I like that! Its probably the only spot on Richmond Road where a 40fl tower could potentially be allowed. would affect almost no single-family house and is right in front of the future station. its also connected to the river parkway for active transportation.

Looking forward to the renderings

Ask for 40 and settle on 27?

Yeah i think they went really high at first and then they'll drop it to 30 and say it was a big compromise.

I'd wager they will get 40. 1071 Ambleside is proposed at 30 right next door. This secondary TOD skyline would look epic along the Ottawa River with these kinds of height variations. Here's hoping....

40 storeys would be nice here, to detract from the numerous concrete commie blocks on Ambleside. That being said, knowing Ottawa, we may just end up with yet another edition of the 21st century modern-commie block™ if RLA gets his hands on this project.

We should try to get RLA banned from using Minecraft somehow...then they would have to use architectural software for their designs! It would be good for them to learn how to use it!

Given what we've seen them come up with, I wouldn't even call your comment facetious.

This stretch of Richmond is really the only area of the LRT line that I can think of where theres the potential to have a New York subway style urban environment with the LRT being just below grade and on a main/high street. There's so much potential to create a brand new urban area here but I really feel that the city is going to squander the opportunity by continually allowing buildings like these to go up:

There's a reason why people want to spend time on main streets in the glebe or westboro and I really don't understand why architects don't try to emulate that environment. It almost seems like they sometimes go out of their way to make it as hostile as possible. That 797 Richmond proposal above has 4 (!) entry/exits for cars when it's across the street from a future LRT station. I think theyre refining the design for that one, but its pretty embarrassing that that was even the starting point.

Anyways... fingers crossed that this tower is a half decent design.

They don't even try to emulate that environment IN those neighbourhoods with most new developments.

THE FILES HAVE BEEN UPLOADED TO DEVAPPS - I hate this forum and can't upload them on here but someone should post..

Wow, seems to be 3x towers (40fl, 38fl anf 36fl), significant podium, very "international style", think a mix between PDV and Trinity Bayview.

1047 Richmond Rd | 120\126\129m | 36\38\40f | Proposed

Fengate Asset Management is proposing a development at 1047 Richmond Road that includes three towers of 36-storeys, 38-storeys, and 40-storeys heights atop a connected six-storey podium, with frontage onto both Richmond Road and New Orchard Avenue North. A total of 1,343 residential units are proposed, ranging from studios to three-bedroom units, including 203 barrier free units. The proposed development contains a total of 762 underground parking spaces within three levels of underground parking, 672 for residential use and 90 visitor parking spaces. Vehicular access to the site will be provided from New Orchard Avenue North along the northern and eastern edges of the site. The proposed development contains an internal pick-up and drop-off area accessed via a drive aisle from the north, as well as central outdoor amenity space.

The ground floor of the podium is proposed to contain a total of 1,347 squares metres of commercial space intended to accommodate retail tenants, with active entrances along Richmond Road. A total of 672 bicycle parking spaces are provided for residential use, with 6 additional spaces for the commercial uses. Residential amenity spaces are proposed internally within the podium, as well as via private balconies and communal at-grade spaces. A 1,015 square metre public park area is proposed at the corner of Richmond Road and New Orchard Avenue North, connecting the New Orchard Light Rail Transit (LRT) Station to the subject site.

Yeah, i'll take that. Big TOD. Would be great if it eventually had underground access to New Orchard but baby steps, I guess. If it comes out looking anything like the renderings it'll be fine.

I wish there was a bit more variance in the heights between the towers. Something like 32ft, 36ft and 44fl would've been nice.

Wow...this is incredible! I also wish there was more variation in height, but I'll take it! Ottawa is shaping up to have an incredible river skyline.

The design kind of reminds me of the original Trinity Rideau+Chapel design before Lahey got his hands on it.
