Red face TORONTO | Residences at the RCMI | 147 M / 483 FT | 42 FLOORS

The 42 storey condo is set to rise at 426 University Avenue. This is the site of the former The Royal Canadian Military Institute building, which will be getting space in the new building. What we like about the photo is that it shows clearly just what a tight fit we're getting here. Developed by Tribute Communities, the design is by Zeidler Partnership Architects.

The Royal Canadian Military Institute in a joint Venture with Tribute Communities has recently announced a project proposal to build a 42 storey condo on top of the existing Royal Canadian Military Institute building currently situated at 426 University Ave.

The existing building will retain its structural façade however, it will be renovated.

The residential component of the building will consist of a total of 315 suites. What is uniquely different about this building, is that the builders are proposing a completely car free building, no parking will be allocated to residents however, there will be a few parking spots devoted to car –share arrangements, where by residents can rent a car as needed by hour.

Although parking spots will not be an option for residents to purchase, the building is situated in a fabulous location and minutes from St. Patrick’s subway station, 3 blocks to major hospitals including Mt.Sinai, a few blocks away from the nearest Metro!

Construction is slated to begin early next year with a completion date of 2013.

There was an old building here but it was demolished to make way for this tower.

This development is to replace the historic Royal Canadian Military Institute (circa 1908), but the facade of the historic building will be incorporated into the development, and the RCMI has been promised the use of the first few floors of the tower for their continued operation.

In the world of Toronto Highrise Construction and Sales. This project is small time. But it does set some nice precedents. Number #1 being the exclusion of parking for the residents here. And the first residential condo ad-jutting onto University in this area, which is mostly Insurance Companies, International Consul Generals, and Hospitals. Sign of things to come? Wait and see....

Tribute Communities, in collaboration with the Royal Canadian Military Institute, held a unique "cornerstone ceremony" this morning. The developer and the historic military organization were celebrating the heritage of the RCMI building.

Tribute's new condo, the Residences at the RCMI [map], will be built on this site, which is Canada's premier institute for military studies.

Al Libfeld, the president of Tribute Communities, and Lt. Colonel (Ret'd) Jim Breithaupt, the president of the RCMI, removed two cornerstones from the RCMI building at 426 University Avenue.

I wonder what all the underground levels will be used for since the building won't have many parking spaces.?

I guess storage and maintenance.

Plus there will be shared cars "zip cars" on premise too!
