My expectation was that the required parkland dedication would be the trail, especially since the railway adjacent land is the least valuable for them (required setbacks from SF, noise, etc.).
I thought the way it worked was that on-site dedication was required here, due to it being a parkland deficient area. The lack would then mean the city explicitly exempted them from that requirement, which doesn't make sense given the long term plans.
The problem with Burnet is that it's not technically open to the public, and they can always kick you out.

Check out the site plan for 7600 Burnet VMU if the attachments re-appear. That development will be game changing for the area around the old Northcross mall and north central Austin in general. Feels like they are going for a mini Triangle.

Yeah, there's a lot of potential for the Northcross/Village center. It's actually a lot larger than the triangle. Big enough that a lot of it could go to 90' even under the old compatibility rules
