An irregular parcel in Jersey City’s Bergen-Lafayette neighborhood could soon be home to a modern three-building complex with all components set to feature retail space and affordable housing.

During their October 7 meeting, Jersey City’s Planning Board greenlit an application to revitalize a large parcel at 590 Grand Street. Currently home to an auto mechanic, car wash, and surface parking, the lot sits at the corner with Fairmount Avenue.

The land is owned by Jersey City-based Mecca Realty Properties and sits within the Mixed Use F District of the Morris Canal Redevelopment Plan. The three-phase development, designed by Architectura, is slated to consist of three six-story buildings totaling 235 units, 12,879 square feet of retail space, and 72 surface parking spaces between the structures.

Construct of a phased mixed use development which will include approximately seven hundred nineteen (719) mixed-income housing units including replacement of one hundred ninety-two (192) existing affordable housing units with new constructed affordable housing units, seventy-four (74) new affordable senior apartments, four hundred sixteen (416) new market rate rental units, twenty-eight (28) new affordable for sale condominium units, and nine (9) new workforce housing rental units, in addition, the proposed project will include ground floor commercial and retail space, a new Jersey City Public Library branch, a parking garage, a new space for JCHA Resident Empowerment and Community Engagement Department, and resident amenities including a rooftop pool deck and children and teen areas

So, there is another ~60-storey tower being planned, across the street from Whole Foods.

It will be 600 units and a max of 600 feet. The developer is the KRE Group, which is the "good" Kushners (the developers of Journal Squared).


The address is 72 Montgomery, specfically the parking lot of the Battery View apartments. The existing building will remain unchanged.

Thanks for the update on the Kushner project! I heard about 55 stories and about 600 ft, lining up with the report you posted. There is one thing you've missed... Harborside IV was sold by Veris(formerly Mack- Cali) to The Related Group and a tower of at least 60 stories, maybe close to 700 ft, with close to 800 residences is being planned. Saw it in Jersey Digs and Yimby, and it promises an expansive ground floor presence with restaurants and possibly a cafe.

There is a couple more at the early stages:

Grand Jersey Group, LLC to make a presentation before the Board of Commissioners for the redevelopment of property located at. Block 15801, Lot 3.02. The redeveloper proposes to develop, finance, and construct a mixed-use project consisting of approximately 600,000 total square feet and including approximately 515 rental apartments and 8,000 square feet of ground floor retail space, in the Grand Jersey Redevelopment Area.

Also, something at 155 Marin Boulevard.

Literally no one wants this bs linear park next to the tracks. It's just a check the box exercise for planners to include green space, regardless if it's wanted or desired by the community.

Jersey City’s Singh Tower Nabs $70 Million Loan

A project that is looking to add to the Journal Square skyline while creating a new link to a planned Jersey City park has obtained a large mortgage loan as construction moves forward.

Northwind Group, a Manhattan-based real estate private equity firm, have announced that it provided a $70 million loan through its closed-end debt funds to 622 Summit Avenue, a 29-story 209-unit multifamily residential property known as Singh Tower. The project is being spearheaded by GN Management, who have successfully completed 16 prior projects in Jersey City.

The future Singh Tower began to properly rise last fall. Designed by Hoboken-based MVMK Architecture, the modern-looking project will top out at 285 feet when completed.

^ Cool. I didn't realize this one was under construction.

Also, Urby II and III are before the March planning board meeting with revisions! Looks like the design of the towers are changing and a different landscape plan. I'm sure JerseyDigs will give the full scoop in the next few days or so...
