Update Central Metro East - Utah Film Studios Located In Park City to add Residential - The Studio Crossing Development

The owner of Utah Film Studios has broken ground on a new development next door to his Park City studios.
The project will include hundreds of housing units and commercial space.

Parker Malatesta Reporting for KCPW @
https://www.kpcw.org/park-city/2023-...mplete-by-2025

The Park City Council has approved the project, dubbed Studio Crossing...

The development was proposed by Utah Film Studio owner Crandall Capital, who previously worked on a housing project in the Newpark area of Kimball Junction.

The local family firm includes Gary Crandall and his son Ryan.

Ryan said the first phase of Studio Crossing could be complete in late 2025.

“The first phase is going to be 208 affordable housing units, anywhere from a studio to a three-bedroom, and 60,000 square feet of commercial space,” he said. “The second phase will be an additional 100 townhomes and condominiums.”

The affordable units will be for people making between 60% and 80% of Summit County’s area median income. That ranges between roughly $62,000 and $83,000 for a single person’s annual salary.

Gary Crandall said they plan to offer affordable studio apartments for $1,650 per month including utilities, although that’s subject to change due to inflation. He also said they plan to construct trail connections, and have talked with Summit County about installing a bike share station there.

Ryan said the new development will bring more traffic to the Quinn’s Junction area.

“Compared to the original development, which was 100% commercial, we actually have reduced traffic,” Ryan Crandall said. “I guess compared to what there is now - nothing - you will have an increase. But what was originally entitled, it will be a huge reduction, about 45% to 47%, so it is a win. And hopefully we’ll be capturing a lot of people with that retail there. Instead of people driving from Kamas or Jordanelle all the way into town, we can kind of cut them off before they have to come into town now that there’ll be some retail out there.”

Ryan said they’ve had a lot of interest from potential businesses. He said a grocery store is not in the proposal, but a smaller bodega offering staples is likely.

“The best restaurant out there right now is the cafeteria at the hospital, which is great food, but there’s not a lot of options. We have a lot of restaurants interested, dental, medical office, a lot of things for the community.”

He said Park City was strongly against any plan to build a gas station on the site.

When complete, the full development will neighbor the Utah Film Studios...

State Capitol Campus Expansion - Latest Renderings & Construction Website Updates -

Ancillary offices and Museum to be added to the State Capitol Campus - Under Construction Photo Update Website Below

By: Ben WinslowPosted - Apr 11, 2022 - https://www.fox13now.com/news/local-...urity-upgrades

SALT LAKE CITY — Plans are moving forward to build a new state history museum and increase security on Capitol Hill.

The Capitol Preservation Board and architects are finishing designs for the new Museum of Utah, a multi-million dollar facility to replace the old State Office Building and data center that sit north of the Capitol building itself. Demolition will start this summer of 2022.

The design, which will closely mirror the existing Capitol, will also include an area for tour buses to come in and a large landscaped plaza for people to enjoy

A segment of the article:
QUOTE:
...The Utah Legislature is working to fund a new seismically sound five-story, 151,535 square-foot building just north of the Utah Capitol that would give Utah's historic artifacts collection the permanent home that state historians have requested. In addition to the museum, the building plan calls for a new conference center, office space, 400 parking stalls, and electric vehicle charging stations.

However, its most distinctive feature is the space set aside for a state history museum and history collection area, It's a building that will give Utahns a chance to see pieces of the state's past they may have never seen before. Jennifer Ortiz, the director of the Utah Division of State History, is excited about that prospect, calling Utah's history collection "truly incredible."

"It's such an incredible opportunity — a once-in-a-generation opportunity," she told KSL.com. "To get to participate in thinking about how we can highlight the state's history and the collections is really just a beautiful gift that we can give to the state and to Utahns."

The massive project will replace the aging and abandoned State Office Building that was constructed over 60 years ago. The old building is slated to be torn down in mid-August, according to Jim Russell, the director of the Utah Division of Facilities and Construction Management. Construction of the new building should begin in the fall.

