It is a great co-op, with nice units for below market prices.

If anyone is interested or knows someone who might be, please pass it along.

Thanks a lot! I’ll apply this weekend. What’s the price for 1 and 2 beds?

That’s weird. New building, good area with a nice setting. Is it just that people don’t know where to look for co-ops or understand what they’re about?

I don’t know. We’re all pretty confused by this here. Could be an issue with the agency responsible for finding tenants or not all units have guaranteed parking in an area without the best transit (but that is the same with other, pricier buildings).

I thought that there was a housing crisis and a dearth of stable, affordable housing. I guess not or the people charged with finding tenants are idiots.

COVs parking mandates for new builds is also something to call out though, especially in areas without Skytrain.

I pay $1500 for a 1 bedroom and 2 beds are $2000. My parking is $100 extra. There is some small variation above and below that price I believe, based on views, which side you face, etc. There are some pretty nice views of the river, Mt. Baker, and Richmond farmland. Units are spacious with balconies, decent full size appliances, some have in-suite laundry.

The neighbourhood is chill and feels like an escape from Vancouver while still being in Vancouver proper.

The website also show income requirements. I know there is some wiggle room on that as well though.

I am baffled by a co-op still having empty units. I thought they were the holy grail of housing, and there were people lining up to get in? I honestly can't believe too much vacancy is an issue with that type of housing in a city like Vancouver! What do you attribute it to? I always thought social organizations like family services and others would promote co-ops all over the place, I'm shocked to hear there's lack of demand

We think it’s probably a lack of advertising and awareness that spots are available but not entirely sure as we don’t participate in that aspect of the co-op.

Not to throw any shade on those that choose to live in the River District, but IMO it's one of the least desirable areas of Vancouver (Still streets ahead of many other jurisdictions though).

Very poor access to transportation and services, and the Fraser hasn't quite picked up as a "destination" yet.

Also is $1500/mon for a 1BR really "below market" in that area? Seems pretty pricy to me.

Yes, average price in this area is over $2000 for a 1-bed.

I’ve lived all over the city. The charm of River District is that it’s a bit sleepy, a Steveston feeling, but in Vancouver, itself. That will change to some degree as it gets built out though.

How convenient. Some might have seen the large flames from this Point Grey Fire on the weekend. Owner is a numbered company

Vancouver west side home destroyed by fire was not approved for demolition
By Chuck Chiang | June 20, 2022, 11:10am

The Vancouver west side home that was destroyed by a massive fire late Friday had a city permit issued for salvage and abatement – but specifically not for demolition, according to municipal records.

The City of Vancouver database for permits showed that the house at 4812 Belmont Avenue in Point Grey was approved for the salvage/abatement permit on Jan. 25 of this year after almost three years of processing. (The application was started in August 2019.)...

....Fire investigators are currently looking into the cause, which remains undetermined as of now.

Vancouver writer [and heritage buildings expert] Eve Lazarus wrote in her blog that 4812 Belmont previously belonged to former Vancouver mayor Gerry McGeer – who lived in the house from 1927 to 1947. The 6,452 sq.ft. home was built in 1920 and has seven bedrooms and four bathrooms, according to Zillow.

The 2019 assessment value of the property is $15,220,000.

According to the City of Vancouver, the property also has an applications under review when the fire happened: A building permit application made in November 2021 for the construction of a “2 storey with cellar one-family dwelling with a detached accessory building (garage), at the rear providing 5 parking spaces, having vehicular access from Belmont Ave.”...

kiss 104.9 is gone, looks like 104.9 is once again changing formats. They fired the morning people. They started playing the same Rage against the machine song on repeat all day.

My radio in the vehicle says what format it is, it used to say Top 40. Today it says Country.

Makes a bit of sense when you consider the demographic that actually still listens to the radio.

Didn't these guys spring up as XFM "alternative rock" about 30 years ago? Time is a circle!

I was trying to think when. Years ago it was soft hits like QMFM, I think it was called StarFM, then it was something else, maybe XFM after? then it was a hit station? was it always called kiss? of the 3 "hit" formats it was one of the better ones, in recent months or year it did alter to go from hits to old favourite hits added into the mix.

Crazy. Some construction worker got his hand got his hand stuck on a line while rigging and was dangling from the line.

Breaking: East Vancouver rooftop parking lot collapses

By Kurtis Doering and Denise Wong
Posted Jul 14, 2022, 2:22PM PDT.
A rooftop parking lot near Vancouver’s border with Burnaby has collapsed.

The collapse at the lot above an office space on Lougheed Highway between Rupert Street and Boundary Road happened at about 1:30 p.m. Thursday.

It’s unclear how many people were in the building at the time. Crews are trying to make sure everybody is accounted for...

https://vancouver.citynews.ca/2022/07/14/vancouver-parking-lot-collapse/

Anyone know the building?
