Great list.

But I am not hopeful about this one starting anytime soon. Goldenberg is painfully slow at doing anything, and isn't there a growing dispute with nearby neighbors and blocked views?

Unless you have an inside scoop.

All I can say is I don't think people give Goldenberg enough credit on this forum LOL. I think they get shit done typically.

^ Yeah. They may sit on a property for awhile, but when they decide to do something with it, they move reasonably well. Not like Blatstein and Blumenfeld who talk much and actually do little, or Dranoff, who gets stuff done, but moves with "deliberation."

Namely?

He’s sat on the largest most important lot in all of Center City for nearly 3 decades.

But as I understand it there are strict stipulations with the City on the timeline under the RFP for this development, so this may move forward soon. The main stumbling block is the pending appeal of the zoning permits — apparently filed by some Pepto Bismol Palace residents — scheduled for next month at ZBA.

Holy shit! That does NOT look the West Philly I remember growing up in during the 2000s!!

It looks great! It's about time we see major projects making their way up Market Street. At the very least, I would love to see Market Street between 40th and 52nd Streets become as built up as Front Street has become over time.

So this is proposed to be built and 46th and Market.

...and this is proposed to be built at 23rd and Walnut. It's a crazy world.

No kidding. Not crazy about the awkward metal panel protrusion on the upper floors of 46th and Market, but the bottom masonry portion is clearly superior in design to anything about the 23rd and Walnut proposal.

Don't get me wrong. I'm thrilled to see this site get developed. But I do think it could be better.

I'm so tired of these square boxes.

But technically the whole city is rectangular or square boxes from the Rowhomes to the Skyscrapers

Truth! That's why I adore the post-modern towers but with how blocky both Comcast towers are, Arthaus, The Laurel, and Riverwalk, I believe they fit in. Before the statue of William Penn looked up to skyscrapers, the city was dominated by square and rectangular towers. It can make a nice comeback if designed well, which I really like all of the buildings listed above

99% of the design is utilitarian to maximize use of the space. Philly doesn't really have any bold curvy or sphere like high rise buildings. Maybe one day.

Except, of course, for The Murano and FMC Tower.

EDIT: And also 2301 JFK Boulevard, currently under construction.

Also Broad and Lombard.

Although to that point I think so many buildings here could be half/a third as wide and much taller. I think in general most proposals are boxes ala Chubb’s new HQ. Hopefully we’ll see more interesting designs get built as population continues to grow and the rents justify the extra construction cost.

You and me both. That’s probably the project I’m most anxious about in the whole city. It’ll have a truly transformational effect on south Broad. The design is incredible. I just hope rising interest rates and dimwitted opposition doesn’t derail it.

And that's why I cherish those designs as well. Hell even 33 North 22nd and 3001 JFK are unique and awesome. All of these projects are acceptable and awesome at the same time to me, love Philadelphia's recent surge in highrise development

PREIT now eyeing up to 7,000 apartments on its mall properties as it looks to rebuild value

Quote:
PREIT's plan to gain approval for multifamily developments at six of its mall properties has now swelled to as many as 7,000 apartments, CEO Joseph Coradino told the Philadelphia Business Journal.

After selling off more than 20 malls in the past two decades, the Philadelphia company's strategy has shifted to maximizing its remaining properties by converting uses and selling underused land adjacent to the malls.
The Gallery overbuild might actually happen!
