No, not since 2019 see the summary document linked here. Some parking is still required in the West End, but not in Downtown. Commercial and residential buildings are only required to provide a few accessible spaces. Commercial buildings also now have a maximum requirement, but like residential, no minimum.

To return to this thread, If Senakw is successful, as most of us seem to expect, I can see future rental buildings Downtown providing fewer spaces - and maybe even condo buildings will have fewer.

If we could do next to zero parking in our Broadway Plan towers we would due to the 12 foot dedication setback we're required from the front property line. Pretty much the way of the world we're headed in north of 16th Avenue.

I highly doubt any permits will be released as technically this project is not in Vancouver unless that was included in some special agreement. Commercial plates and sticker does not allow parking on zoned roads and tickets happen or you just get towed.

Yeah, once the SkyTrain makes it all the way to Arbutus and Langley, Central Broadway/downtown can access pretty much every major destination in the metro with rapid transit alone.

Therein lies the problem, people want to be able to leave the city on weekend getaways and summer & winter vacations.

If carpooling and the existing buses to Whistler/YVR/the ferries/Abbotsford/Kelowna/etc aren't enough (and TBF sometimes they aren't), then those people probably aren't living in a building with minimal parking - somebody else will likely take their spot.

Let the market decide. That should go for on street parking too, in the form of permits and relative demand pricing.

If I owned a car I wouldn't live in this development. This development isn't for everyone.

NO! You don't understand, every property in Vancouver needs to be for two partner households with at least two children, room for a dog and a cat, two parking stalls, enough setback for privacy from neighbours (20ft at least!), enough internal space for privacy from family members (2000sqft at least!) with an elementary school, a high school, a grocery store, a community centre, a pool, a park, transit, and the highway within a 5 minute walk, and it all needs to be for less than $200k.

Anything else violates the Nuremberg Code and needs to be ILLEGAL.

It's amazing how empty the parkade at my apartment is during the weekends. Certainly backs up your assertion.

I mean I would love for more 3 or even 4 bedroom units to be built in general, having enough space for 4 or 5 person families should be available, just this development doesn't need to do that.

I think we can all safely say that people that own cars (expensive depreciating assets) and pay for their storage within the building they live (also at times expensive) would use them as much as they can on days they are typically not working.

I certainly would. The inconvenience would be staggering if those same people moved into this development. What if they can't find parking 2 blocks away (I think the closest you could get street parking). Do they park further away and bus home?!

You'd be shocked at how empty the marina docks are on sunny weekends! This is why every property needs a private dock.

I could definitely get behind some dedicated kayak or canoe storage in this development. I see folks wheel their crafts through the West End on dollies most mornings in the summer to English Bay or 2nd Beach.

Seriously all you need for this building is an inflatable paddle board and you're a 5 min walk to Vanier boat launch

My whole family walks to work/school, and for most shopping, etc. We still have a car and as a result of not having a commute every day I love to drive.

I too have a car I don't use for work and most shopping, I just recognize it as a luxury for taking occasional trips.

Kind of funny how no one is pointing out how little storage lockers there are though. I would consider that more of a necessity than a parking space. There's also less bike parking than there are units too...

Storage lockers are extremely valuable. They command similar rent to parking stalls at a fraction of the up front cost.

Bike parking is in high demand, but it's also free. If a minimal cost was assigned we might see a more realistic amount used.

Yup definitely going to be an interesting business move to see pan out. I'm really going to enjoy how they implement public bike parking for visitors to residences and businesses.

Everyone seems to do it wrong.
