When Marine Gateway was launched, it was in a more or less in no man's land. No one would anticipate that kind of success, had they not announced T &T and a movie theater at the presale. Similarly had T3 announced some major anchor, it would have sold out before Goldhouse.

Because buyers who were deciding to buy Goldhouse or T3 would have swayed to T3
Because IMHO T3 is a far better location than Goldhouse in the long terrm: quicker access to Costo,SFU, BCIT, potential direct access to UBC with Millenium line extension. north facing higher units has potential for years of unobstructed view because established single family neighbourhood in northern boundary (vs rental units waiting to be redeveloped). Master planned project means you wont see yet a taller building popping in the north side of T3 by another developer.
I just do not want to see T3 beaten by Goldhouse. Btw I do not work for Brentwood, I am just ordinary guy very interested in real estate, and I am not a realtor.
I better stop before the forum regulator red tag me.
