You can have a million dollar condo in a suburban mall parking lot! oh the prestige.

But in fairness, it's a well-connected area and pretty central to the Lower Mainland. Skytrain in 3 directions, Commercial eventually Arbutus/Kitsilano, Waterfront, New Westminster, easy to transfer to Surrey and Coquitlam Centre. Direct bus connections to Abbotsford and Langley and easy access to Highway 1. With the many large redevelopments coming in the next few years, a lot of new retail is coming and restaurants. It's not bad.

It's in the heart of a municipal town centre.
Lougheed just needs plans for a few office towers.
Even Coquitlam Centre is ahead on that front.

Some one was asking what is the road configurations. It is 4 lanes. Left turn, 2 straight, right turn. I'm actually surprised COB did not stick parking meters as they usually do with most new developments:

Thanks for sharing this photo. It's great to see that Burnaby provided separated cycle tracks along this corridor (and did it far better than Richmond on Number 3 Road).

Burnaby's town centre streetscape guidelines are really nice. GI, separated bike lanes, nice pavers and landscaping at I think 4 different street typologies. Unfortunately no protected intersections, but it's pretty good!

Price Smart Asian Foods will be the grocery store opening in the City of Lougheed. Signage went up today in the windows.

CIBC has a notice at their bank machines that the bank machines will be no longer in use on June 8th and that they will be moving to the Grand Promenade opening on June 9.

Aren't there rules around having locations too close to each other? (Save-on is on the same block of North Road) Sobeys had to sell off a bunch of Safeway locations when that transaction went through due to that.

There shouldn't be any limits to opening new stores and there are Pattison grocery stores even directly across the street from one another. The anti-competition regulations are when buying out companies operating competing stores.

Franchised restaurants/stores can have exclusive territory in their agreement but that is purely within the private business, not a government regulation.

Yeah, this is just organic growth.
Even when Pattison converted PriceSmarts to Save-ons, that was internal, so no Competition Bureau involvement.

Yeah, about a year or two ago (about when the Station Square store opened).
Some stores were converted to Save-on-Foods, and a few were retained with the PriceSmart name and changed over to the Asian/Chinese format (Richmond Ackroyd, Station Square?)

The trademark shown above is new.

Yeah, it is a very clear pivot. I cannot find almost anything I need from the Station Square Pricesmart, save for bread and produce. Not sure how successful it is, though, as even with the Metrotown demographics, the store never seems very busy.

Not too sure if pivoting to being an "Asian" grocer is yielding any success for Price Mart. Every time I go to their Richmond or metro-town location, it is dead. But maybe that can differentiate themselves in other ways?

Considering that Lougheed already have so many Asian grocers like H-Mart and Hannam along with Western grocers like Walmart and Save-On-Foods. Is there even a market for another??
