The proposal is hilarious whether it's Mississauga or Oakville. It completely ignores the post war industrial, auto dependency context of the neighbourhood with overly dense block(s) of shoeboxes taking advantage of the free for all planning around Go Stations. It doesn't matter how many render Millennials (young white people) and old timey coffee carts they add to the renderings. Half the units proposed exist in podiums with no views.

That shouldn't be inferred as not having a pedestrian focused with a mix of uses even greater (greater than 1000s of homes with some ground floor CRUs) than what is being proposed. There should be more breathing room, more living space, etc., etc. as incentive to living in the Entertainment District. Otherwise, there's little hope this will live up to its potential. UT forumers are gungho over logistical GO/transit stations as ideal substitutes as central town square of uber dense vertical subdivisions despite nearly every past transit oriented housing development with some CRUs failing to live up to that idea.

I don't see anything wrong with that proposal at all. As for all the young white avatars in the renders ( I see a nice racial mix of pretend people) they should just be older. This will probably be popular with young and empty nesters that want to stay in the area but still have great access whether they choose to use their car or hop on transit. The area around Clarkson is established but low density. This doesn't mean it can't handle some mid or highrise development. Almost every transit hub near the city is seeing this type of development because people want it, and it's part of the Golden Horseshoe's growth plan. More of this please until we can kick Ford out off office and protect our greenbelt again.

announcement today of a $1.5 billion redevelopment of the area around Polo Park, including the old stadium site and mall parking lots....residential and commercial. A great transition from the retail hellscape it is today. Could be transformational for the West End.

There's need to be more offerings than 1000s of units with some CRUs at the base. Having so many units facing narrow pedestrianized alleys in the context of the general vicinity makes zero sense. The form, function sticks out like a soar thumb. History in the GTA is chock full of transit oriented housing completely discounted with the form and function of their surroundings that never lived up to their potential. Transit doesn't make a great cultural hub.

There's a ton of these development because our government(s) incentivize them. That is a great thing. However, sound community planning principles have been all but forgotten for max density vertical subdivisions necessitating high transit usage. Residents having to jump on a train for almost anything is an asset convincing the public on return on transit investment however, it stands for a piss poor quality of life. Living in the Entertainment District concrete jungle is justifiable because of the platitude of nearby amenities. The shoe box apartment looking into another shoe box apartments is functionally a place to rest.

RE: People want them.

I can't get behind that buyers and renters desires are shaping the region. They settle on the best of what is available to them. The general scope and function of transit oriented development throughout the GTA wouldn't be virtually identical to each other if that were the case . I'm speaking of residents shaping their communities with taliored, bespoke transit oriented communities .

LOL. Ford is the biggest asset for these transit master plans and tall towers in general. Of course, everyone is obsessing over the negligible area of the Greenbelt opened up to development because Ford has to be the villain in every story.

Isn't Regent Park social housing?

Not sure how anyone could see the redevelopment of massive shopping mall parking lots into 4,000 new homes and commercial space designed in a walkable community on the edge of a mature neighbourhood as anything but incredibly positive.

LOL what! Calling any of the Greenbelt negligible is a terrible way to view it. What's the point of protecting land if any politician can come in and say it's no longer protected. I don't care if it's just 1 square meter of land. It was protected for a reason. The greenbelt is meant to be a buffer zone and a refuge for wildlife not to mention protect the watershed of the GTA. Thhis will be the downfall of Ford who quiet honestly was doing a pretty decent job for a man I dispise up until now. I was even up in Markham last Saturday to meet my Aunt for lunch and her husband an 80 year old conservative voter was pissed off about it.

He's 🞵🞵🞵🞵🞵🞵🞵 with his main suppoerter in the 905. Not a smart move.

Wetlands are in danger of being developed (despite promises that replacements would be "created"... well, nature created them exactly where they are for a reason). Opinions differ, but to me that makes any obsession against this idea of opening up even a small proportion of the greenbelt very valid.

Had we understood the importance of ecosystems two centuries ago, our urban landscapes would look and function very differently today.

The other side for me is where does it end? Oh, we'll just shave a bit off here and a little there... but why not more later on. Precedent set, at least under this government.

He likely doesn't care because he probably has no designs on being a 3-term premier. May have a cushy job as the "head" of some organization lined up already.

No plan to save any bit of the church?...it's an interesting structure.. just needs a clean up to be revitalized. Those steps though sure do invite a lot of colourful folks last time I drove by at least.

Do the whole tower with this feature or at least do the whole broad sides. I'm not into feature corners to start. This, in particular, looks valued engineered.

The church is a fairly modest building. It still looks good hugging that corner. As far as preservation goes, it's dependent on the city's overall inventory from this era, the quality of that inventory and, leaving the church separate from any development around it. Any sort of incorporation into a larger residential structure would look ridiculous without significant setbacks (ruining the opportunity for the second tower.)

It's right next to the Salvation Army building, which makes it one of the roughest areas downtown for those colourful folks. Salvation Army is being.. encouraged to move right now by the developers who are renovating Copps Coliseum though so they likely won't be around once this is redeveloped.

Two Centuries ago? Have you been to a European town from this era? The post war era created the foundation for paving paradise and putting up parking lots. It takes too long at our rate to growth in a mixed economy to redevelop on a huge neighbourhood scale with the populist planning ideas of today.

The Greenbelt has failed at stopping sprawl. Development is already leap frogging the Greenbelt. It's a wash to me whether development digs up a field in the Greenbelt or a field in the great beyond. Growth in the great beyond will have to travel further. Go Transit's catchment continues to expand outwards to meet that need.

My point still stands. Ford is the best thing for intensification particular grandiose master plans and heights that make planners frown, NIMBYs lose their minds and, many of us aroused. Yet opening up an insignificant portion of the Greenbelt gets all the attention.

I don't see any identifying landmarks (like a tower) so where exactly is this Polo Park... is this in Canada?

Also, where will the horses go?

What a lose for those two towers. As Hamilton continues it's boom it should do it's best to retain it's heritage structures in it's core which it's blessed to have so many. There is also a plethora of parking lots to choose from for developments.
And ya that brick work does look like it's from the mid 20th century.
