South Kent was really overgrown with blackberries. All cleared now. Hopefully they will open this section to at least pedestrians.

River District grows from ghost town to thriving community in just over a decade

Wesgroup has also completed two projects accounting for 388 rental units, with 176 more to come.

The area is now home to several restaurants and shops as well as new developments, with more to come of everything.

Kokoro Tokyo Mazesoba opened there earlier this year. A third LOCAL Public Eatery is scheduled to open soon, as are Gooseneck Hospitality’s Bufala and Lucky Taco.

Got a coupon in mail for 20% off at Local Public Eatery and went to try it today. Nothing too special about the food but it's a nice patio for people watching.

I could almost swear there was another restaurant in that same space before but I guess not?

No, it was an empty, unfinished space beforehand.

It's quite busy and livens up the area more.

I'm looking forward to Lucky Taco and Bufala but their build-outs have been moving slowly.

Good to know. River District keeps improving every time I go, but still has a way to go to be any kind of destination. I hope they would prioritize doing the waterfront but it seems to take them forever to get to.

Harlin at parcel 29 (immediately east of the recently completed Paradigm) will be the next tower, 28 storeys with a 7 storey podium. Form of Development approval by council next week with a DP application to follow.

Looks like there is federal money coming to secure this rental project and others in the River District. It is unclear to me from the BIV article what exactly the Feds are getting in return for the loan as they were planned as rental already?

Rental housing in Vancouver’s River District is getting a $208 million boost from the federal government.

422 new purpose-built rental units across three different projects will be built by Wesgroup Properties Ltd., according to an announcement made by Harjit Sajjan, Minister of Emergency Preparedness and Minister responsible for the Pacific Economic Development Agency of Canada, on Aug. 3.

Wesgroup Properties Ltd. will receive a $208 million fully repayable low-interest loan through the Rental Housing Finance Initiative (RCFi), a Canada Mortgage and Housing Corp. (CMHC) rental financing program.

“Rental homes are a fundamental part of our healthy and inclusive communities. They provide stable homes for millions of Canadians and allow them to build a life for themselves and their families,” said Sajjan, who made the announcement on behalf of federal housing minister Sean Fraser.

“Here in the River District, we have seen how the shortage in rental housing has impacted seniors, students, people living with disabilities, newcomers and many other groups are without a secure home over their heads.”...

.....The project at 3435 West Sawmill Cres. will receive $79.35 million in RCFi finding for 178 units, $3.60 million from the City of Vancouver and $15.39 million in cash and land equity from Wesgroup Properties Ltd.

The second project at 3572 Glen Dr. will receive $65.68 million in RCFi funding for 139 units, and $17.31 million in cash and land equity from Peterson Kingsway Ltd.

Lastly, the 695 East 19 Ave. project will receive $63.50 million in RCFi funding for 104 units, and $9.70 million from Stonemark Investments Ltd. and Comma Properties LP (a partnership between Rize Alliance Properties and Pioneer Investments).

Sajjan will be in West Vancouver tomorrow morning for another housing announcement with the Squamish Nation. (bold mine)

Yes, that's why I was curious as to why it was getting federal funding. It's not as if it wouldn't get built without it...

No clear mention of what type of rental housing those projects are going to be. Housing for seniors, families or shelters, or all of them?

They're just market rental. The construction loan Program is specifically not for niche housing types such as retirement homes, single room occupancy and student housing.

These are three projects by market developers, Wesgroup at River District, Stonemark, and Comma (Rize Alliance's rental company) on East 19th and Peterson on Glen Drive.
