Reliance Properties Sells Downtown Vancouver Office Building For $24M

In mid-December, however, Casey Pollard, Senior Vice President at CBRE Vancouver, announced that he had sold the office building at 1190 Melville Street in downtown Vancouver, at the intersection with Bute Street near Coal Harbour, on behalf of Vancouver-based real estate developer Reliance Properties.

CBRE did not disclose the price, but the office building was sold for $24 million, according to commercial real estate brokerage Cushman & Wakefield. With the office building having approximately 48,000 sq. ft of space, the sale price translates to approximately $500 per sq. ft.

On Monday, Vancouver-based real estate developer Bosa Properties and Listel Hospitality Group jointly announced that the Listel Hotel in the West End of Vancouver is set for redevelopment, in what the two referred to as a "strategic partnership."

Listel Hospitality Group is a subsidiary of Listel Co., a hospitalty company that was founded in Japan in 1967, and manages the Listel Hotel, which sits at 1300 Robson Street, between Broughton Street and Jervis Street.

Through the 50/50 joint venture, the six-story Listel Hotel will be transformed into a 28-storey mixed-use tower. Following the redevelopment, the building will consist of 174 hotel rooms occupying the lower portion of the tower and 126 rental units — ranging from studios to three-bedrooms— occupying the upper portion.

^Pedestrianized from Burrard to Bute. They say bus routes moved to Alberni which would be a lot easier to do in the near future with in morion charg8ng capable trolley buses.

At Rosedale Garden where the trees were removed, they've added wooden ties and topped up the soil (the stumps would still be in there but they did grind down as much as they could).
The nice high planters are pretty much dog-proof so the plants tend to survive (though not raccoon-proof).

Yew shrubs ripped out.
They may be going back in to properly dig out the original tree roots.

Fill out the survey here:

https://www.shapeyourcity.ca/granville-street-planning

Not sure why they are talking about the tallest buildings in the city when it seems like 400 feet is the max height for rezonings.

Quote:
Building heights along Granville Street will be increased to match the
surrounding Downtown area, typically ranging from ~200 to 400 ft.
The tallest buildings will be near the City Centre Station (Canada
Line), which will be explored as a Higher Building zone as part of the
plan’s implementation.

Here's what Vancouver's entertainment district could look like in 20 years

Granville Street, according to the plan, would be divided into three sub-areas: City Centre, Entertainment Core and Bridgehead.

Key developments to City Centre (see image 3 in gallery) consist of large video screens and public art, a central public plaza for gatherings, better access to nearby SkyTrain stations (Vancouver City Centre and Granville), as well as mixed-use residential developments.

In fact, the city's draft said the goal is to build "some of Vancouver's tallest towers" in this section by project's end that would redefine the skyline and act as an official gateway to the downtown core.

Plans for the Entertainment Core (see image 4 in gallery) are to adding more attractions to enhance its role as Vancouver's nightlife hub. This includes clubs, bars, restaurants and music venues.

And yes, venues like the Orpheum, Commodore Ballroom and Vogue Theatre would be protected during the upgrades.

"This dynamic hub is designed for socializing, cultural experiences, and celebrations, making it a go-to destination for locals and visitors," the Granville Street draft plan explained, noting fixtures like neon signs and patio spaces are also included.

"New development will support arts and entertainment activity, and blend indoor and outdoor activities with a pedestrian zone that supports cultural events and performance."

Finally, the Bridgehead sub-area — on the lower side of Granville (see image 5 in gallery) — hopes to provide "a quieter street experience" for visitors.

This means the city will focus on bringing in a mix of cultural spaces and local shops with residential and commercial buildings. Bridgehead will also connect with Yaletown and the Granville Bridge via transit and foot traffic.

We are at the final phase of the Granville Street Plan, so some more details on "some of Vancouver's tallest towers" would be in order. Looking forward to seeing what that means. Be nice to have something interesting proposed, instead of the endless stream of 25 to 40 story proposals.

Building residential towers right on Granville would hopefully make it a lot more neighbourhood like.

Well we already got the 800 Granville rezoning direction. It's 451 feet so it's actually a bit higher than the 400 number in the background material.

I suspect the City is thinking higher than that since that is nowhere near the cities tallest. Ken has his sights set on building the Metro regions tallest towers, so maybe we'll see that here. The Bay is inside the Granville street planning area, and the parkade is on the fringe.

But their envisioned towers graphic shows nothing much taller than the TD Tower.

Granville is still limited by a freaking viewcone so I doubt you could get over 380 feet in most of the area. Only north of Robson could you get closer or above 400 ft
