Planet fitness isn’t mentioned, but I believe it’s the same strip as HL so I’d assume so.

Good to see and long overdue. The parking lot is enormous.

The Shell in the rendering is way nicer than the one that's actually there

I wonder how much longer Scotty will be able to hold on to his Corvair hoard next door. His shop hasn't been open for about two decades now and he almost never sells any parts off the cars rusting away back there. I don't know how he keeps up with the property tax on that lot.

Wow never knew this exist. Imagine having a balcony overlooking a dump yard of cars.

Edit: International design firm pushing for more apartments on North Lamar

The sign above the door cracks me up. Here is the streetview.

"Used Cars" doesn't even begin to describe it.

This is nice, but pretty undesirable location unless you plan on driving for everything. You have a substation and water tower on one side, a church, a junkyard, and cops. I wouldn’t want to walk around there even if there were amenities nearby.

I thought I read, perhaps on SSP years back, that a lot of the DPS stuff would move to some other location at some point. Does anyone have any memory of that?

Dan's, P Terry's, and Whataburger aren't enough?

Joking aside, the nearby amenities aren't that terrible. There are a decent number of restaurants and stores to walk to and the 801 stop is right there for now.

For me it's more that any future prospects for a better streetscape there are really bleak. As you mentioned, utilities, DPS, the reservoir, churches, junkyard, plus the funeral home and tire shop aren't going anywhere anytime soon.

At the very least the city could look into adding a park to the reservoir. Other cities have nice little parks built around them without having to do much to the reservoir itself.

Compton Hill in st louis is a good example.

A rezoning case headed to Austin’s Planning Commission next week could bring 350 new homes to an approximately 2.44-acre site just off Burnet Road in the Brentwood neighborhood of Central Austin. The plan for the building at the site, which is linked to local real estate firm Narrow Road Group and architects Urban Foundry, would replace a collection of vacant commercial buildings and residences with an apartment structure rising approximately eight floors facing the intersection of Burnet Road with Clay Avenue. The laundry list of addresses involved with the project includes 5341, 5337 and 5339 Burnet Road; 5401, 5403 and 5407 Clay Avenue; 1705 Houston Street; and 5400, 5402, 5404, 5406 and 5408 William Holland Avenue.

That portion of 183 -- from Mopac to I-35 -- is really starting to sprout Texas Donuts right and left.
