-Mandel's tower has been rumored to be breaking ground for years now.

I love Mandel's projects but that company is terrible when it comes to hitting announced groundbreakings. Same with Wangard. If you aren't sure of a groundbreaking...don't announce one. Wangard still has signs up for their Water/Brady project saying "coming Fall 2016". I can tell you that isn't going to happen seeing as they haven't broken ground yet and they have been announcing groundbreakings for that project for at least 3 years now.

In other news NML has been driving pilings into the ground for their new 33-story residential tower (separate from their HQ). :cheers:

The developer of a proposed 18-story building with about 57 apartments, office space, a restaurant and event hall proposed along the east bank of the Milwaukee River is pledging the project will become a focal point for downtown.
Greenfield developer The Ladner Group LLC is proposing the approximately $17 million development at 115 E. Wells St., next to the Bronze Fonz on the river walk.

It seems like every day, another project gets proposed or one breaks ground. This one for a new 13-story Eastside tower.

A local developer is proposing a 13-story building, with over 150 apartments, for Milwaukee's east side.

James Wiechmann is pitching the project, which would include office space, for a site at 1832 and 1840 N. Farwell Ave., said Ald. Nik Kovac, whose district includes the property.

5 major projects about to break ground with many more infill projects ready to do the same. Outside of Chicago, Milwaukee has to be having the biggest boom in the Midwest. Best part is we're still waiting on word of JCI building a potential new tallest and WE Energies has been pretty hush on their search for a new HQ location. Pretty awesome stuff. :cheers:

And the best part is that the development boom isn't confined to just the city, many Milwaukee suburbs are experiencing building booms of their own. Wauwatosa has a some pretty impressive growth of it's own going on with lots of major projects currently under construction and even more to come including a potential suburban tower.

Wow, a lot going on in Milwaukee. I haven't been there in close to a year, but actually exploring the downtown and hoods, more like 4 or 5 years. I look forward to being wowed by the changes.

One thing that I have long felt held downtown Milwaukee back is the lack of a dedicated shopping corridor downtown, sort of its version of the Mag Mile. I'd love to see that develop, with some larger brand name stores. Whether or not it fits any of our tastes, it goes a long, long way towards bringing people downtown, getting pedestrians out onto the streets and patronizing more local establishments.

it would be awesome if milwaukee could find a way to bring big-time retail back to downtown, but unfortunately just about all of the higher-end retail in the metro is located out in the suburban malls like bayshore and mayfair. i don't know how you reverse that situation.

I think the Third Ward is doing a nice job attracting retailers and I think it will only get better with the addition of DoMUS and the Kimpton. Those two projects will only add more foot traffic to an already vibrant neighborhood which will benefit the area. I'm curious to see what the ICC has in mind for their lots as well as what the Couture will bring retail wise. Barrett mentioned higher-end retail for the Couture with visions of extending that down Clybourn as a sort of mini "Magnificent Mile". I think the Grand Ave is a dead idea and I don't necessarily think that is a bad thing. I don't really see an indoor mall as a necessity in any downtown. I'd rather see that mall converted into other uses with a focus on retail shifted toward the Third Ward. I think the Third Ward has potential to become a Bayshore-type shopping destination downtown, except not as synthetic.

The apartment development boom in downtown Milwaukee and nearby neighborhoods is showing no signs of slowing down. Several apartment buildings are under construction or have been completed recently, and new projects seem to be announced on a weekly basis.

Construction site work began today for the Westin hotel project in downtown Milwaukee. The hotel is expected to open in the summer of 2017 on the U.S. Bank Campus in downtown Milwaukee. The hotel will be built on the east side of Van Buren Street, just south of the U.S. Bank Center.

The 220-room hotel will be owned by Milwaukee-based Jackson Street Holdings, LLC and will be managed by Merrillville, Ind.-based White Lodging. On Friday, Jackson Street Holdings closed on its purchase of the site from U.S. Bank.

The 10-story hotel will include 9,000 square feet of meeting space, a 5,000-square-foot ballroom, a fine dining restaurant and a lobby bar.

Well it's no gem but it will be a nice addition to Milwaukee's hotel portfolio. It will get lost in all those lakefront towers anyways. Fencing just went up around the Westin site today so full steam ahead it looks like.

Also, on a different note, looks like the Germania Building's renovation into apartments has started. There are now wooden beams across every window. Finally some sort of activity on site. We will see if scaffolding goes up soon.

NML has also started demolition to make way for their new apartment tower.

Oh yeah, and downtown Milwaukee got a new HQ...

Former Bucyrus CEO bringing a $2 billion company's headquarters to Milwaukee (http://www.jsonline.com/business/former-bucyrus-ceo-bringing-a-2-billion-company-headquarters-to-milwaukee-b99674765z1-369735561.html)

This will be the second headquarters that Sullivan has brought to Milwaukee since his 35-year career at South Milwaukee-based Bucyrus Inc. ended in 2011 after the mining equipment company was acquired by Caterpillar. The first company was Gardner Denver Inc., a manufacturer of industrial compressors and other equipment, that now has its headquarters in Milwaukee's Third Ward.

In moving to Milwaukee, REV Group will be closer to its manufacturing plants in Indiana and Michigan. There also are other reasons for the decision, according to Sullivan, who in 2009 was named Business Leader of the Year by the Harvard Business School Club of Wisconsin.

"Wisconsin is a manufacturing state, and Milwaukee is a manufacturing city. When I look at the talent we have in Orlando, they are good people, but I am used to working with a senior team that has a great deal of manufacturing expertise," he said.

Nothing but good news out of Brew City! I'll try and get some pics of the two new developments u/c, NML's apartment tower and the Westin, this weekend. Maybe I'll be able to check out some other development sites too, Rhythm and River House are moving quick and NML's new 550ft office tower is getting gigantic.

:Last I counted the core only had two more floors to go. It's amazing how quickly this thing has risen.

The tower is being designed by Solomon Cordwell Buenz of Chicago. As of January, Northwestern Mutual planned for construction to begin in March. Demolition work on the block is well underway, as Michael Horne reported last week.

Many of Milwaukee's suburbs are experiencing a boom of their own. Tosa has countless residential projects either under construction, about to break ground, or in the planning stages. Here is one example of a sizable residential project under construction in the village (downtown Tosa).

Milwaukee Plan Commission approves designs for office building on Laacke & Joys site (http://www.bizjournals.com/milwaukee/blog/real_estate/2016/03/milwaukee-plan-commission-approves-designs-for.html)

The project is planned on North Water Street at the former home of Laacke & Joys. Wangard is in talks with tenants for the building. Wangard vice president Burton Metz said the company plans a spring start on site work for completion by the second quarter of 2017.

Rents in the building will start at the “$1,300-plus” range for studios, which is affordable for that area of Milwaukee, said Milwaukee real estate attorney Bruce Block. Demolition work could start in spring, and the building could be under construction in summer. It will take up to 15 months to complete, he said.

While Marquette is still in their fundraising stage for the facility, Strigens said the university is on track to break ground in 2017 and hopes to complete the project around the same time as the Milwaukee Bucks arena in summer or fall of 2018.
