[Moncton] Dieppe Developments

Although M&M has an intent to locate a franchise in Dieppe, they still have to find a sufficiently capitalized franchisee. This may take some doing.

Still, this is the sort of enterprise that the new Plaza Corp retail development planned for Rufin/Dieppe Blvd would love to have. It would fit the neighbourhood profile extremely well. I could definitely see an M&M here.

The former Maison de la Sante at the corner of rue Marche and Acadie is now torn down. This was serving as the temporary headquarters for Quest Properties who have now moved into the Promenade Neuf building. This whole street front block is owned by Quest from rue Marche to Normandie. I'm not sure if this means that something is imminent or not. The P9 phase 2 is stalled and their property just up the street across from city hall hasn't got off the ground yet either.

I am aware of new information coming to light indicating the Loblaws property coming to Rufin/Dieppe Blvd will indeed be Superstore.

Not a surprise really. I thought the property was too large for a No Frills anyway.

And, Dieppe will soon have a population of 35,000. The eastern part of Dieppe is growing like stink with multiple apartment clusters either planned or under construction along the axis of Dieppe Blvd. A full fledged Superstore will be needed for the neighbourhood soon.

As noted in the [Moncton] Retail Thread, there is now a job posting on line for an “upcoming Dieppe Superstore location”, effectively confirming that the retail development at Ruffin/Dieppe Blvd will indeed contain greater Moncton’s 4th Superstore .

This item is included in the agenda for the Dieppe city council meeting for January:

This PID corresponds to the lot immediately to the north of the large cemetery on Amirault Street. Of course we have no idea if this is referring to townhomes or to apartment buildings, or any idea regarding the size of the project.

Article in Acadie-Nouvelle about this. Apparently they will be 2 buildings of 4 or 5 floors, with 90 & 58 units respectively.

On the City of Dieppe website, it states that this proposal was "removed from consideration", and will no longer be under review by PAC or city council.

There was a huge one page ad in the T&T today, paid for by a protest group in Dieppe concerning this proposed development. This is a portion of the ad:



The ad includes a little thumbnail in the lower right corner, showing a render of the proposed development.

I am neutral about this debate. I am not a Dieppe resident, and I actually have some sympathy with the protestors given the location next to a cemetery, and the potential loss of so many mature trees. This development also is nowhere near either downtown or uptown Dieppe, and therefore does not have the same imperative in terms of promoting density.

In any event, the concerned citizens here seem very organized and much more sophisticated than the tomato people in Moncton, so I imagine city council will have to tread very carefully in any deliberations regarding what to do with this property............

That area is building up though. I used to live at 469 Amirault right across from the graveyard and just down the road now is a pharmacy, Tim's, New Pizza Place, Irving, Subway etc it's building up around there so I get the want to develop the area further. Will be interested to see what happens next week.

Agreed! It's going to be interesting to see how this plays out in the coming weeks.

That lot was subdivided from the graveyard and sold to the developer (South Willow Developments Ltd) for $780k back in 2015. Presumably, they know that it's going to be developed at some point.

If this group is pushing for the City Council to buy the lot, is it really a good use of money for the city? We can assume the developer would want $1m+ for the lot or at least recoup their investment. I'm all for preserving trees and the environment, but I'm struggling with this.

What if the developer isn't open to selling? Does the city have a legal standing to expropriate the land?

I live close by , I personally feel this is because it's in the backyard of a Higher income neighborhood ( Lavoie Street) and they don't want people looking into their backyard. same thing happened for Nathalie Street and the City went Ahead with the development. Yes there is older tree but it used to have a building on it it's not an untouched forest like when they clear cut rue central . I back up the development I think it's a perfect place , Elmwood has apartment near a cemetery and Dieppe have enough Park(they like to have that location as park instead of apartment ).

- Notable decrease in single family and 2 family home construction compared to 2021
- It specifically says "A number of other large-scale projects are in the works in 2023" - this could mean anything

Population
- Population increase of 11% since 2016 census
- As of July 2022 pop totalled 31,535. If you include the recent local provincial governance reforms which includes annexing of Lakeburn/Scoudouc it stands at 32,345

2023 Road Projects
- Reconstruction- Gauvin between College and Marche), Emmanuel, Promenade du parc
- Repaving - Peel, Eric, Alphee, Belliveau
- Micro-surfacing - Alain-Gilette, Industrial, Chartersville, Vanier

There is now a listing on CCD Canada for an M&M Food Market in Dieppe, so there is some serious intent to open a location in the city. I'm willing to bet almost anything that this will be part of the new retail plaza at the corner of Dieppe Blvd & Rufin.

They are apparently clearing land at Rufin & Hartnett where Global Pet Foods intends to build. This is across the street from the Superstore/Plaza Corp development that will be built later this year.

I tried it on the weekend. The dough was very comparable to Vitos which I really like, the sauce was sweeter almost like Zios, and the meat was very salty, borderline too salty. Overall I'd say it was good - not great, but above average. It's always tough to gauge a restaurant on their opening weekend though.

When I went Saturday afternoon I was the only one there, but I drove by a couple times Saturday night and the parking was full and lined up outside. Hopefully they can keep that up.

Quest Properties is apparently planning an announcement for April 3rd.

Possibilities include
1) - restarting Promenade Neuf phase 2
2) - formally announcing their large property development on Dieppe Blvd
3) - possibly Vizion South (in Moncton).

I personally suspect the Dieppe Blvd development. Land has been cleared. I suspect work to start this year.
