Dawson is zoned mixed use west of mid-block between Alpha and Beta so there will be some retail there. Plus the Carter lot should end up similar to Solo District in amount of retail.

The Grosvenor tower project includes a retail hub 'High Street', at Alpha and Dawson. That includes about 200,000 sq ft of retail, restaurants, a grocery store, and office space (presumably the usual dentists, healthcare, etc. The developer submitted designs in 2021, and it looks like they're planning on launching sales this year, so with 3 towers and up to 63 storeys, it could take a while before there's anywhere to shop. Taking the three towers at Gilmore Place as a reasonable comparison, (as the three towers in Phase One here are similar heights) they could complete something over five years after they start construction.

At their showroom, Phase 2 (Oasis) advertised ground level retail/commercial space on Dawson st.
Looks like Dawson st. is being extended to go past Yukon crescent, and retail planned to go below some of the Oasis towers along Dawson. Attached below two community maps from Phase 1 and 2 marketing material

Yeah, it's very early stages right now.
Like if you moved onto the Expo Lands in 1995.

I wonder if there's easy pedestrian access into the parkades from the south side (i.e. street level from the future grocery store),
or whether you have to use the elevator between those big staircases?

Hopefully they stick to the plan then, because otherwise this is just a vertical suburb.

If not, it would make Klazus concerns about road sizes in Burnaby more valid, since residents would likely choose/have to drive for most trips.

They were dismantling a crane from the 3rd (tallest one) tower today.

The Brits certainly know what they are doing here.

From it's humble beginning as an industrial neighbourhood, Brentwood has certainly come a long way, and it will only get even better. I envision the urban build-up to spill into the SFH neighbourhoods within the next decade.

it will be very strange. That new road at Brentwood on the north side that you can use off Willingdon NB, one side is TAB, and its towers and new ones coming and across an alley parallel to the new road are the backyards of SFH's.

It's very abrupt, needs a better transition.

Let me tell you whut... those sliding doors are brutally expensive. Very interested on how the area will be lived in after 10 years.


Do we know when all the employment area is being evicted for the park south of Dawson St? I think they're getting the same $psf condo/ rental as most of Vancouver so that's good news. A little bit more $psf here than a few areas in Van, but depending on the floor level. Definitely a lifestyle.

Things are always much cheaper when purchased and ordered in bulk. This can only be pulled off with many repeated units such as these highrises. Also to be fair, these condos are not cheap either.

The City is very bold in turning these former industrial neighbourhoods into town centres with really tall skyscrapers. Resistance to redevelop surrounding SFH neighbourhoods into high-density ones will probably be very light, and an eventuality because houses do get old and owners do want to move to newer structures. When that happens, you will see the transitional buildings from the very tall down to the small.

Turning industrial areas into condos is Bold? It's the opposite of Bold, since it's the path of least resistance. No industrial land owner is going to complain about their properties suddenly being worth 4x+ the price, but there is resistance to the smallest changes in any residential neighbourhood.

Of course, it also means the removal of important employment lands in Metro Vancouver that we already have a shortage of.

That's a big sill to step over (I'm thinking in bare feet).
The in-floor electrical outlets are a nice touch.

I was thinking the same thing. It's got to be unfinished still. Looks like there should be an insert yet to be installed. Plus the deck looks terrible. Do you think they just leave it as painted concrete? The unit looks awesome though, but hopefully that's not what developers are producing for the premium they're charging.

My condo has basically the same painted concrete deck. It looks terrible, especially with the stains from moisture that develop over time. I ended up covering it with these tiles from Ikea.

That looks great! So many cool products out there to use. I would just hope the developer would be installing something on a tower like this and not leaving just a painted a slab for residents.
