Documentary evidence of the removal of the billboards:

Infinity Aerials photo from Facebook

This, and the erection of the construction fence is pretty solid evidence that construction is about to commence!

They are going to reopen Atlantic Avenue to Main Street (right in, right out only).

We don't really know if the next phase of the Junction Urban Village is going to be Junction Hall, or the rumoured 10 storey apartment or mixed use building on the corner of Main & Vaughan Harvey. The presumption is the latter, but they still haven't completed all the land assembly that they wanted. It's possible we may see a delay of a year or so before the next phase happens.

I'm still wondering if they'll consider a variation of the 55 Queen model and incorporate the hotel into a larger building with residential apartments above - putting applicable amenities on the ground floor?

That would allow for a solid 10+ floor building using up only one footprint.

This is entirely possible. Just think, if they put in a rooftop bar like Palette at FiveFive Queen, they would have a great view overlooking a certain lady's tomato garden.

I’ve looked at every satellite map, photo, drone shot etc… I have yet to see a tomato or vegetable garden that would have been affected by this. I’m starting to thing this garden never existed!

It was never any more than a few plants by the side of her house.

They are however by far the most consequential vegetable plants in the history of Moncton.

It's still a bloody shame that this building has been reduced from 10 to 6 floors. The developer should have had the courage to stick to his plans. He would regain a lot of his credibility if he'd decide to add even just a couple of floors to the building.

Have they ever said if the 6 floor building (VH&M) is going to be concrete, or wood frame construction?

The original tower was definitely reinforced concrete construction. The current building is a lot smaller and won't generate as much income. I don't think we know for sure if it is concrete construction or manufactured wood. Compromises were made in the design in order to ensure the current iteration is economically feasible.

I seem to remember that the reason he originally had to go 9 floors was to make it financially viable. So I'm thinking that to work financially with 6 floors, we're going to see a wood frame building. That would be much cheaper to build. It's such a shame that they didn't stick with their 10 floor building.

Good to hear, but surprising. The developer was pretty adamant at the Jan. 16th council meeting that in order to be feasible the project had to be 10 storeys.

Then maybe we will see a surprise when the sixth floor isn't topped off?

What is the timeline supposed to look like for the rebuilding and elevation of Lutz, Robinson and Westmorland Streets downtown? I was under the assumption these street would be rebuilt before the did the same thing on Assumption Blvd. You can see where they built the courthouse with the anticipation of the road being raised up. https://maps.app.goo.gl/kqSzPkACx4d1tRY66?g_st=ic

I did see at the city council meeting last week the contract was awarded for Lutz at a cost of almost 7m. Would that mean it would get underway this year?

Probably, yes, perhaps this fall.

It's just frustrating knowing all the significant ambitious plans that there are for the lands south of Main Street, but that they are being held up 1-2 years because of necessary infrastructure work.
