They did that several months ago, and not much visible progress since...

I've been there. The place was literally a fully functional self-contained furnace. I hope they put in new HVAC

Word on the street is that Enbridge is hiring 1500 more on top of the 500 that will occupy the expanded space in TD tower

1500 more for Edmonton? total? AB?

That is a good amount of space if local... like 200-250,000sqft.

^I heard good things about this project. I am very curious to see how it goes down. 2 bdrm and 2 bath for mid-200's sounds like it could be on the money from a market perspective.

That's very good pricing. Interesting to see what it looks like. I think the few who have seen it have given it a pass.

Location is dodgy though... 3rd & 3rd is a bit of a rough corner

^ Rough corner now...but the proposed arena district plus the long-rumored move of the Greyhound station could remedy that. A shutdown or gentrification of the Grand Hotel would help too.

^ Oh I'm sure, but that won't happen overnight, and you need people to buy in who are willing to deal with the issues of the area in the meantime, and the east side of 103rd st is a hindrance that is not going away anytime soon. That could be the challenge. I hope they can pull it off.

^If there is any corner that is likely to change 'rapidly', it's this area. Once the arena is up I can guarantee the bus depot and Grand Hotel will be redeveloped.

Mother of 12 bastards! The city's assessment of my condo (in a highrise located near Rossdale) dropped from $191K to $159K! It was as high as $240K just 4 years ago. Good thing I got my home equity line of credit at that time, eh?

1) That would be the building on the SE side of 4th & 4th, would it not ? Fitting if it was, didn't the downtown market originate there ?

2) I like the look of that building. For a retirement/ care home complex it looks very nice & will add some more height to the north side of Jasper. Hope they address Jasper well.

3) It will be really nice to see that lot filled in. That stretch of Little Italy is so busy & vibrant. I wish I had bought that house across the street from Giovanni Caboto park... What a cool central neighborhood... area around it is rough but you're surrounded by Italians and they don't take shit from anyone!

^^ I wouldn't worry too much about the assessed values... they seem to be all over the place this year. If anything that means your taxes are going down!

Our condo in McKay dropped by $20k but MLS listings are still 30k above assessed value.

House in Parkdale dropped by .2%.. down a few hundred bucks to $229 from a peak of $264 in '08.. but I could sell it for $250 right now

There is always a discrepancy between market and assessed values. Don't take that as a true reflection of its value.
