Yet another amendment to disclosure this time extending estimate of construction from Sept 29th to between October 1st and December 31st. Im getting extremely frustrated at this point.

These guys have literally no idea when they will complete construction... what a joke.

I would be less frustrated if they had given a one-year extension instead of multiple short extensions like this. Can't plan for anything.

Their presentation center is closed but they still pick up the phone. I've heard nothing regarding completion and apparently they're waiting on the city for occupancy, but doubt it considering sidewalks and civil works still have barely started yet alone finished.

I called them this morning and the front desk person mentioned that I should call back tomorrow as their sales team is in a meeting. They mentioned their meeting may be about another addendum... hopefully for occupancy, but they couldn't tell me and told me to call back tomorrow.

They seem to have a lot of meetings when I called them a few days ago they were magically in a meeting and couldn't answer any of my questions on timelines

Update: called them earlier today and got absolutely no information… still “waiting for occupancy permit from the government any day now”…

The fact thats their answer just blows my mind, I tried getting info on the following and they didnt even know what i was talking about

- Consultant dry run for occupancy inspection
- Date of the occupancy binder (All schedule C/B/s) submitted to city
- Final occupancy inspection

None of these they had a date to, its like they're have no idea what they're doing

Welcome to any new residential development, anywhere. Nobody knows what's happening then suddenly they have all the permits.

Honestly might have a better chance at contacting the GC directly and getting answers

Nice, surprised they were willing to chat. I'm honestly considering sending a formal complaint to the city against the developer. Maybe someone from the city can force their hand or give them some strong formal words to wake the f*** up...

I'm starting to think this might be a funding/financial issue for the developers... since this is all funded via Chinese bank IIRC and there's a real estate crisis in China right now lol

I think I found the missing clue to the puzzle and some of the information that the developer was struggling with. Countless times when I called the developer, they said they were waiting for "Occupancy Permit" I believe they were confused with the occupancy permit they were waiting for.... A 'Street Occupancy Permit' is what they were waiting for , they've been waiting for this since July 1st 2023 when they applied for it, this is around the time I started calling them as construction completion per their contracts was approaching. This Street Occupancy Permit is required as part of their civil works, hence why sidewalks and canopy glass aren't finished. The city just approved and issued their street OP permit on the 11th of October, and Syncra hasn't had the most favorable weather to pour sidewalks recently.

Really hoping that now they have this Street OP permit, that work will progress, because as you can see, their Street OP permit is ONLY valid until October 31st 2023. If they don't finish by the time this expires, they'll have to submit for another one, and being this one took 4 months for the city to approve, it will significantly delay them even longer, crossing my fingers,

Great finding! I’m really hoping this is one of the last things they need to do. If they’re smart they should pour today since the next couple of days are clear skies. All we can do I hope for the best at this point.

City sidewalk looked like it was poured today! People were out front smoothing it out, etc. Fences were down so I could see some nice lettering up in the lobby with the building name “ovation”. But the curbs, plaza and stairs up to the lobby still need work along with the installation of canopies and amenity guardrails/glass. Anyone have any guesses on how long this usually takes?

I'm wondering if they have a supply issue with glass panels for balconies and guard rails. They put glass on the balconies up to floor 27, stopped for ~3 months. Then finished floor 28-31 but I saw 1 broken panel on floor 31 and still missed a few units here and there. After ~2 months in early Sep, they went for another round and as of now, one unit still has no glass balcony, the broken piece on floor 31 is still there. so funny...

Oh man leave it to these guys to do the pour the day the permit expires lol 😂 but I’m glad it’s getting there! Yea seems like a couple of more smaller things to do. I’ve been convinced they’ve had supply issues with the glass hence their staggered installation. Assuming they get the glass it should only take a couple days to install. Hopefully we’re looking for an end of November completion but I’ll put my money on for December…
