It's unfortunate the Town was ask by PRAC to review R3 zoning and CC heights. Last words was proposal was given with some options to solve the issue. Developers will not pave the way for height requirements by going thru councilors and public meetings asking variance approval. The project instead will be going in surroundings area accepting this height already. The Town needs to take action to pave the way for some zoning allowing 8-10 storeys. Until then this is current R3 is 15 meters and CC in downtown district is 20 meters. Its so outdated its not even allowing flat roof building the developers all needed variance to allow flat roof for all appartment building being built or done in last two years.

There was a seaside, architecturally distinct proposal put forward by Thrive last year but it was shot down by the resident NIMBYs because it was "too tall". Now I fear these ones may go forward simply because they are shorter. All people see sometimes is building height.

Totally agree same fear. It was shot down for good reason they done there Job the request was way over by percentage of height limits of 15 meters. However since no action was really taken to adjust zoning heights we are seeing these continue request. I would rather see a twin of 3 sisters project like in Moncton 8-15 storey building replacing the camping ground near big lobster then 5 storey building every where in Town as of right now there's no zoning for such project.

Six-floor boxes plopped on a site is totally great! Seven-floor interesting buildings that are designed for a particular site are very bad.

Just bonkers that the planning commission "recommends" any of this proposal (let alone ALL of it) given the following:

1. Where it is.
2. What's around it.
3. What it is.

Go back to the drawing board and come up with something that knocks our socks off and fits in with the area.

It's more that they found the first plan unacceptable, but this one completely acceptable, that blows my mind. There are very few architecturally interesting buildings going up in NB, and the first plan wasn't exactly mind-blowing, but it was much cooler than this.

I'm still amazed that the proposal earlier this year was denied because it was "too high."

I recall, though vaguely, the mayor said at the time, that there was another way for that huge development to be considered. I forget the specifics, but recall it being ridiculous.

Then planning approves a 5 storey building that'll block out the sun downtown, then they recommend this Cornwall Rd job be approved.

Just silly.

PRAC job is to approve small variance approval request only. The request was denied it was to add 2 more stories as R3 is only allowing 5. The prac is created to avoid everything going to councilors for approval. Thrives the developer decided not proceed with the project as they decided not to go public meetings fighting for approval for councilors to overturn PRAC decision. When bigger variance is requested it needs to go council to make decision and the prac wanted the council to decide on the matter. The mayor was hoping thrives to come and make the request this never happened. The learning is the town needs to review zoning and heights.

The downtown project received building permit as they pass all requirements. No variance was required or requested so no need to go to PRAC for any approval.

For the project on Cornwall rd the developer is only asking for minor variance its close by two apartment building already and easy access to the highway. No reason to denied this request.

Another thing to consider when talking about taller buildings in Shediac, the Shediac fire department does not have a ladder truck. The town is growing a extremely fast and at some point the fire department is going to need to upgrade their equipment to meet the demands and allow the changes heights of buildings. There it more at play than simply not wanting tall buildings.

Totally agree, the good news the Town is aware and a committee group was created last year for extension of the current fire station. Consulting is well under away architect firm has been chosen to design the project. This will add space for a ladder truck. Regarding heights one proposal was to create a new R4 zoning for taller buildings to be allowed and another option was of amendment of the current R3 to increase heights. However this option would amend all current R3 zoning with height increase.

They hope to begin construction in the spring. Construction of the first building will take 14-15 months, with construction of the second building to commence just prior to completion of the first building.

They have sweetened the proposal by promising to have a gazebo on the property as well as a dock to allow residents to kayak or paddleboard on the Scoudouc River.

It would also be nice if they spiced up the building design a bit too..........

Has anyone heard any speculation of where the new k-12 school will be built in Shediac. I am hearing rumors and trying to see if any land has changed hand recently that might give an indication of where the school might be built.

There is a land on Ohio road and Bombardier that recently changed hands and also the piece of land on Breaux Bridge where the community garden used to be was sold at the start of the February. I do know that the operators of the communicty garden are upset about being asked to leave the land and that there was a hearing at court today about it and ownership of the buildings on the property. This could be a good spot of the school but may be a little to small and narrow for a k-12 school.
Other than those two pieces of land I'm not sure where they would fit a school that would have be be fairly larger as there would be about 600-800 students attending that school.

I had presumed the new school would be in Shediac Bridge (like the current one), but I suppose it makes sense to just put it in the town of Shediac.

Is this the rumour out there? That the school is going in town???

What do you think they will do with the old school?

I presume since Shediac Cape is now part of new Shediac the new School will be located west or north west of the Town. Since the province already have some land after realign of the new highway at the end of depot st behind DOT building off traffic circle more land would need to be purchased behind church. The other option would be to purchase land behind the current Shediac Cape school.

If rumors right don't believe it will be where the community garden used to be and for Ohio rd lots of land was purchase in this area for around 1.5 millions. This is probably more than a school maybe Retail development at this price tag.

The lot with the community garden on Breaux Bridge street now has a Foulem Construction sign. It's the site of the new long term care facility.

I sure hope the new school will be within walking distance of Main street, there is still plenty of land within the old town limits. More likely some large lot on the outskirts of town next to an expressway though.

The foulem sign is at the entrance and the new long term care home will be on the right side more behind water Tower and the left side where the community garden there supposed to be another development.

Interesting. This is such a great location for a high school but I think more likely will be a large residential project.
