I was at the original planning meeting where this building was presented at 60 stories. From what I remember, there were no major complaints about height from people in attendance including councillors. There were actually people advocating for the height/density. No fighting tooth and nail. I know that idea fits the general narrative around these parts but it didn't happen (unless there were complaints behind the scenes). The bigger issue from the standpoint of the public was 6-7 floors of above ground parking, which is entirely reasonable to me.

Richcraft is the cylinder building. There are 3 of them, 55, 45 and 18. Richcraft has some ties with Claridge but better quality, but also much slower at their projects going up. They take their sweet time.

I don't think there was any politics on the height of this one as Richcraft wouldn't touch their project by at a minimum 2025/2026 (based on their remaining projects to go before coming to this one. Claridge just decided to say screw this and chopped 20 floors. Not even the city complained about the height during their initial debrief lol.... the major concerns was for the amount of parking above ground.

Maybe the 60 story tower was Neil and Shawn's idea, but when Bill realized it would block the sun in his penthouse late afternoon it got axed

+1 Not sure if any Malhotras are planning to stick around in Icon for long, but as soon as I saw that floor reduction, I wondered if one of them had spent enough time looking out the western windows on the top floors of Icon and had a change of mind. I would have kept PH6 at 700 Sussex and/or kept and done a big reno on 65 Kings Landing, and/or built a house that doesn't look like a municipal airport on Grandview if I had Malhotra bucks.

So the CBC article that was posted in the Granite Curling Club development had an update on this. It seems the height chop is Claridge trying to get some leverage from the city because:

Now apparently the height isn't final and it can reach above 40 but it's not an easy time to build right now. Claridge shenanigans lol. With Sutcliffe's council, they'll recommend him to build it at 65 stories now like they did with Icon. Probably not, but would not surprise me in the least.

Im not 100% sure but it seems like they removed the new design and heights docs off devapps and went back to the original design and height but again im not sure im right

(update i was wrong The docs just didn't load for me)

Its simple but with good materials, it could look very slick like the soho tower behind

Happy that it jumped 10 floors but wish they kept the same design and since its Hariri Pontarini architects they could have done a better job designing it

Maybe Hariri Pontarini leaned something with Icon (Claridge can't execute a good design) so they dumbed this one down to the point where screwing up is very hard.

It looks like a generic Toronto condo tower, but that's not a bad thing for Ottawa. I hope that if it gets the City's approval, it will go up fast.

Nice contrast to the "curvy" mess that Icon is. With a couple of neighbours, I think Icon will actually look OK. Kind of like Claridge in Lebreton, it's just not high enough quality to sit there all by itself and attract attention.

The Icon may not stand out in any other City however, there is no other building in this City that has four distinctive elevations like she does let alone the height. I know many here jumped on the "I hate Claridge" bandwagon cause it was the current thing to do starting many years ago on this forum, but they do deserve credit for some of their projects even though I cannot stand them in a business dealing aspect.

I agree I actually quite like the Icon. it looks fantastic in photos during the tulip Festival. Its still the most distinctive tower we've seen built in Ottawa in a while. Could the balcony railing have been better, absolutely!! but I also see a lot less hate go toward towers that are very pedestrian looking and i really dont get it.

I think it started with the first couple phases of LeBreton, but the NCC's very strict guidelines at the time are also to blame (massing was basically already set-in-stone and they had a list of acceptable materials).

Claridge has done some great projects, like 700 Sussex, TriBeCa, the Pinnacle. Their designs took a hit for a while (materials mostly, like cheeping out on a fantastic design like Icon), but they seem to have elevated their game a bit, quality wise, with East Flats and Moon (Royale has good aspects, but the built form and random patches of beige brick are horrendous).

I have high hopes for Claridge Hintonburg.

Hopefully they got better at building because 700 Sussex was a disaster for the residents in terms quality - millions tied-up with reassessments and litigation due to shotty work. My in-laws live there and there are serious flaws.

Well there you go. It's one of their best looking projects, but they still managed to cheap out on a building marketed to the wealthy.

