The University and City will no doubt coordinate their land development strategies for the next couple decades. With the development of these lands, demand for housing on the fringes (particularly the east side) will likely experience a measurable decline if people prefer shorter commute times, new construction, and walkable neighborhood design.

I've experienced the future and it feels like Copenhagen!

I followed the Calgary and Toronto municipal elections over the last month or so. The Calgary election was fascinating. It will be exciting to see how well the political and administrative forces gel together. Toronto was in a terrible position to begin with (massive infrastructure deficit and ominous budget projections). Rob Ford solidifies it. Although we are not well-acquainted, I feel for Toronto.

As for our leaders...I expect a lot more from them

I was in Montreal this past weekend for a class trip and took and extensive walk all around the downtown area. I have been reading a lot of the recent posts and i remember that there was some talk about bicycles and bike paths within Saskatoon. One thing that struck me in Montreal was there integration of rental bikes, bike stations and their designation of bike paths. I have never seen a Canadian city, or North American city with a program of this extent before. It was pretty impressive. We talked to locals about how the system works and many said that they were not intended for tourists but for locals to use to make short treks around the downtown area. Having something similar between the Downtown, Broadway and the University would be interesting.

Now before anyone rips into this comment about Saskatoon not being Montreal or being able to use bikes because of snow. This is just an observation and i'm just throwing this out there because of all the talk about alternative transportation and in regards to the SaskatoonSpeaks blogs.

Board approves second residence

The design is already approved, the drawings are done, the construction crews are on site and the tower crane is in place so the university’s Board of Governors has decided to move forward with building another 400-bed residence for undergraduate students months ahead of schedule.

The second phase of the residence project will be a mirror image of the building currently under construction in College Quarter. Richard Florizone, vice-president of finance and resources, said because the initial project is going so well – “on budget and on time with the quality we are very pleased with” – there was little reason to delay. In fact, proceeding now rather than waiting a year is expected to save about $3 million on the cost of the second building.

The university is now negotiating a second design-build agreement with Meridian Development Corporation for the new residence building. Florizone said the success of the first partnership agreement with the Saskatoon-based developer “was one of the reasons why we pushed hard on phase two.”

Unlike the first residence building, which was supported by $15 million from the Ministry of Social Services as well as funding from the City of Saskatoon, the second phase will be largely financed by the university through external debt and an internal loan. The city remains “incredibly supportive” and has committed, subject to city council approval, another $5,000 per door for the project, said Florizone. The provincial government is also supportive, he said, but is unable to provide any resources. The government will be required to approve by order in council the university’s request to borrow $25 million for the project.

Florizone said the decision to proceed with the second building on an accelerated schedule is testament to “the power of partnership” between the city, the province, Meridian, the university community and the board. “There are some amazing things we can accomplish when everyone works together.”

The cost of the second building is expected to be similar to that of the first, which is estimated at about $35 million. Undergrad students will be occupying the first building by fall 2011, with the second 400 beds expected to be available a year later.

While the university awaits approvals from the city and the province, site preparation will go ahead just north of the first residence behind the Williams Building.

6.50 for 60 minutes seems expensive for something that would be frequently used...... I would pay $2.00 and that's it. $8.00 for 90 minutes......yikes. Can someone please come up with an alternate solution. How do they expect these to catch on for daily commuters? I can see a tourist paying that much but not an actual commuter

I remember that...... I think that was in line with the thousands who left Calgary to move back to Sask. I haven't seen those for a while now..... If I had a house worth 700,000 in Calgary in 2007, I would have relocated to Saskatoon and bought a penthouse......lol

I know of many people who were either tourists who used them or who live there and say that they are fantastic. With respect to the weather, Montreal gets waaay more snow than Saskatoon and as long as the paths are cleared in a punctual fashion ie. Calgary's bike paths, there is no reason why this couldn't be used in every Canadian city. As for Saskatoon's extreme cold, you just have to dress for it. Look at all the joggers on Saskatoon's pathways in -30oC.

