I agree that no room for the rail trail seems like a missed opportunity. The parkland, I can live without since Burnet Middle School directly to the south has lots of open space.

I love the density for this part of the neighborhood (not on the main thoroughfare directly adjacent to the outer boundaries). Looks like a row of townhouses and a 3 story condo/apartment building.

Check out the site plan for 7600 Burnet VMU if the attachments re-appear. That development will be game changing for the area around the old Northcross mall and north central Austin in general. Feels like they are going for a mini Triangle.

My expectation was that the required parkland dedication would be the trail, especially since the railway adjacent land is the least valuable for them (required setbacks from SF, noise, etc.).
I thought the way it worked was that on-site dedication was required here, due to it being a parkland deficient area. The lack would then mean the city explicitly exempted them from that requirement, which doesn't make sense given the long term plans.

The problem with Burnet is that it's not technically open to the public, and they can always kick you out.

Yeah, there's a lot of potential for the Northcross/Village center. It's actually a lot larger than the triangle. Big enough that a lot of it could go to 90' even under the old compatibility rules

The Albright apt

Can anyone find out where the Abrights entrance/exits be? I know there is a master plan likely out there but I'm not sure how to locate it. It's going up at 7528 Burnet rd, next to my apt. As of now I can't tell if the entrance will be on Rockwood, Burnet rd or both. Also whatever is going to go in at the plaza with the Common interest/ slick willies in the future. These 2 apt's will surround mine and it will be tricky to navigate through this intersection Burnet/ Rockwood. Thanks in advance.

What’s going on at the SE corner of W Koenig Lane and Chesterfield? The church has been demolished and there’s heavy equipment on site.

Looking at the site plan, it looks like all access will be from Rockwood. There's an "emergency access only" driveway from Burnet.

The apartments replacing CI will presumably be Burnet accessed only.

I love development in the area, but I hate seeing a brewery close.

Brewery near Q2 Stadium to shut down on Halloween
Quote:
AUSTIN (KXAN) — Adelbert’s Brewery is shutting down its north Austin location on Oct. 31.

The brewery at 2314 Rutland Dr. is about three blocks south of Q2 Stadium.

Adelbert’s is closing because the landlords decided to end their lease to make way for an office building.

Some signs of life this afternoon (10/21/22) at 5210 N Lamar Blvd (wraps around the Taco Cabana at North Loop and Lamar)! Southwest Destructors has two excavators onsite tearing out the old concrete foundations that were left when whatever existed there before was torn down year ago.

Site plan for 5 story MF + ground floor retail. Across from Crestview Station.

Edit: 7215 N Lamar Blvd.

The Planning Commission is reviewing a proposal to replace the Highland Bowling Alley on Burnet and 183 with 300 units of multifamily housing.

https://services.austintexas.gov/edims/document.cfm?id=396279

That portion of 183 -- from Mopac to I-35 -- is really starting to sprout Texas Donuts right and left.

What that tells me is that, if zoning on South Austin's corridors was the same as those in the North, Westgate wouldn't be far behind.

That'll for sure be great for project connect....but Jesus, that is sad. Any plans to have Highland Lanes in the base at least??? I fear there will soon be very little to do in and around Crestview/Wooten outside of having dinner or going for a walk.

To me it's just lame that Burnet (and Lamar, and Airport) has so many car dealerships and auto repair shops that somehow survive while the actual attractions get redeveloped. The car dealerships in particular are horrible for walkability and urbanism, big permanent parking lots for empty vehicles. Just down the street from here are two dealerships (Subaru and Infiniti) in a row that create a huge deadzone. Really wish we could move these out to highway corridors in the burbs.

Burnet's lousy with 'em. Even further down you've got a huge Mazda dealership, and a Volkswagen dealership. Not to mention tons of smaller used car lots up and down the strip.

When you see the amount of housing a lot like the Highland Bowl can accommodate, it becomes really obvious what we're missing out on up and down that corridor.

Yeah and Carvana/vroom really opened the door on not dealing with used car salesmen.