The entire project is estimated to cost $219 million, with $110 million coming over from money saved from the construction of the new Utah State Prison, Russell said. Gov. Spencer Cox has requested that $85 million go toward the North Capitol project, with another $7 million in ongoing funds, according to his 2023 budget. As of Monday, SB6, the legislative bill that covers all sorts of infrastructure and general government spending, lists $68 million toward the project.

It's unclear whether the proposed funds in SB6 would complete the remaining cost of the project.

There are also economic variables that can change the total cost of the project.

"Of course, we are concerned with the continued escalation of the construction market due to labor and material shortages," Russell added, in an email to KSL.com.

Still, the new building is now projected to open in either late 2025 or early 2026 — about 12 to 18 months later than originally anticipated because of earthquake mitigation work that is expected to lengthen the project timeline, Ortiz said.

The delay, however, puts the building right on track to open just in time for a major nationwide celebration...

Update, North Temple Transit Corridor - Stacey and Witbeck Offices

Basics: Replacement of an existing 1960s era 4,300 sq ft office building with a new two-floor, 21,000 sq ft steel-frame facility designed by EDA.

Project Description (from builder):
The proposed design solution under review, is meant to replace Stacy and Witbeck's existing 1960s era 4,300 square foot office building, with a new facility, designed by EDA. The 21,000 square foot structure is to be a steel-frame, type IIB construction with an exterior material palette of brick that relates to new adjacent properties, board formed concrete, and glazing.

As Stacy and Witbeck has been instrumental in the development of the UTA TRAX system, the proposed design is meant to emphasize their direct connection to the 1940 W. TRAX stop, and encourage the use of public transit by their employees and clients.

The property itself is in a TSA-MUEC zone and is currently anticipated to score above the 125-point threshold on the Transit Station Area scoring system. As the TSA guidelines are meant to foster a communally beneficial design, EDA has taken the additional steps of registering the proposed design with the USGBC and LEED. These additional steps and guidelines are to ensure that the future structure is a responsible addition to this TSA-MUEC zone, and the surrounding community.

Project Description (from developer):
Pickle & Hide is a mixed-use development located at 741 400 West. The project is envisioned as a live/work/ play hub, promoting an active lifestyle and celebrating the creative history of the Granary District. A diverse mix of apartments, commercial space, and ground floor neighborhood-focused retail is provided throughout the site. A pedestrian connection lined with green space and patios is proposed throughout the site which is in alignment with the Mid-Block Walkway Master Plan, reinforcing Pickle & Hide as a destination within the existing neighborhood.
The buildings share a parking garage located at the Northeast corner of the site, screening it from the street. Studios, 1-bedroom, and 2-bedroom apartments are planned around outdoor private terraces. Additionally, office space will have private and public terraces. A walkable ground floor retail experience and 15,000 sf of programmable, privately owned public space will bring life to the street level. Activating the rooftops will encourage outdoor living and working, bringing life above the 400 West frontage.
The building materials composed of brick masonry establish a base that relates to surrounding context and metal panels above build upon the industrial character of the neighborhood. The North Building (Hide) has a slightly different material strategy than the South Building (Pickle) to provide diversity along the primary street frontage.
The building forms have subtle movement to provide interest above the pedestrian level. The new construction is set back from the existing buildings to celebrate the history of the buildings, provide green space and patios along the building frontage, and invite pedestrian activity to the site.

Updates, Central Metro - Salt Lake Bees break ground on new 2025 Triple A Daybreak ballpark

Pictured, The Daybreak District. Home of the MSA's new AAA baseball team.
Jaw-dropping scenic views included. Stadium stands will be orientated toward this view of Salt Lake's Wasatch Mtns.

By Kevin Reichard For Ballpark Digest @ https://ballparkdigest.com/2023/10/2...reak-ballpark/ - Big news from the Salt Lake Bees (Triple-A; Pacific Coast League): the team unveiled new renderings and a naming-rights partner, America First Credit Union, for a new Downtown Daybreak ballpark set to open in 2025.

In addition, Larry H. Miller Company announced the groundbreaking on the privately funded Downtown Daybreak ballpark in South Jordan, Utah. The Bees will continue to play at Smith’s Ballpark in Salt Lake City through the 2024 season, and the new ballpark will allow the Bees to meet the current MiLB ballpark specs while meeting the 2025 deadline. The new ballpark is the centerpiece of new development in South Jordan’s Daybreak development.

