I would add The Garrick, Vendome & Woodbine also could be come boutique hotels if the will was there.

I've always thought a boutique hotel would do very well in Osborne Village. Walk over the bridge to Canada Life, the Legislature, IG Wealth, etc. Right near a late night Shoppers and a grocery store. Lots of restaurants. One of the only retail 'strips' in the city. About a half hour walk to a bunch of different neighbourhoods, Broadway/Assiniboine, South Osborne, The Forks, St B., etc.

It feels like a great place for one of the hotel 'lifestyle' subbrands that offers a bar/lounge type lobby area but limited other services, smaller rooms with a design focus, etc. We already have an Alt downtown but I could imagine a Moxy (Marriott) or Even (IHG) in Osborne Village...

Yeah I think OV would be a great place for a boutique hotel - great location and currently underserved. There's the ALT downtown and Mere in the East Exchange. I really don't know whether there is a market for any more downtown but I think one in OV would work.

I feel like the intended market for this hypothetical hotel would just choose an AirBnb. Last time I needed one, there were lots of nice places in the area at decent rates.

Also the ugly truth is that any hotel in the area would need lots of parking to be viable. I don't know anyone who would need a hotel room in Winnipeg but wouldn't also need a car. I worry that if the developer's monkey's paw granted your wish we'd get a slightly "hip" Humphrey's Inn & Suites on Gertrude.

You're probably right about the monkey's paw. And about the fact that they'd lose to AirBnb for the same customers.

However, Canada Life puts up its people at Fairmont, Holiday Inn, Delta, etc. And for tourism, it's among the very few neighbourhoods you could stay without wanting a car. Most Alts and Moxys have very limited parking, usually at top dollar, and sometimes set up as off-site valet only. If there's a place a low-parking hotel could work in the city, it's probably there.

A friend attended a community engagement session hosted by Landmark Planning the other day about 757 St Joseph. Two concepts were presented: a 7-storey building or a 9 storey. The parking would be underground with access from the back lane.

Apparently the usual concerns (parking, shadows, etc.) all came up. StreetSide is aiming to submit a development application to the city over the winter. Will keep an eye on this one.

I noticed that construction fencing is now up around the site of the old garage at the southeast corner of Marion and Des Meurons where the multi-family apartment building was recently approved. No construction equipment onsite yet, but a fence is a good sign.

I think that is a location typo. Marion and Des Meurons has fencing up where the former Degagne Motors shop was located

I think you mean SE Marion & Des Meurons? Yes and 2 houses been torn down as well

And while we are talking about St. Boniface construction fencing, I noticed that all the front facing rental fencing on the former Central Grain site on Archibald has been taken down, leaving the fencing next to the CPKC rail lines up.

There has been a sold sign on the property for a while but I have not heard anything about who bought it and for what purpose.

Someone here mentioned a while back it'll be a storage centre. Honestly one of the better uses for the land as brownfield anyways. Might be a bit of railroad noise abatement for the neighbourhood across the street.

The storage thing may have been speculation. I personally haven't heard a peep about the site.

That'll be the biggest development yet in the area! Hopefully not blank walls on the street.

It's the old railway right of way, when the track used to cross the river diagonally nearer to Provencher.

I was thinking they might do a land swap with the neighbours to square them up. But seems not at this point.
