This is at Marlborough and Grimmer (replacing a couple of 2 - 3 storey lowrises) and is listed as "218 studio to three-bedroom homes."

A bit surprsingly, this one went the opposite way from the current trend when it was bought out by Anthem as it went from being a rental to a condo building.

It's great to see the excavators are finally on site and the digging should start soon.

The site's been cleared for several months now so it's good there's finally something happening here.


I thought they might have been jammed up getting an excavation permit, or maybe Anthem was holding their powder on this while they tried to get Citizen (another long-gestating in site-clearance stage project) going a bit farther down the road. That one's been underway with excavation for some time now.

Seems like excavation on this one has began in earnest after several weeks of nothing happening on the site after demolition and site prep was completed over a year ago.

More excavators and excavation equipment have been brought on site and in the surrounding areas for staging, and they've began preliminary excavation.

Holy Spandrel-FEST, Batman!!!!

We're not off to a good start with this one - what, with the window wall starting to go up, and the explosion of spandrelosity happening here.

Looks like a change from the renders in the first post, where there's more window wall behind the balconies.

I think it sort of matches with the model though the section behind the crane tower should be more window wall.

That's what I was comparing to when I saw that photo.
The renders at the top seem to imply it would have more vision glass than what that section of the window wall that's been constructed is now revealing.

I understand projects undergo several revisions between the period when the first renders are shown and when they actually start construction.
And in this case, I image the Energy STEP code probably played a large role in this change, with the developers being forced to cut down on the exposed face ratio to bring the energy output down to the required standard.

But even then, even when you just compare it with Vittorio tower across the street ( which, I imagine was also constructed under the same energy code restrictions), it looks......not good.

Maybe the balcony panels and railing system will save it somewhat by hiding a lot of that spandrel behind the railing glass when they get to the point where those get put up (and considering the Concord Metrotown towers not far from here, it wouldn't be the first where you're hoping the balconies save it) , but..... not a fan so far.

I actually like the initial renders and vision of what it could have turned out to be, but this isn't a great start, IMHO.