Followings Renderings Courtesy, The Larry H. Miller Co. @ https://ballparkdigest.com/2023/10/2...reak-ballpark/

According to the Larry H. Miller Company, the new ballpark will:

- Feature a capacity for 7,500 fans

- Offer a range of tickets from open-lawn seating to expanded premium, club
and field-level seating where fans are closer to home plate than the pitcher
- Feature a variety of local, tasty food and beverage options

- Event spaces

- Family-friendly gathering areas and a new alcohol-free zone

- Year-round programming and activities

- An easily accessible team store

- Picturesque views of the Wasatch Mountains

- Located along Mountain View Corridor and a planned UTA Red Line TRAX Station, the ballpark is accessible for fans across the Wasatch Front and walkable and bikeable for those who live within the 4,100-acre master-planned community of Daybreak. More information can be found at beesballpark.com.

America First Credit Union is the exclusive naming rights partner for the ballpark and nearby sports and entertainment plaza (AMERICA FIRST SQUARE), as well as a finance and lending partner for Downtown Daybreak and other Larry H. Miller Real Estate projects. This is not AFCU’s first foray into pro-sports naming rights; the credit union also is naming-rights partner for MLS’s Real Salt Lake.

The square is an outdoor sports and entertainment plaza that will include year-round versatility for concerts, summer games, ice skating, and holiday lights, all within proximity to pre- and post-game shopping and dining experiences.

AFCU will also have credit union exclusivity rights and a street named in Downtown Daybreak, as well as collaborative promotions with Swig for credit union members. Additionally, the partnership includes the Salt Lake Bees contributing $200,000 annually toward community projects, with a monetary match from the America First Charitable Foundation. The credit union will also partner with Larry H. Miller Real Estate for finance and lending related to Downtown Daybreak and other development projects.

“Downtown Daybreak will be a transformational, mixed-use development in the fastest growing part of Salt Lake County, and we are thrilled this initial phase will be anchored by a new ballpark and entertainment plaza. This project, located between the TRAX line and Mountain View Corridor, will be a destination for the community to gather and create shared experiences for family and friends,” said Steve Starks, CEO of the Larry H. Miller Company, via press release. “Our landmark partnership with America First speaks to the power of collaboration and a shared commitment to enrich lives. We are also grateful for the City of South Jordan, a strong partner in bringing this vision to reality.”

“We are a family-centered community, and we are excited to join friends and family from across the region as together we enjoy America’s favorite pastime right here in South Jordan,” said City of South Jordan Mayor Dawn Ramsey via press release. “We are one of the fastest growing areas in the state and know that creating a vibrant regional destination for fans and guests to gather year-round is needed on many fronts. The master-planned urban center, anchored by the ballpark and Larry H. Miller Megaplex Entertainment will also bring jobs, diverse housing and amenities, entertainment, retail and dining options, and natural recreation areas. I am proud of the collaboration between the city council and staff at South Jordan City and the team at the Larry H. Miller Company. This is a true partnership and a once-in-a-generation opportunity.”

“We look forward to playing in this growing area of the county,” said Marc Amicone, president and general manager for the Salt Lake Bees via press release. “This new facility and its amenities will provide a world-class game-day experience for our players and fans. We know that our fans will enjoy the family-friendly experience of Triple-A baseball in this state-of-the-art venue.”

“We couldn’t be more excited to work with America First,” said Michelle Smith, president of LHM Sports + Entertainment via press release. “We felt their enthusiasm and commitment to the Salt Lake Bees and our entire sports community during every conversation. They have been longtime partners of ours and share our promise of providing exceptional experiences for guests and families, as well as enriching the lives of our friends and neighbors.”

The ballpark, along with the newly announced Larry H. Miller Megaplex Entertainment – a cinema-entertainment center (CEC), will serve as the first anchors to the nearly 200-acre transformative, regional urban center. The CEC will feature premium large-format movie screens with 100-percent luxury seating, luxury bowling lanes with laneside dining, unique food and beverage offerings, a private chef and scratch kitchen, state-of-the-art arcade games, private event space, and more.

