I couldn't pick a better process to devalue. Imagine if you had to ask your neighbours if they were okay with the car you were planning on buying, or the gardening you were planning on doing, or the colour you wanted to paint your house, or the types of curtains you were planning on having for your windows.

Yes the whole thing should be scrapped and mediocre projects like this shouldn't need any kind of public input.

But, it can go both ways. Look at the 105 Keefer circus.

I think all of these restrictions exist in one way or another with American HOAs. I read an article not too long ago about an HOA fining someone for not having a green enough lawn, and have certainly heard of regulations on window coverings and exterior paint colours.

Allow me to introduce you to the concept of a strata.

And those sorts of restrictions are ridiculous.

That's not Marpole, it is Kerrisdale.

sure, because its the result you want. what happens when it creates the result you don't want? its a dangerous game to play.

the intent is that large changes to a neighbourhood are consulted with the neighbours. (i wont argue this development, i know nothing about it). not some random people who are just reddit warriors from who knows where.

Backlash Expectations

Item #1 – 2325-2377 West 49th Avenue – Extreme
Hundreds of complaints have come from those who aren’t afraid to sue to get what they want

Item #2 – 3803-3823 West 10th Avenue – High
The upcoming Jericho Lands reveal means this project will likely be forgotten by Friday afternoon

Item #3 – 427-449 West 39th Avenue – Very Low
Most have come to terms with the pace of change around the Oakridge Centre

Item #4 demonstrates a way these conflicts can be avoided, as it simply enacts what the Broadway Plan already lays out, albeit on a select few commercial, and industrial zoned properties.
22 registered speakers and some extras on the first item, but Council approved all four items on the agenda.

As is typical these days with projects with lots of speakers, the 49th proposal had more people speaking in support than against.

These rental projects have the most important thing you can have in a rezoning, which is certainty. I suspect they're going to get more and more popular if they keep getting approved. Even if you could maybe get more density on a condo project somewhere else, rezoning for most other development is still a risk, and these will still be a very attractive option

The problem is if you don't control window coverings (for example) you get people putting up tinfoil and all kinds of other horrendous looking —.

Same with rules around what you can store on balconies.

Check some social housing sites for what can happen. They are eyesores.

A more moderate policy would be fine but nobody wants to police it.

Stratas can change their rules at any AGM. Guess what, they don't for a reason.

Freehold properties can put up whatever curtains they want. It's not a society ruining issue when a renter in a 1940s bungalow puts tinfoil covered cardboard over the windows in the summer to keep cool.

Stratas don't tend to change their draconian rules because the people most engaged with strata politics are the most draconian people.

then maybe those people against the policies should get involved. they either dont care enough to get involved, or they want to whine and complain because theyre lazy.

its like people who don't vote in elections, they get 0 right to complain. and i will tell them to STFU if they didn't vote.

i would never live in a strata again, but most rules are beneficial because people —. and people crammed into tight quarters make people — more. conflict breeds in stressful/unpleasant environments. being in a box with people above, below, and next to me who i can hear have —, flush their toilets, smell their cigarettes/weed, do not lend to a stress-free environment.

you're being unrealistic either on purpose or through a lack of understanding reality.

Sure, that's where this process has been devalued, not by the people threatening litigation over a low rise building during a housing crisis, not by city council arbitrarily moving the public hearings from a time that someone with a regular job could somewhat feasibly make to the middle of the day when anyone with a regular job is going to be at work. The straw that breaks the camels back and "devalues" things is when it's advertised on a platform that actually reaches young working people that are effected most by the housing crisis, that's when it somehow becomes devalued?

Give me a break

Rezoning application is in with a significantly increased scope, now 76 units in a 12 storey building. https://www.shapeyourcity.ca/2930-renfrew-st
