The state was going to build a new office building at the NE corner of Colfax and Lincoln to house primarily the Attorney General's office. It would have been connected with the existing State Services building at Colfax and Sherman via an atrium. Tryba did the design and you can find it on DenverInfill here: http://denverinfill.com/blog/2008/02/state-office-building-rendering.html.

The project was replaced by the Ralph Carr Center, at least in terms of priority. Since the Courts wanted to build a new courthouse, they rolled the new office building for the AG's office into that project instead of doing the project on Colfax. The state probably still has some office needs, but I suspect it will be some time before there's pressure (or funding) to develop the site on Colfax.

What's unclear about the rendering of the project at 13th and Sherman is if that was prepared pre- or post-RFQP. The RFQP was from August 2013 so they should have selected the winning firm by now, assuming they received qualified proposals. Therefore, is that rendering from the developer selected through the RFQP process, or is it a concept rendering produced by an architect at the request of the SLB solely to demonstrate the potential for the site to prospective developers. PLANSIT, do you know?

Also, I know the Director of the SLB quite well, so now that I'm aware of this project, I'll ask him for an update.

^Thanks for the info, DI! Looking forward to hearing what you find out about 13th & Lincoln. Also, do you have any knowledge about 13th & Speer? Isn't something happening or about to happen with that lot?

Is anyone one here associated with Industry Denver or know much about what's going on there? I went to the building for something the other day (unrelated to their business), but I can't quite figure out what they are, maybe something similar to Galvanize?

They have a new building on 29th and Brighton Blvd (NW corner). in the Denargo Market area, really cool retrofit of an old industrial building by the way.

That part is unclear to me as well. I only found the rendering while searching for Denver aerial photographs. The RFQP was found through a google search for potential projects in that area of 13th + Sherman. I'll see if I can find additional info.

Ken, thanks for clearing all that up for us. Obviously the Ralph Carr Center turned out fabulous. And IIRC, thanks for the ARRA promoted Build America Bonds. Those BAB's did the trick.

Unless they relocated their proposal, I think those are totally separate projects. The older one was/(is?) proposed for the NE corner of Union and Newport. The new one is at the NW corner of Belleview and Quebec.

I think I caught The Bug. Perhaps I got too close to denconyny?

While it started HERE, that wasn't the problem. After all I was familiar with those Tall Boys. Rather it was taking off from there and viewing the sister videos for Dallas, Houston, Minneapolis, Miami, Seattle, San Francisco and San Diego.

I think Ken mentioned that he would believe 1250 Cherokee Street when he saw it. Looks like he may just have to believe as they recently announced an equity partner:

"Integral" does not have a robust web presence or portfolio and this Eviva brand is apparently brand new. That said Integral is out of Atlanta and does have offices in several cities including Denver and the Beck Group is HQ'd in Dallas and also has an office in Denver. Should be fascinating to see what this project will look like.

I wish the real estate industry would get it right....proper English would be "studios and one and two bedroom units, as well as several townhomes." Or "studios, one and two bedroom units, and townhomes." When you're writing a list, the word "and" has to be before the last item. Sorry for the random rant.

Do you put a comma before the "and" preceding the last item in the list? I have always said yes, but I am in the minority in the legal community.

That's called an Oxford comma, and you are right and correct to use it. It adds clarity and has no downside. Opponents of the Oxford comma are a lesser breed and lack sense.
