so I'll take a stab at connecting some dots on 1250 Cherokee.
Integral does have a history of building mixed income and utilizing "low-income housing tax credit equity funds" in residential. I can't find any high rise style projects... except they do have a photo of one on their site w/o identifying it. Beck Group has a fairly storied history of involvement in many types of development but not residential, though that doesn't mean they've never done any.
Chances are they heard a rumor that apartments were "hot" and especially urban high rise projects. Chances are that Integral being from Atlanta is familiar with Novare Group and their SkyHouse series that they've built repeatedly in various cities.
Therefor it stands to reason that they have designed their own upscale, sustainable apartment concept which they will call "Aviva" and intend/hope to also repeat in different cities. Furthermore it appears that
Aviva Cherokee will be their virgin project.
