Land clearing for the Superstore/Plazacorp retail development at Rufin/Dieppe Blvd has commenced (and is largely complete).

Meanwhile, across the street, on the other side of Hartnett, The Global Pet Food development has now progressed to the "site prep" stage.

Things will be very busy along Rufin this year............

I wonder if the main entrance to the Superstore/Plazacorp development will be off of Hartnett and not Dieppe Blvd? This would lessen the traffic chaos on Dieppe Blvd, and might explain why Global is building across the street (retail traffic being diverted to Hartnett anyway).

Pretty certain that the entrance will be either on Ruffin or Hartnett. The city has developed Dieppe Blvd to not have any development directly accessible from the Blvd itself (the portion built south of Champlain circa 2006)

I personally suspect the Dieppe Blvd development. Land has been cleared. I suspect work to start this year.

Anything on this yet?

An email went out today to announce that they are taking over management of the Ali Habitation properties on Centrale. These ones:

It just says they are managing them. Not that they were purchased. Guessing that's it.

We guessed wrong. It was just the signing of a managing agreement of a pre-existing apartment development in Dieppe.

Ali Habitations at Centrale now managed by Quest Properties
April 3, 2023

Quest Properties is proud to announce that it has officially secured a management agreement with Ali Habitations Inc., a locally-owned company specializing in low-density multi-residential apartment communities. This new collaboration reinforces Quest’s commitment to providing a superior management experience to Dieppe’s residents who live in rental units. It is a major step for Quest Properties to deploy its management expertise on the market, growing its local team as well as management platform to provide tenants with a hassle-free experience living in their apartments.

Ali Habitations at Centrale consists of eleven 12-unit buildings situated in the heart of Dieppe city. The community is located in close proximity to Anna-Malenfant school and outdoor trails, creating a tranquil environment that fosters community engagement. The natural spaces within the vicinity are designed to encourage social interaction among residents. Quest Properties is thrilled to provide prospective and existing tenants with more housing options in neighborhoods that they already cherish and appreciate.

“We chose Quest Properties to manage our apartments to offer our residents an exceptional rental experience, which aligns with our mission to develop and manage high quality, comfortable and modern apartments that feel safe for our residents. Given their experience in the industry in managing multi-residential communities and providing outstanding service through their management and maintenance division, Quest Properties was the obvious choice for us.”

– Christophe Poirier, Co-Owner of Ali Habitations Inc.

“The quality of the construction as well as the location of the development convinced us that we would be extending our unique product offering to our clients. We are very proud of that collaboration and look forward to putting our expertise in management to work with the residents of Ali Habitations.”

– François Beaulieu, Operations Manager of Quest Properties Inc.

Nice, I took this photo back in September 2022. Drove by recently and it looked like they had about 8 buildings built by now.

Nice photo.

This is still a mystery development in many ways. The only thing we ever found online was a massing diagram, leading us to believe the two buildings might be 6 & 8 stories tall. We have never seen a rendering of this complex. Do you have any additional info infinityaerials???

From looking at the image on the signage that is/was there and the current construction layout. It looks to be a carbon copy of the building on Dieppe Blvd/Nathalie St. (Place Bonvie) by Spitfire design. Will be interesting if they will have the "staggered windows" on this one :-)

This item appeared on the agenda of the Dieppe city council:

Quote:
That Council authorize the municipal signing officers to sign a Sale and Development Agreement between the City of Dieppe and Eddy Group Limited for the sale of land identified under PID 70393574 and located on Hartnett Street, at a price of $275,000 (plus HST), for the development of a real estate project.
This PID corresponds to the lot on Hartnett immediately to the north of the Global Pet Food property (currently under construction), and, across the street from the Superstore/Plaza Corp development (also under construction).

While it would be easy to presume that this property will also be slated for retail development, the Eddy Group is a wholesale distribution business https://www.eddygroup.com/.

Another item from Dieppe city council:

Quote:
That Council direct staff to inform Groupe Touchette, in writing, that the City is committed to providing adequate water flow, up to a maximum of 3,600 USgpm, by June 2024, for their construction project of a 60,000 sq. ft. building on land located on Aviation Avenue, which includes an expansion of approximately 60,000 sq. ft. in 2026.
Groupe Touchette is a tire wholesaler, and one of their subsidiaries (NTD) already has a large distribution centre in the Caledonia Industrial Park. In any event, they own land on the south side of Aviation Blvd near Malley Industries, and, apparently have plans to build a new building in 2024, to be expanded in 2026.

Promenade Neuf Phase Two may be getting underway very soon. Quest Properties hinted as such last week, and, there now appears to be workers on site doing some prep work.

Somone over on retail talk and share stated a manager at superstore main confirmed the location in Dieppe is expected to open in January. I feel like a ferocious pace would need to be made to reach that target date.

Perfectly believable. I expect the new Kent in Riverview to be open by December too.

The question is "will the PlazaCorp retail plaza which will be part of this development be ready at the same time too?" Since Shoppers Drug Mart will be the anchor of this plaza, and SDM is part of Loblaws, I would imagine it will be.
