I imagine high density along Dieppe Blvd (six storeys or so), with low rise apartments and townhomes in behind.

This item is included in the agenda for the Dieppe city council meeting for January:

Quote:
That Council schedule a public hearing on February 13th, 2023 at 7:00 p.m. at the Dieppe City Hall to hear objections pertaining to South Willow Developments Ltd.'s application to develop two multiple-unit dwellings, pursuant to paragraph 8.1(1)d) of Zoning By-Law Z-10 (2021), on the land identified under PID 70602610.
This PID corresponds to the lot immediately to the north of the large cemetery on Amirault Street. Of course we have no idea if this is referring to townhomes or to apartment buildings, or any idea regarding the size of the project.

Article in Acadie-Nouvelle about this. Apparently they will be 2 buildings of 4 or 5 floors, with 90 & 58 units respectively.

This request is based on dramatically increased school enrolment throughout the region. Another anglophone high school for Moncton North is still necessary, and the request for a Dieppe school will not impact on this.
Apparently Anglophone East DEC sent this letter to the province in November as an "urgent request." A new grade 6-12 anglophone school for Dieppe would allow Lou McNairn to remain as a K-5 school for the city's anglophone population.

The provincial department of education apparently sent a letter back indicating the request would receive "due consideration." Given the explosion in school population in southeastern NB, and the upcoming emergency construction of a new K-12 anglophone school in Shediac Cape, I strongly believe they will do so.

The rationale for the new Dieppe school is the same as for the Shediac Cape school - to decrease pressure on Moncton High School, and to allow students to complete their public education in their community.

I'm hoping they follow through on this as long as they don't build it out in the middle of nowhere.

In my ideal world they would build it on Alain-Gillette St or off Sorbonne Ln or even on Acadie Ave by the Guardian pharmacy.

That would keep it walking distance for all the kids already walking to Lou MacNairn.

A nice addition, but I wonder if we are approaching "peak burrito", especially with the probable arrival within the year of Barburrito in the Plaza Boulevard Centre in the northwest end.

The only Muchoburrito in the Maritimes right now is in Charlottetown.

Avalon Mall in St.John’s Newfoundland has one as well. So Moncton will be the third one.

I said Maritimes, not Atlantic Canada, but, let's not split hairs.

I got wind of a major Dieppe Development. Not sure if it's already been mentioned here or not. I know there was talk about another Sobeys location.

Superstore is adding a large footprint just off Dieppe Boul. on Rue Hartnett. There will be a Superstore, Shoppers, and a few more retailers. Clearing will begin this spring.

See post #2005. We already suspected something was afoot in this location because of recent land transactions, and we had guessed Superstore as the main tenant. Plaza Corp is also involved. The news about Shoppers Drug Mart is new. There will be a Global Pet Food across the street as well.

If we are correct, Superstore will be a standalone right on the NE corner of Dieppe Blvd and Rufin, with Plaza Corp building an adjacent retail plaza just to the north. They will likely share a common parking lot. Shoppers Drug Mart has a cozy relationship with Plaza Corp as a developer, so it would not be a surprise to see Shoppers as the anchor for the adjacent retail plaza.

Poor choice of location. Quesada is like a 2 minute walk down the street.

Bigger issue is that these restaurants are all pale copies of Chipotle with none of the name recognition. I'd rather have an authentic Mexican place than another me-too burrito chain.

Regarding the upcoming commercial development at the NE corner of Dieppe Blvd & Rufin, these variances are being sought by the proponent(s) at the upcoming Dieppe PAC meeting this month:

Quote:
(2) Propose subject to terms and conditions of the Planning Advisory Committee – Plazacorp Property Holdings Inc. – corner of boul. Dieppe Blvd, rue Rufin Street & rue Hartnett Street, Dieppe, NB – PID 70686381

a) Permit more than one main building on a lot (as per paragraph 3.11(2)(b) of the zoning by-law);
b) Reduce the required % of fenestration ratio, a variance to the requirements under 6.5(4)(a) of the zoning by-law;
c) Permit buildings to be exempt of providing a public entrance facing a public street, a variance of the requirements under paragraph 6.5(4)(c) of the zoning by-law;
d) Permit the longest side of each buildings to be exempt of having to be oriented towards the longer street frontage (Dieppe Blvd), a variance of the requirements under paragraph 6.5(4)(d) of the zoning by-law.

(3) Conditional use – 3.11: number of main building on a lot – 699825 N.B. Inc. – corner of rue Rufin Street & rue Hartnett Street, Dieppe, NB – PID 70393566
Still no site plan, or any real confirmation of tenants, but we now have indirect confirmation that the portion of the development being undertaken by Plaza Corp will not have a separate street entrance, and therefore will share a common parking lot (and common entrance) with the main tenant of the adjacent lot (rumoured to be Superstore).

The development will consist of multiple buildings, with the main tenants rumoured to be Superstore and Shoppers Drug Mart.

I expect site clearance to begin later this spring.

There is some conflicting information that it will actually be a no frills as opposed to superstore. Same company slightly different concept.

Maybe we should just say "Loblaw's" then.
