Question about south Albert across from Golden Mile:

On the former Esso gas station site, north of the new hotel, does anybody know what is going on at this site? Looks tonight like there is some heavy equipment on site and the ground is all dug up.

Brilliant if they were to clean up this site and turn it into something useful!

The way that Esso treats its sites is to let them sit fallow for a number of years then they pay for the remediation and put the site up for sale.

Presumably that's what they're doing here, but it could be anything.

I don't think there is any chance of a rink being built anywhere in the city for a long time. the stadium has consumed the capital budgets of all the sports and recreational organizations for at least the next decade.

It seems much more likely that the area slowly fills up with bars, restaurants and night clubs. Maybe some marijuana dens after legalization.

At best it will evolve into Regina's sin strip, at worst is will be a parking lot.

I would hope we could do better with the former railyard land than that. At least have some medium-rise residential buildings, with restaurants and such on ground level. It doesn't matter if it takes 10+ years to fill in that space, but it should be developed appropriately.

I agree, it's really a unique opportunity to do something special and urbanize the core to a greater level.

I don't believe any of the 3 concepts had a rink in the design?

It seems like they surveyed on those 3 such a long time ago. Any idea when the next step is coming?

And really, I think a replacement of the Lawson should come before a new rink. The current city pools are at capacity for lessons and I suspect the public would be more open to $$ spent on pools than on a rink mainly for the local junior team.

I agree with this. I would be all for a replacement to the Lawson especially if it could become an attachment to an indoor water park.

OMG, every time "water park" is mentioned on this thread we are good for 2 pages of posters hoping to re-live their childhoods.

First, how about a quick review of the literature?

The Lawson Aquatic Centre was built in 1974. According to the Recreation Facility Plan from back in 2010 (pages 19-21), the Lawson had an estimated remaining useful lifespan of 15 years (which I guess would be 9 years now). The proposed recommendations then were to build a replacement in three phases. Phase I was to be an indoor leisure aquatics facility (aka water park), Phase II added an outdoor aquatics component, and Phase III (after 2020) was to replace the Lawson with a training and competitive aquatics facility. So along with the Fieldhouse, all phases would form an integrated facility, all located on the same site. The proposed budget for Phase I was $24 million, and Phase II was $3 million, according to Appendix C (page 52). No budget was given for Phase III, probably because it wasn't within the timeline being considered (2010-2020).

The outdoor pools are another story. Dewdney, Maple Leaf and Wascana pools all date back to 1946-1947, with Massey Pool apparently built in 1964. No idea about Regent Pool, but probably around the same era as Massey. According to this article from two years ago, it would cost up to $35 million to totally rebuild all the pools, or $15 million to refurbish them. The Recreation Facility Plan from 2010 (pages 22-23) recommends replacing Wascana Pool with an outdoor aquatic park (budget of $7.6 million). Massey and Regent pools would continue to be maintained through 2020. Maple Leaf Pool would eventually be replaced with a spray pad ($1.2 million), and Dewdney Pool would be decommissioned, according to Appendix C.

Construction on the south Albert Coop gas bar is in full swing. Although it is mostly destruction at this point as the Co-op gas bar and the plum gardens (the old Earls location) are all demoed. It is worth noting that in a little over a week there is a big hole where the plum gardens used to be that appears to be the same depth as the Capital Pointe hole.

I just wouldn't mind us having one that I could take my kid to. Any hotels that have one now require you to get a room so if my three year old wants to go to waterslides, I would have to pony up $160 bucks. It actually is a big shame that a city of 250k doesn't have one.

Plum Gardens/the old Earls actually had a giant basement. Hyperbole or course with the comparison to CP, but merely removing the first floor would give you a massive hole.

You are so right something amazing can be built on those lands including a hockey rink , such as a theatre high rise apartments think big
