Very interesting. I would have thought that the Pembina Hotel getting demolished would have increased the value of the Cambridge's business what with becoming the big dog in the area for VLTs, beer vendor, etc. But I guess there is still the Quality Inn up the road for all that.

Between those two hotel projects and the one on the old Legion site (am I missing any?), that's a lot of action all at once for a dumpy stretch of Pembina through Fort Garry. The only thing I've ever seen get built around there up to now are strip malls and box stores like Shoppers Drug Mart.

I don’t blame them the City has basically developed this area to be prime real estate for them. That intersection probably has the highest quantity of seperated bike paths, 10 minute walk from No Frills, lots of schools nearby, barely any crime, and right next to the Transitway. Basically all forms of transportation are easily viable here.

If I was moving this area would probably be at the top of my list and will be a cash cow for the owners compared to the decaying hotels occupying the space. Especially considering that both buildings appear to have commercial in the first floor.

Now if only they can get rid of that fountain tire then that intersection is essentially complete.

Both the Pembina properties are about 100M outside of the designated TOD zone.

Fair, so not TOD in the strict legal and zoning sense. It does seem less likely that these would be happening if the RT line and AT routes were not nearby.

The Pembina Hotel development has more parking than is required by the City of Winnipeg; when talking with the developers the rapid transit line seemed to have little to no influence on this project.

Pancake House also closing and being demolished for a new vic’s market. I really hope they keep the sign. That corner is going to look very different.

Sales of Beer have been slowly dropping in Manitoba so maybe the owners are getting out of that and into something that pays a better return on the land.

Where is that No Frills? I just know of the one in St. B? Or did tyhey taske over the former Giabt Tiger on Stafford?

Been going there with my family since I was 2 in '68. Yeah, hopefully they keep the sign.
