I recently had a chance to have a quick chat with a lady from Hardvard. Ask if she could share any information on what the plans were for the 12th ave corner. With a big smile, she asked "who wants to know." I said "this guy!"

Anyways, she couldn't give me any info about it which is understandable but the way she smiled and talked about it made it seem like it's a big deal.

She said there are lots of things going on behind the scenes in this city that aren't public knowledge yet.

So who knows.

In any case, I quite enjoyed the news about the possible Harvard development. If she's excited and tight lipped about it, maybe it'll be something really good Here's to hoping they really do something good with that space

Sources tell me they still have a lot of work to do. They need to convince more tenants who have been paying $10-15 net psf elsewhere that they should now pay $35-40 psf, which is now what it takes to pay for the construction of a new class A tower.

I am a little surprised some find my comments so negitive. I just expressed an opinion on the type of building I'd like to see. True I have my doubts that there will be architectural oversite from the city, even with certain bylaws in place.
We already have a few large international style glass scrapers downtown, some different architectural styles would be better. Here's hoping the project has a very interesting design.

I noticed tonight that the Sasktel parking lot on 11th and Lorne is roped off and there is a construction trailer on site to start work on the 3 story telephone switch building that was discussed a few months ago.

Sorry, I wasn't trying to imply that your post was particularly negative. Even if it had been, that is your right. I have been accused of being the Q-man myself, so I was trying to point out that people shouldn't jump to conclusions. In my opinion Quimby was often obnoxious, but sometimes made good points and certainly kept things from getting stale, but that is just my opinion and I am an outsider to this thread, so I will shut up.

To add to that, I have now seen the renderings for this building. It was in an internal document sent out today so I don't think I can share it at this point. It's designed by Stantec but I don't see it on their site so I don't know if it's meant to be public yet.

To me, it LOOKS like it may be sided with red brick. Hard to tell from the rendering but that is what is appears to be.

The building will be flush to the sidewalk on the 11 ave north side, but will be set back on the west on Lorne St by about what appears to be 2 car lengths...looks like a low red brick fence will meet the sidewalk on the Lorne side to enclose the small parking lot/driveway.

The north side that meets 11th ave does not look to be very pedestrian friendly...big red brick wall that kind of juts out towards the sidewalk...maybe there will be a door there, but it looks like the door is on the side of the jut out. Looks like maybe a big window on the corner of the northeast side that will meet 12th ave and the back alley.

The west side of the building facing Lorne St appears to have 4 very large windows...1-1.5 storeys high, and below each one...looks like garage doors? 4 garage doors.

Building isn't quite just a big box. Looks like a 2 storey box...with a 1 storey jut out facing 11th, and a 1 storey on top which is smaller than the rest of the building. So it will be 3 storey's in total, but only 2 storey's are prominent.


SOOOOO...while it isn't the ideal type of building we would like to see there...I have to admit that I'm somewhat impressed as this building is simply going to house electrical generators. I figured it would just be a big ugly mess. But if it is in fact red brick with huge windows, I think it could look decent. Unfortunately, it doesn't add anything at street level.

EDIT: I'm not sure if it's 4 garage doors...or if it is just columns set out from the building. It looks like garage doors to me...but could just as easily just be 4 columns supporting an overhang.

The drawings that I have seen do not have any windows, they show a metal vent (grate). The elevations are conceiving, but it is not a good development by any means.

I also have been told by an insider, that it will have to go for public consultation on comment as it is over height to be a permitted use in Downtown.

Sure hope Office for Urbanism can come up with some reasons to put a stop to sasktell screwing up lorne street even more.

Hmmm...I wonder if we saw different renderings then. Because they certainly look like windows to me. It would make more sense if they were grates as you say, considering the building use...but hopefully they are windows.

How old was the rendering you saw? The one I have was just sent out within SaskTel today. Not sure how old it is though.

How is over height? It's smaller than the building it is attached to, and about the same height at the neighbouring building on 11th.

But if those are metal grates and not windows...something needs to be done...or else it will just be a big ugly block...which is what I was scared of to begin with.

In your renderings, did it look like red brick?

The ones I saw, two weeks ago, sound like the same drawings. The elevations looked good (windows and all), it wasn't until I looked deeper into the drawing set that I noticed that they arent window at all, but are all metal vents.

This development would be worse than their existing building or the parking lot that is already there.

Ay ay ay. Alright...well that kinda pokes a hole in my sails because I really thought the huge "windows" would look cool.

But you're right, this is just going to be a big ugly brick then.

Let's hope it actually is red brick then and not stucco.

Regina does not have the best or the biggest skyline in Canada, but one thing they do have is........

The best twin towers in Canada, i love those blue buildings in the center of downtown. They are 10 times better than any twin towers in Calgary or Toronto. So you should be proud of that! Height isn't everything.

The west location (Sherwood and Dorothy) of the old Kleins has been replaced with West Side Confectionary. Good to see that some entrepreneur has taken the risk and feels the Regina market can support the local store.
