So I hate to bring this up, but what the heck is happening with 1855 Rose??

That would undoubtedly be the nicest office tower in the province, and of course the largest. I wonder what the hold up is. Have they started pre-leasing?

Unlikely - not enough available space, I'd say. Costco's average store size is 143,000sqft... slightly smaller than the Grasslands Walmart (185,000). Their largest is 205,000.

I'm skeptical of Costco opening a second store in Regina. Looking to other Canadian cities, they seem to straddle the 1 store:200-350,000 population, e.g.:
Halifax: 2 stores = 1:195k
Edmonton - 5 stores = 1:231k
Winnipeg - 3 stores = 1:240k
Calgary - 5 stores = 1:240k
Ottawa - 4 stores = 1:309k
Montreal: 11 stores = 1:350k
Vancouver: 6 stores = 1:385k
Toronto: 14 stores = 1:400k

With a CMA of 260k, strikes me Saskatoon is far more likely to get a second store before Regina. But even Stoon's a long-shot. Granted, given rural/urban split, Regina & Saskatoon both serve as trading areas for significant portions of the province's 1.1million people... using this logic, you might be able to argue for a 3rd store in the pronvince (MB has a similar total population, and 3 stores).

It'd be a stretch to point to Ottawa, Calgary, or Edmonton - which each have slightly more people than Sask - and argue that SK should have 4-5 stores for a population of 1.1 million... these are concentrated urban populations, versus Regina/Stoon's combined CMA of approx 470k. Plus, Medicine Hat's Costco likely picks up some of the southwest trade.

Although, Regina is in a unique position - North Dakota & Montana don't have any Costcos or Sam's Clubs within a short drive of the Canadian border, which is a force Vancouver, Montreal & Toronto stores have working against them: US Costcos cannibalizing Canadian Costco sales (Bellingham, WA has made the news recently for a backlash of Americans fed up with Canadians "taking over" their Costco). This may explain Toronto, Vancouver, Montreal's lower number of Costcos per capita (having a large population generally living is smaller dwellings may also explain this - no place to store 200lbs of detergent in a 500sqft dowtown condo )

Dundee would still have the ability at this point to cancel the "Urban Village" area of Grasslands. I would say there's more than enough room to handle even a large Costco on that plot of land, if forsay Costco approached them and made interest into leasing land in the Grasslands for a new store. Just talking hypothetically.

I like the point you made about rural customers though. I believe that a very large portion of shoppers at the east Costco are from small towns. I can speak from experience on this one as my in-laws live in Melville and have to stop at Costco without fail every time they come visit us. This is also apparent by the number of large pickup trucks plugging up the parking lot on Saturdays and Sundays. A second store for our a city the size of Regina doesn't make a whole lot of sense, but including all of southern Saskatchewan in that number certainly makes it appealing.

I think another costco does make sense. Not in grasslands though but in sw regina. With moose jaw and other communities so close and the new bypass getting built it would be easy access and I think would do well.

I'm curious as to how much more South West you can go than Grasslands? Are you talking about a different area that is already developed or including them in an area that has yet to be developed closer to somewhere on the perimeter highway? I'm just confused as Grasslands is pretty southwest right now.

I think he's saying put it at the corner of Highway 1 and Pinkie Road, outside of City limits.

This would be fine for truck drivers and rural customers, but it's not a good business choice. With Walmart, Lowes and the other anchors already in Grasslands, you have a huge amount of traffic coming there anyways. By being in the heart of that you guarantee high traffic volume to your store. I don't think they would be hearing crickets chirping out at a Pinkie Road location but I'm not sure it would be as popular if people had to leave the city limits to get to it.

North Superstore

There is a City zoning sign at the north Superstore calling for a new "Shopping Centre" that involves 5 new buildings. Anyone have the dirt on that? I'm assuming it'd be along Pasqua Street?

I would think the most logical place for the new Costco would be at either North of Capital Ford or East of the Universal Collision center on Rochdale. With Argyle going to be extended to Rochdale and then continue around to Diefenbaker. With easy access from Highway 11 it would be a good location. AND have the Wal-Mart / Sobeys / Superstore patrons in the area.

I thought I remembered reading that a shoppers might go there (now that it's in the Loblaws family). No idea what else, but there was always supposed to be some sort of development like in the Sobeys/Wal-Mart lot.

The land is owned by Loblaw, so they will control/limit use to non-competitors. Nice to see this might finally get developed. The east site is still a dirt patch.

Yeah, no. Potash prices are at a 5 year low. And all of these companies already have offices and aren't looking at expansion right now.

In the future they might, but we're looking at ~5 years out.

Both sites are available for development. Building will probably begin in the spring.

Signs for Malt City just went up in the windows of Canada Place (Cornwall & 11th)