5 days to Lake Placid decision.....I feel bad for Mr.Nasser, as I believe his intentions were both honest and honourable. Not sure the same can be said for Mr. Lobsinger, although one wonders why you would pursue something for so long, if there were at least not some honest intention behind it.

Unfortunately, I believe in 5 days we will be starting a new discussion on this forum about what we NOW believe should be put forward as a development proposal.

I really do hope I am wrong, but.....

Hotel Construction.

Some people wonder why we need more hotels. Yesterday I spoke to some workers transporting heavy equpment thru the area. They had to stop due to road conditions and when they tried to get rooms they ended having to go to communities up to 50 k away as there were no rooms in the city. Nice to see the business that good but it shows that we need to get the new hotels open and providing more rooms.

you are correct. I live in Calgary but have family in Saskatoon. Every time I want to get a hotel, there is some sort of convention that has ALL of the hotels booked; and then I get stuck with a deluxe room at the hilton for way more than I wanted to pay!

If you look at the year to date table in the publication at this link, you will see that Sask had the highest hotel occupancy rate in the country over the last 2 years, although Newfoundland is edging us out in 2010 YTD through August.

Deadline nears for Lake Placid

Financing close for River Landing project, Nasser says

The fate of the signature $200-million River Landing development will be known Monday, the final deadline for developers to prove they have financing in place to move forward.

A news conference is planned for the end of the day, when Mayor Don Atchison will confirm whether Lake Placid Developments, in partnership with Victory Majors Investments Corp., has been able to show it has the wherewithal to build the city's most-hyped project -- a cornerstone private-sector development on Parcel Y in the city's south downtown that has been more than three years in the making.

Since June, the group has had an agreement in place with the city to build a

$200-million-plus complex across Second Avenue from the Remai Arts Centre that would include a hotel, residential condo tower and two office-retail buildings surrounding a public plaza and pool.

To break ground, however, the group has to show the city documentation by Monday at 5 p.m. that an estimated $50 million to $60 million is in place to build an expensive underground parkade and bring the project to grade level.

The company has to deliver confirmation it has the financing, city officials said. The city would then verify through an auditor if the financing is sufficient. If the auditor is satisfied, the company has 15 business days to pay a remaining $5 million for the land.

If the group fails to secure the financing, a deposit of $250,000, which was paid to the city in June, will be returned and council will have to decide at its next meeting how to proceed with the storied and controversial piece of real estate.

To this point, no funding has been finalized but the proponents remain hopeful it will come together in time. The complex agreement has taken more time than initially believed, said Karim Nasser of Victory Majors.

"We're very close to both getting there and doing what's needed by the city," said Nasser.

"As the baseball player said, 'It's not over until it's over.' "

Mayor Don Atchison said he still holds out hope financing will be secured.

"Nobody has told me that it won't happen," Atchison said. "When you're dealing with this size of project and the financial funding that needs to be put into place, then it can get right down to the wire. . . . I suppose it's a glass is half-full or half-empty (scenario). We'll find out Monday if it's half full or if it's empty."

The end of the day Monday is the last chance for the project, Atchison said.

"I think the community as a whole has been waiting and waiting and waiting and it's kind've like, 'Now we need to know, ' " Atchison said.

Six months ago, Lake Placid CEO Michael Lobsinger and Nasser, backed by a long list of businesspeople, stood in front of council and said they expected financing to be in place imminently with shovels in the ground within six weeks.

"We can move forward and move forward quickly," Lobsinger told council.

In September, a hole dug three years ago for Lake Placid's 18-storey condominium project in Calgary was ordered backfilled by the city there because it was a hazard.

Nasser said the Monday deadline is the final one -- the group won't ask for another extension.

"Either we will be ready Monday or we'll say thank you to the city and go on our way," he said.

I think Mr. Lobsinger will carry over from Halloween on Monday and appear as a ghost, disappearing for good and we can move on with someone else. If he can't do better we don't need him to just make a parking lot as required, then not be able to continue. Good thing they don't have a camera on this project like the south bridge. It would be a channel that would only show the odd bird in the trees.

I find it funny they're still saying they'll get the money together, like give it up already. I wish they could just be honest for once.
