This is a far better project than the original concepts. Good spacing between two towers, articulation in the podium and lower building, more human scale, open courtyard. Remove the driving loop, and we're golden.

Would also like to see point towers that step back as they go up and architectural tops, which could add some floors (maybe 45 and 60), but that's asking too much.

As someone who lives in one of the nearby neighbourhoods, the changes look great!

I would have supported the three towers as well, but having towers that close together starts to look a bit Ghetto here... we're not Manhattan. We have lots of space for further towers along the river or Carling Ave. There's no need for car dealerships or massive surface parking lots in this part of town anymore. Can't wait to see this built. Who knows, if the units are nice enough, maybe it's somewhere I'd want to live when I'm old won't want to maintain a house anymore.

Agreed. The bike path access, quick access to Ottawa's best scenery, and ability to get to basic retail necessities on foot are big plusses for an active retiree in this area.

It's a long way from where yuppies want to spill out their front doors with their wallets after work though.

Really hoping for a, wait for it, grocery store here! I know there's one at Lincoln Fields, but it's really not that accessible when you think about it.

It'll be a couple of LRT stops to Westboro though...and a few more to downtown. Being right beside an LRT station makes up for most other things being not right there.

Possible agreement between city and developers before this goes to OLT.

40f + 38f towers remain with a slightly smaller footprint
1,006 total units; 30 earmarked for affordable housing
Reduction in podium height, increased setbacks, no car entrance from Richmond rd

Going to planning committee on November 15

I guess the car entrance to Richmond rd was taken out in the second proposal.

Good news is that the retail area that was reduced from 1,347 sqm in the first proposal to 883 in the second is now back up to 1,200 sqm.

I wonder how many units have been cut from this proposal due to the removal of the 3rd tower, reduction in tower footprints and reduction of the podium from 6 stories down to 3.

I get the first iteration was a little bit crowded but again... not like this part of Richmond Road has a "traditional main street vibe" anyway. Once again, city council will be patting themselves on the back for rejecting and removing hundreds of potential units coming on the market during a housing crisis.

Drove past today and all the dealership buildings are gone - piled into piles of brick, steel, and insulation. It may have been down for a while - first time driving past in a while!

At the moment the entire street is a pile of rubble, but I believe the intention is to make it into a traditional main street once the LRT tunnel is complete.... I can definitely see more density on this route turning it into more of a main street in the future. Hence why I think it's good that there's a retail component. There are other lots along the road (and Carling nearby) for more towers, so I think reducing this one to 2 towers for a better plan for what is not that big of space.

This was mostly done over the past week (a good show with the wreckers). Hope it means this will be under construction soon.

I'm happy with the changes made. I'm not too concerned about the unit count; the three towers were very overcrowded and I think it's important to have a more human scale podium.

At least they didn't focus on the tower heights this time.

Do hope the latest proposal has a masonry podium though.

I am SO.. TIRED.. of masonry podiums. I am all for the glass and panel podium in the renders. This isn't a neighborhood where brick is needed at street level to match the existing building, and when I say 'match', in Ottawa that usually means a cinder block podium of black brick between red brick buildings.

I'm a little tired of masonry, well everything. Masonry podium with a glass tower, on the other hand, I would welcome. Just not charcoal or buff.

I do agree though, if there's one place that we could buck the trend and forgo masonry all together, this is probably it.

Settlement approved by Planning. I think it still will have to go through the whole planning process again, if I understand correctly.

Drove by today after being away a little over a week. All debris cleaned up and site leveled.
