Something I find interesting about this project is that Amacon saw fit to develop their large site at 14th and Griffiths at only 4 storeys - and it's closer to Edmonds Station than even the closest corner of LedMac's enormous site. It easily could have fit a couple of towers. It's the entirely white parcel here:

Elevators. You can easily have a 75 story factory with an enclosed shopping mall underneath.

In all seriousness, what I've proposed a few times is having retail and light industrial at grade, with 1 or 2 stories of office space, and then you can build a residential tower above. That would satisfy demand for housing as well as various types of employment.

Probably just comes down to timing - just that it's a recent (or current?) project.

The towers in the park on the other side of Edmonds built a while ago also have a lot of lowrises too.

The other one - in Burnaby - that stands out as "under built" are the lowrises on Lougheed just east of Brentwood mall. Even the other tower projects around Gilmore (Tandem and OMA) now look underbuilt compared to what's now proposed.

The low-lying soil around Highway #1, down where they are built, is less stable than up the hill towards Lougheed. Soon after they were built a neighbour of mine said he saw subsidence on one of the pillars at the corner of Gilmore and Dawson. I believe the soil is also why the southern part of the Woodlands project is park and lower buildings.

That area around Tandem, etc. used to regularly flood - its pretty swampy, boggy land (I think they used some foam blocks at the Willingdon interchange?)

The whole area from gilardi way to boundary between the highway and lougheed is some of the worst soil in the city. It is a peat bog and takes incredible amount of engineering to build roads on. High Rises are way easier as piles are driven down to bearing soil or friction piles are used depending on soil type. The road is both piled and then use low density fill to build the roadway. When they start Concord pacific burnaby you will see some serious ground work unless. As you go east and south everything is floating on piles and raft slabs

Yeah many of the industrial lots there have parking lots which are sinking and frequently flooded. Remediation works need to be done.

I don't think it's open yet - they had hoarding up along the front of Sears last time I looked.

I passed by there on my daily walk today. They had the glass window exterior facades up. The workers were busy cutting Quartz countertops. Based on what I saw still a few weeks away from opening. If I am by there tomorrow, I'll snap a quick shot.

And Corrigan, like Moore, is confident the location will be a big selling point for the property.

While the mayor said the city has no interest in purchasing the building, he suggested in the long run it will probably become part of a bigger development.



I could see it combined with the Esso lot to the east then an removal of that 1 short block of Kathleen Ave and boom you have a nice sized block to work with.

I did consulting work at Metro Van ten years ago. They have done a few interior renos, but the HVAC needs a completed replacement.

Interesting. I wasn't thinking we would be seeing 40+ storey towers that far north of Kingsway. And that looks like at least two towers being planned. Crazy.

According to the city: Construction of a high-rise residential building and a new church facility for the West Burnaby United Church at 6050 Sussex Avenue, as well as an infill, market rental project comprised of a high-rise tower at 4769 Hazel Street and townhomes at 4758 Grange Street.

The rental tower was already announced (it'll join the towers just to the east of this) and the townhouses will be built over there too. I wonder if they'll be taking out that driveway / street next to the church to fit in the new church and tower, as that's an awfully small lot if they don't.

Here's the area. This tower is going up just in front of that midrise that connects to the pedestrian overpass. There is quite a bit to develop in that area...

It's good to see taller towers on the north side of Kingsway - since that's essentially the spine for the town centre.

Eventually the Metropolis parking lots will be built up with towers - hopefully office
- as well as the Concord towers on the Sears frontage (at the south end of the pedestrian bridge).

I hope new office towers at Metrotown are built eventually but not soon. Metrotower 3 is still half empty. Station Square's podiums have office above the retail. I'm pretty sure most of the towers along Beresford will also have office above retail in their podiums. Who's going to fill all this office space?
