Kengo Kuma unveils "sculptural and iconic" skyscraper in Vancouver

Japanese architecture studio Kengo Kuma & Associates has completed a skyscraper in Vancouver, Canada, with a curved form and a semi-enclosed amphitheatre at its base.

Called Alberni by Kengo Kuma, the 43-storey residential skyscraper by Kengo Kuma & Associates (KKAA) is located in downtown Vancouver, near the waterfront in the Coal Harbour neighbourhood.

Its curved structure has a massing that arches away from the street as it rises and straightens out near the top.

Kigumi sculptures are suspended above the open-air entryway and the pool

Yesterday
A walk through the garden of Kuma.
This is my last update of construction of Alberni by Kuma, unless the building breaks in half, then I'll post that.
It has been 4 years and 4 months since my first posting Post #242 of this project, it was quite the journey.

Looks great!
Good to see no one lying down on moss beds, unlike this season's contestants on "Alone".

The only thing that messes up the building to me is the colour of the glass around the pool,
and the edge of that glass being a defined curve, rather than staggered panels.

better hurry, only 36 units currently listed for sale in this Sold Out building. That Million Dollar studio can still be yours.

Can someone remind me again why this building has two addresses?

I think it was permitted as 1550 Alberni, but registered on title as 1568 Alberni. Some realtors with Assignment Sales haven't caught up yet, and a couple reposted it with the new address but didn't delete the earlier listing, so actually 33 are for sale. Some are realistically priced close to $1,600 psf, which is what assignments have sold for in the recent past. (Obviously how far up the building influences the psf price). Some are so dramatically inflated that either they'll have to re-list at a lower price, or they're going to be contributing generous vacant home tax payments to the City and Province to help fund affordable housing projects.

I wonder what the cost of keeping the wood detailing clean will be for the strata!!

Given it's open air connection wouldn't there be birds nesting ASAP?

All in all though, turned out very nice.

(Plus no evident stair problems on this one...Westbank's learning).

It's metal, not wood.

That section of the staircase that overlooks that gap to the parking level (?) seems like an accident waiting to happen.

I really like how this development allows retail to branch into the side streets from Robson. Hope to see more of such developments in the near future here.

You're right, , I didn't notice that, and more than an accident, from the handrail to that edge is 4 to 5 feet, nothing is stopping a child from going under the handrail and toddling their way through those flower pots and over that edge down into the parking levels. They will have to block it off with glass panels like on the other side. Probably was not finish when I filmed.

Brand new building, in-suite washer/dryer, dishwasher, location, building amenities, balcony, separate shower and tub... seems like plenty of reasons to demand a ~$2k premium over the benchmark one bedroom in Vancouver.

800 square feet is also huge for a new one bedroom. Most of the new one bedrooms I have seen are closer to 500. I am in an 800 square feet two bedroom, and while the second bedroom is small the living and dining room is very large.

In what decade do basic things such as in-suite washer/dryer and dishwasher still command any kind of premium? There is nothing really special about the unit which is also on a very low floor, barely above the treeline.

We paid roughly half the price only few years ago halfway up Trump Tower and even that wasn't worth the price. Thinking such rents are anything but crazy talk is normalizing how unlivable and out of touch with reality Vancouver has become.

I was pointing out that the average one bedroom in Vancouver that rents for ~$2k likely does not have any of those things. This is especially true of the core neighborhoods like the West End or Kitsilano which are full of older buildings that have shared laundry and do not have dishwashers, and certainly don't have a pool.

And by the way, you only have to look at the exterior of the building to realize the developer and investors are expecting a premium on condo sales and rentals. As for whether their expectations are unreasonable, we can check back in on this Facebook listing in a few months and see if it is still up with a reduced price or not.

Here's a listing in Brentwood that is expecting a high $psf. If you review the listing you'll notice the "unit amenities" include a dishwasher, in-suite laundry, and a balcony.

Doing the Fifteen Fifteen thing this morning and what do I hear, piano play, must check it out.

The building has occupancy. Acoustics sounded good, Unable to hear it from the top of the bowl seating, there was no access, the glass guard panels not installed yet.