One question that’s likely to bounce around the baseball world: How does this play in any potential bids for an MLB expansion team? And the answer is pretty simple: it’s not a factor in any MLB planning. South Jordan is about 17 miles south of downtown Salt Lake, farther than the 13 miles separating Target Field (Minnesota Twins home) and CHS Field (St. Paul Saints home). There are several MLB markets where top MiLB affiliates also play–Seattle, Atlanta, Houston–so there’s definitely precedent.

Partners on the construction project include Larry H. Miller Real Estate, Okland Construction, TallyCM, HOK, Urban Design Associates, MVE Architects, Atlas Architects, and Loci Landscape Architecture.

Downtown East - 144 South Apts.

KSL.com - The forthcoming project is set to bring 110 studio and one-bedroom units for people making 60% of the area's median income when it opens in the coming years. Kanter points out that the multistory apartment complex will be located in a "prime" spot for workforce housing.

It's also located within a block of bus stops that can help residents travel to downtown, the University of Utah and other places over the county. It's also located within a few blocks of a pair of TRAX stations along the Utah Transit Authority's blue, green and red lines.

"This makes an indent," Oliver said. "We hope the state moves forward and continues to fund additional affordable projects in the Wasatch Front so we can further decrease that need."

The project, which is estimated to cost about $50 million, also includes a co-working space for people who work from home, as well as space for a dog wash, bike storage room and a public cafe.

South Salt Lake Update - Groundbreaking of 'One Burton'.

See what’s coming to South Salt Lake

By Alixel Cabrera | Nov. 16, 2022, 5:00 a.m. - https://www.sltrib.com/news/2022/11/...-coming-south/

South Salt Lake • Buzz about South Salt Lake revitalization took a tangible step forward Tuesday with a ceremonial shovel turn on Main Street and Burton Avenue.

Construction of One Burton, a new mixed-use development near 2400 South, is now underway, and, along with other building projects, so is the prospect of creating a downtown in this city of 27,000 residents.

The eight-story complex will have 180 apartments — 50 two-bedroom, 103 one-bedroom and 27 studio units. Planned amenities include a gallery, spa and fitness facilities along with rooftop courtyards. The project, which is expected to open in 2024, also will include 7,000 square feet of retail space for restaurants or neighborhood shops.

(Rick Egan | The Salt Lake Tribune) South Salt Lake VIPs turn over a shovel of dirt for groundbreaking of South Salt Lake's Downtown East Streetcar District, which will provide 180 multifamily housing units, on Tuesday, Nov. 15, 2022.

South Salt Lake’s downtown has been in the works since 2016. The intention is to add more housing, commercial and nightlife, said Mayor Cherie Wood. After years of planning, pandemic-related disruptions and infrastructure issues, city officials, architects and developers staged Tuesday’s ceremony on an open parcel where a church, an apartment building and a storage facility used to sit.

“This is our first one after all of that to break ground, and we’re excited,” said Wood, highlighting how much she liked the design, which wraps around a billboard facing Interstate 80. “This is one of many coming to our downtown area.”

(Rick Egan | The Salt Lake Tribune) One Burton, the redevelopment area planned for South Salt Lake's downtown revitalization, known as the Downtown East Streetcar District, will provide 180 multifamily housing units, on Tuesday, Nov. 15, 2022.

Despite the excitement surrounding One Burton, the building will not include the affordable units that Utah so desperately needs to ease a housing crisis.

City officials had been working with these developers before the housing crunch deepened, Wood said, so they did not address the affordability element for this building. But the mayor expects future developments to include affordable units.

What it will look like

One Burton will boast midcentury modern architecture that fits with the neighborhood, said Doug Thimm, an architect at Architectural Nexus, the Salt Lake City firm designing the building. “The idea was to bring something in that could be a piece of architecture that became part of the greater whole.”

Thimm is confident that this development will help execute the city’s vision for its downtown. The building, including its commercial space, is expected to draw people from across Salt Lake County.

“I’ve been talking on and off with the city for over 20 years,” Thimm said, “and to see something finally happening here is really exciting for us.”

