SmartCentres - the king of strip malls!
This mall was the site of Wal-Mart until it left for the native project.

I do see "Future Residential" on that site plan (with surface parking?), but wonder how that would relate to eventual redevelopment of the rest of the site.

Reminds me a bit of a piecemeal approach like how condos were built on the Minoru frontage of Richmond Centre in the 1990s(?) and how those probably won't be compatible with the current redevelopment of the south end of the mall.
Likewise how the Corniche towers at Station Square are not/can't be integrated into the current redevelopment or the rest of that block.

Some good news on Burquitlam, seems like Morguard might finally get moving on redeveloping Burquitlam Plaza, right at the skytrain station.

"A bid for a master-planned community to replace Burquitlam Plaza is expected come before Coquitlam city council in the next few months.

Morguard Investment Ltd. is proposing to build six towers with 2,200 units for about 5,000 residents — plus retail and child care spaces — east of the Burquitlam SkyTrain station at 552 Clarke Rd., and 550 and 566 Emerson St.

If approved, the development would roll out in two phases:

Phase 1: three towers ranging in height from 28 to 43 storeys, with 1,039 rental suites and 28,195 sq. ft. of commercial space

Phase 2: three towers ranging in height from 33 to 53 storeys, with 1,173 units and 56,347 sq. ft. of commercial space"

I noticed this on the Coquitlam development page. It's another large development with 6 towers. Will replace Coquitlam College and some of the neighboring houses. This is behind where McDonald's is on North Road if you're not familiar with the area. Application submitted August 2022.

That is a crazy list. It seems clear that while there are many parts of the housing market that are supply constrained (rate of construction bottleneck is the zoning/approval process), the Coquitlam townhouse and condo markets are demand constrained (rate of construction depends on how fast new places can be absorbed, not on zoning or how many projects will be approved by the city).

Coquitlam is way ahead of any other municipality in the number of projects that have been identified for development, but actual development of those buildings is pretty steady. There were just over 3,000 housing starts in Coquitlam last year, according to CMHC, and just under 3,000 given building permits according to the City's data. But the City's data also shows over 58,000 dwellings submitted or under construcion in August 2022, and with the new projects that's probably over 60,000 now. Most of them are towers - There are over 50,000 approved or submitted but not yet in development. Unless there's a significant increase in the rate of construction there's around 20 years of supply already lined up.

At first glance I thought that was the new ice rink in Edmonds. Looks like both projects actually share the same architect.

It's been ages since I've been in New West. How is it feeling these days after such substantial intensification over the last decade-plus?
