Looks like the car dealership is wrapping things up. The commercial signage is removed from the building facade and the surface parking is devoid of inventory. Somewhat surprised since the OLT hearing is November. I suppose this gives Fengate time for demolition and remediation if remediation is required.

With the Steacie development rejection being overturned, I feel like this one has a decent shot to come back alive. If they do get clearance to build, I assume they'll try to get this up ASAP before anyone can tell them no again lol.

The Novemeber hearing is now scheduled for October... maybe a shorter issues list? Decision not posted yet.

Good. The sooner this gets overturned, the sooner we can see them get shovels in the ground and building this. This is the single most dumbest stance the city could take on a project like this.

I really like the look, design, height and density this project adds - right across a new LRT station. Agreed, hope it goes through and starts construction relatively quickly.

The city says they're about densification and TOD but then consistently rejects or pushes back on projects just because of height.

Hopefully they trim back that hockey arena sized podium and keep the density and/or vary the height of the towers more. Maybe the BANANAs in the neighborhood can be placated this way.

You're right, the Sens should move their arena into the bottom four floors. Good point Harley.

To your point about varying heights, I really hope out of spite that this gets overturned and then they're able to do the same 3 towers but one 50 floor, one 40 floor, and one 24 floor. That would be a riot to watch the NIMBYs and Council forced to watch this go up at even higher than original planned haha. I doubt that will ever happen, so I will be happy that they get this overturned and built as planned as the 3 heights will do wonders to break any tabletop effects.

Updated proposal (July 2023)

In response to comments provided since April 2022 and subsequent discussions with City Staff, significant revisions have been made to the proposed development and site design for this submission, including:
  • Elimination of the 36-storey tower resulting in two remaining towers of 40-storeys (closest to the New Orchard LRT Station), and 38-storeys (in the eastern part of the site). This revision has resulted in a reduction of 191 residential dwelling units. Stepbacks are provided from Richmond Road atop the third storey to a podium height of six storeys. with additional stepbacks provided atop the ground floor central to the site. Townhouses have been introduced to increase unit diversity and add architectural interest at the base of both tower podiums.
  • A six storey mixed-use mid-rise building has been introduced central to the site along Richmond Road, framing the streetscape and providing a stepback atop the third storey; The podiums have been setback 3 metres from Richmond Road to create a wider public realm, increasing opportunities for meaningful landscaping and street trees.
  • Commercial spaces are proposed along Richmond Road and facing the new proposed park, at a total of 859 square metres. Active entrances are provided along Richmond Road and abutting the park to these uses; and,
  • The centrally located, open, and accessible outdoor amenity spaces remain to provide porosity through out the site. POPS have been introduced to the east and west of the mid-rise building to allow public access and pedestrian movement into and through the site, while the 1,013 square metre public park remains at the corner of Richmond Road and New Orchard Avenue.

The proposed development now contains 3 buildings, connected underground with a parking garage. There are two towers of 38-storeys and 40-storeys heights atop six-storey podiums, with frontage onto both Richmond Road and New Orchard Avenue North, along with a six-storey mid-rise building along Richmond Road central to the site. A total of 1,152 residential units are proposed, ranging from studios to three-bedroom units, including 181 barrier free units. The proposed development contains a total of 689 underground parking spaces within three levels of underground parking, 621 for residential use and 68 visitor parking spaces. Vehicular access to the site will be provided from New Orchard Avenue North along the northern edge of the site. The proposed development contains an internal pick-up and drop-off area accessed via a drive aisle from the north, which will be designed to also function as a central outdoor amenity space. Privately owned publicly accessible space (POPS) is provided to the east and west of the mid-rise building, totaling an area of approximately 311 square metres.

The ground floor of the development is proposed to contain a total of 859 squares metres of commercial space intended to accommodate retail tenants, with active entrances along Richmond Road and facing the park. A total of 726 bicycle parking spaces are provided for residential use. Residential amenity spaces are proposed internally within the podium, as well as via private balconies and communal at-grade spaces. A 1,013 square metre public park area is proposed at the corner of Richmond Road and New Orchard Avenue North, connecting the New Orchard Light Rail Transit (LRT) Station to the subject site.

It's a shame we lost a tower and 191 residential units (is Council going to pat themselves on the back for this?) but I'm happy they didn't reduce any of the heights. The step down on the podium between the 6th and 3rd floor also helps to break down the mass and I love the design, balconies, rooftop amenities and retail spaces at street level fronting Richmond (and the future LRT station).

Overall the revisions could've been a lot worst. I'm still in love. Now can we please proceed??

I actually much prefer the new updated proposal. The original three-tower proposal always struck me as too overbearing and squished together for my tastes. A two-tower plan is a much better fit for this size of property, since now everything feels like it can breathe a bit better. I'm glad they kept the architecture looking pretty much the same, and I welcome the breakup and setbacks of the podiums. I'm sure we'll eventually get more future tower proposals for other lots along Richmond, so I wouldn't lament too much at the loss.

Vastly superior design in almost every way, IMHO. I'm really shocked it didn't get Charcwhited during the resubmission!

In the new Site Plan and Shadow Study the 40fl tower is on the left, In the new renders the taller tower appears to be on the right. That's some odd perspective.

Ottawa and the rest of this Country is in a housing crisis, but lets wipe out 200 units from a residential development. This is nonsense.

I'm OK with it, so long as that investment goes elsewhere. They were trying to cram too much on this lot. The new proposal will hopefully have a chance with the neighbourhood NIMBYs. Hopefully they will treat this as a victory, take their metamucil, take a Facebook break, and let the city grow.

I wonder if they thought about putting the 36 story tower ontop of the 40. I'd be game for 70 stories there!