For this project, Architectural Nexus is working alongside Abstract Development Group, an affiliate of a New York-based real estate firm, and Jacobsen Construction Co.

More changes coming to South Salt Lake

Developers are planning another 12 projects in the area in the near future.

“You’re going to see change as you’re already seeing in South Salt Lake right now,” said Gary Ellis, Jacobsen’s president and CEO. “...This is a true sign that we’re providing an area for people to come and live in South Salt Lake and really revitalize the area.”

South Salt Lake’s downtown expects to offer grocery stores, public spaces and access to public transportation.

“We’ve always struggled from people not knowing that we’re a city. If we built a downtown, those types of developments would last 50-plus years,” Wood said, “and so that would really be something we can hang our hat on as a community.”

Eastern Bench, University of Utah - Spencer Fox Eccles School Of Medicine - Under Construction

The University of Utah broke ground in October 2022 on the new state-of-the-art home for the Spencer Fox Eccles School of Medicine. The new 185,000-square-foot building will become the hub of the university’s nationally recognized health sciences campus. The facilities will accelerate the school’s ability to provide the highest quality medical education, advanced research, and patient care. The $185 million facility has been made possible, in part, by funds from a landmark gift of $110 million from the George S. and Dolores Doré Eccles Foundation and the Nora Eccles Treadwell Foundation. The gift provides support not only for the building but also for medical education programs and cardiovascular research.

University of Utah Health is the only academic medical center in the Mountain West, providing patient care for nearly 10% of the geographic area of the continental United States. The construction of the medical education building is expected to drive the most critical evolution in the medical school’s history and be used across three primary areas: education, research, and clinical care.

East Bench Update, University of Utah - Phase II Of The Crocker Science Center
"The William Stewart Building for Applied Sciences" - Under Construction

...The project will restore and renovate the historic William Stewart building and construct an addition to the building on the west side, adjacent to University Street.

This project is important to the University and will provide new and updated space to serve the University of Utah’s educational and research mission. It will serve as the new home for the Departments of Physics & Astronomy and Atmospheric Sciences, focusing on aerospace, semiconductor technology, biotechnology, data science, hazardous weather forecasting, and air quality. Together, the two departments teach more than 5,600 students. See why the University of Utah College of Science is so excited about launching this project: New construction will provide a 56 percent increase in experimental and computer lab capacity. There will be 40,700 square feet of renovated space in the historic Stewart Building and a 100,00 square foot new addition.

The project will preserve and restore the historic character of the William Stewart Building while introducing a modern yet complementary design for the new addition. The new building’s exterior finishes will resemble the latest addition to the Crocker Science building next door.

Tree protection plans are in place, and the project team has taken steps to ensure the safety and preservation of Cottams’s Gulch, which will remain open and accessible during construction. In addition, the project team is working with Simmons Pioneer Memorial Theater leadership to ensure construction does not affect theater activities.

Exerpts from article by Alexander Cramer - For The Park Record https://www.parkrecord.com/news/cond...y-end-of-2019/

...Black Rock Mountain Resort is a 250-unit condo/hotel/ice arena concept that aims to capitalize on what its developers see as the growing four-season attraction of this one-time winter-only destination.

It’s also an example of the regional effects of the Park City area’s growth, with the complex intended to serve as an amenity hub for two other developments at the western end of Brown’s Canyon: Black Rock Ridge and the Deer Vista gated community.

Altogether, the three developments are entitled to more than 700 units at the mouth of Brown’s Canyon, with the potential to reshape an area that’s growing faster than almost anywhere in the region.

All three are in Wasatch County and Black Rock Mountain Resort and Black Rock Ridge are being developed by Mark 25 Homes...

New Park City ice rink slated to be home arena for Utah Outliers

Danielle Miles for the TownLift Park City News - https://townlift.com/2024/03/new-par...utah-outliers/

The new rink will be a game-changer for Utah's junior hockey scene. The Utah Outliers have unveiled plans for a groundbreaking private ice rink, the Blackrock Event Center, just past Browns Canyon Road off of SR-248.

The Tier 2 Junior A team is part of the United States Premier Hockey League (USPHL), which plays a pivotal role in nurturing young talent aged 16 to 20 on their path to professional hockey.