Claridge Homes eyes revised plan to build record-breaking 50-storey tower on Carling Avenue

Nearly four years after filing a plan to build a record-shattering 60-storey tower in Little Italy, Claridge Homes has scaled down the design to a 50-storey highrise that would still be Ottawa’s tallest building if the proposal goes through. The mixed-use complex at 829 Carling Ave. would top out at 166.2 metres, or 545 feet. That’s 23 metres, or about 75 feet, taller than the current record-holder, Claridge’s 143-metre-tall (469-foot) Icon condo tower at nearby 805 Carling Ave. The updated proposal calls for 503 residential units, up from 459 units in the original plan. There would also be 3,200 square feet of ground-floor commercial space, a slight increase from the 2,800 square feet Claridge proposed in 2021. In a move to address complaints that the first plan included too much parking, the developer has slashed the proposed number of vehicle parking spots to 196, down from 385 in the original proposal, while boosting the number of bicycle parking spaces to 267 from 230. Vehicle parking spaces would be located in a six-storey underground garage accessible from Sidney Street. According to a site plan recently filed with the city, the building designed by Toronto’s Hariri Pontarini Architects would include 264 one-bedroom apartments, 168 two-bedroom units, 48 studio apartments and 23 three-bedroom suites. It’s the latest iteration of what would be the biggest development project yet in an area that’s ground zero for a spate of lofty mixed-use proposals. Claridge revised the original plan after getting feedback from city staff and community members, submitting a rejigged proposal in 2023 that called for a 40-storey tower with 396 apartments and 196 parking spaces at the 0.4-acre site on the northwest corner of Preston Street. The firm revamped the plan to its current specifications after the city’s special tall buildings design review panel critiqued it last spring.

Claridge said the panel’s recommendations “focused on several key elements such as the relationship to the public realm, the tower’s podium, and the relationship of the tower within the context of the Preston-Carling corridors.” While current zoning rules limit buildings in the neighbourhood to nine storeys, the city’s secondary plan allows developers to go higher on Carling Avenue near the Dow’s Lake LRT station in an effort to encourage intensification.

Buildings taller than 55 storeys require an Official Plan amendment – a provision that no longer applies to Claridge’s revised proposal, which would still require zoning bylaw amendments. Noting that the property is within 400 metres of the Dow’s Lake light-rail station, Claridge said the plan represents “a significant redevelopment opportunity of an underutilized property in proximity to existing transit,” adding the project “will promote the use of transit and increase housing options along this transit corridor, promoting active transportation within the city’s urban area.” Claridge chief financial officer Neil Malhotra did not immediately respond to requests for comment on Wednesday.

When Claridge submitted its original proposal nearly four years ago, Malhotra told OBJ he didn’t expect significant backlash over the tower’s then-proposed 60-storey height. He noted the city had already opened the door to “super-tall buildings” in the neighbourhood after green-lighting projects such as the Icon and Richcraft’s proposal for a trio of towers as tall as 55 storeys just down the street at 845 Carling Ave. “We’re going to need bigger, bolder projects to try and address the housing supply shortage that we have in our market,” Malhotra said in an interview in October 2021. Former Somerset councillor Catherine McKenney, who represented the ward at the time, also told OBJ in a 2021 interview she didn’t think the building’s height would be an issue with nearby residents. “That’s where you want intensification,” McKenney said of the Carling-Preston corridor. “I don’t see this (proposal), at least now, as being overly contentious.” But McKenney, who is now the MPP for Ottawa Centre, said she was concerned about the project’s potential traffic impact, arguing the proposed total of 385 parking spots in the original plan was “far too many” for a building that would be located less than a block from the Trillium LRT line and just north of the new Civic Hospital campus. “We accommodate that kind of height because it’s (near) light rail,” McKenney said. “You can’t come back then and ask for excessive vehicle parking. That’s something that we’re going to have to look at.” Current Somerset Coun. Ariel Troster did not immediately respond to a request for comment on Wednesday.

Nice to see some news/progress on this one and happy they're shooting for higher than Icon again. I just wish the design was a bit more inspiring, it's so boring right now, but maybe better if at least well executed.
