Urbia site + Mercer warehouse getting filled would be a great start to push north.

mind you the rather large parking lot on 100ave and 104st needs to become a hotel + office + retail/rest as well.

So long as they don't touch the freemasons lodge. that's a beautiful old building.

I totally concur. I walk past that lot twice a day and it's an eyesore bordered by ugly. Such a shame, given how nice both 100 Ave and 104 St are.

Why not retrofit the existing buildings first? It'll take a lot less time and they're already there ...

Parade was pretty good

Icon II has a fair amount of curtain wall up now and was pouring 31.

my god do we need the corner of 103st/102ave filled with that ironwood tower (better design please).... it makes downtown still feel so small town.

^yes i agree. whenever i look on google earth and see newf's model in there i like how it adds some moderate density...the design i didn't mind...but something better would be better

.

it's too bad that barren wall of ICON I on the west side is so visible...they look so ugly. man, and i thought they'd turn out decent...

^contrary to popular belief, Icon I has a lot of glazing % on the west wall, even if punched. The problem is not that but the massing, setbacks, and cladding choice.

Icon II west wall though is a POS.... BKA should be ashamed at not resolving that more appropriately.

^ Solution! Annex a portion of Beaver Hill House Park and tear down the northern building, then put up 2 towers at about 25 stories each!