A rendering shows the exterior of the future hockey arena.

Kevin McCloskey, a former NHL player and the current operations director for the Outliers, shared insights into the development on Utah Puck Report. The announcement has stirred considerable excitement within the community, primarily due to the scarcity of ice rinks in Utah. Notably, this facility will stand out as the state’s first privately-owned rink, aligning with the Black Rock Resort, as disclosed by McCloskey to KSL Sports.

Slated for opening in the fall of 2024, the rink is designed to accommodate approximately 2,000 spectators alongside additional standing areas. The concert capacity will be 3,300 people, and the rink will also feature a three-story fitness center.

The Outliers’ previous base was at the Acord Ice Arena in West Valley City.

McCloskey, reflecting on the potential impact of the NHL’s expansion to Utah, expressed optimism about the sport’s future in the state. He shared with KSL Sports regarding an NHL expansion into Salt Lake City "It would be an unbelievable blessing for the hockey community,” he remarked, highlighting the local aspirations to integrate more homegrown talent into the team.

Eastern Metro Update - Soldier Hollow Facilities Expansion - Heber Valley, Midway

Press Release Midway, Utah - Soldier Hollow has celebrated the groundbreaking of a renovated and expanded competition building. The facility will transform Nordic skiing resources in Utah and the Heber Valley. The new facility will enhance Soldier Hollow’s athlete development programs to better serve national team athletes, masters athletes, and the participants in Team SOHO’s youth development programs.

The renovation and expansion will bolster Soldier Hollow Nordic Center’s potential as a world-class destination for biathlon and cross-country skiing. The ground floor will feature a new ski rental, gym training area, and team clubhouse to better serve local, national, and international athletes. The first floor will include a café and retail area, skier services desk for tickets and lessons, and a lounge area. Northeast Stair View - Soldier Hollow Competition Management Building Renovation and Expansion

The $13.5 million project will add 19,115 square feet to the current competition building to supplement an overhaul of 7,670 existing square feet.

“This renovation project is a further investment in Utah’s reputation as a destination for winter sport,” Utah Olympic Legacy Foundation CEO Colin Hilton said. “Our goal is to continually improve existing venues with elements that address current day needs that will also help us host the future Olympic and Paralympic Games.”

Construction is underway with a substantial completion set for the end of February 2024 in time to host the IBU Biathlon World Cup in March 2024. Final completion is projected for early summer 2024.

Soldier Hollow has welcomed dozens of world-class international events since the Salt Lake 2002 Olympic and Paralympic Winter Games – including the 2019 IBU Biathlon World Cup, 2022 IBU Youth and Junior World Championships and 2023 FIS Para Nordic World Cup.

The Utah Olympic Legacy Foundation has invested purposefully in the growth of its cross-country and biathlon programs and connection to the Heber Valley community. Currently, Team SOHO and the Soldier Hollow Charter School program combine for over 500 local kids engaging in cross-country skiing at least twice per week during the winter.

“The renovated and expanded competition building will further enhance Soldier Hollow’s reputation as a world-class destination for Nordic skiing and outdoor recreation,” Soldier Hollow General Manager Luke Bodensteiner said. “Kids taking their first steps on skis, Olympians and everyone in between will all benefit from this project.”

This updated facility further enhances recent infrastructure upgrades at Soldier Hollow including an overhaul of snowmaking equipment and trail lighting additions.

Improvements to the competition building further a partnership between the State of Utah and the Utah Olympic Legacy Foundation to simultaneously improve existing and construct new venues. Recently completed projects include the Kearns Athlete Training and Element Event Center and the Residences at Utah Olympic Park...

MHTN Architects designed the Brighton High School with special attention to the mountain backdrop in Cottonwood, Utah.

Situated on the benches of Cottonwood Heights, Brighton High School is an on-site phased replacement that offers stunning views of the surrounding Wasatch mountains and valley. Designed for Canyons School District’s comprehensive curriculum, flexible and adaptable spaces provide opportunities for multidisciplinary student group collaboration key to enhancing critical thinking, creativity, and overall student experience. The new school is organized along a central corridor that connects learning communities with amenities across the campus, creating a comprehensive educational experience.
