That’s going to be a great addition to downtown Shediac, hopefully more to come! I’m curious what the other side will look like.

I am somewhat surprised that a building of this magnitude would be allowed on the downtown stretch.
It will cast quite a shadow over parc Pascal-Poirier Park.

I am for development, just very surprised that this building does nothing to enhance the 'quaint' seaside town vibe that's been going on here.

One or two blocks north or South would have been good, in my opinion; not unlike "château Centreville" immediately south.. or Hotel Shediac a block to the north-east.

As a business owner downtown I will be happy to have these people milling about, albeit in the shade of a gigantic apartment building.

I very much get the feeling NB (and esp SE NB) has adopted this "anything goes!" attitude recently due to getting a bit "drunk" on the influx of capital and people and is eager to "catch up" to larger centers.

Yeah.. this is a great addition to Shediac, to be sure.

It is in slightly the wrong spot, however.

As per new image looks more the front of the building.
after all. Outdoor seating area on left Maybe St Louis restaurant. Not fan of the front railing facing main st.

Would of liked to see the rendering with some actual structures worked into it. Would of helped visualize this better. Looks like another retail unit on the other end too.

Not a bad looking building, but, I am concerned that it might not really fit in with the overall architectural context of the surrounding neighbourhood.

That part of Main Street in Shediac is a typical (but relatively upscale) early to mid 20th century small town commercial strip. This building looks a tad too modern and suburban and therefore may be out of place. I think greater care could have been taken to try and integrate this building into the overall streetscape.

Agreed, I think maybe trying to match the colours with what’s around it. Very similar style to what’s been going up all around Greater Moncton. I love to see added density, but I think we need some more imagination with the architectural design.

Indeed. The saga continues. Meanwhile, we are seeing more and more apartment construction in downtown Moncton, and at some point, they will have to look at new downtown Moncton schools too. MHS shouldn't have been moved from the core to the county line in the first place.........

Technically the city line. It's well to the south of Kent County.

Like the conversation on the Saint John thread, why do schools need to be weird campuses with acres of concrete, ashphalt, and consultant-approved bus lanes etc? SJHS and STM both occupy less than a full block, are extremely integrated into the downtown, and are very simple three-storey buildings with classrooms around a central hallway. Is this kind of construction just too simple?

A&W Shediac’s Facebook page says they are aiming to be open tomorrow (Sunday).

Edit: Can confirm, A&W is now open. Food was delicious!

These two proposed five storey apartment buildings totalling 150 units are both identical extremely generic Spitfire designs (they can do better), and will be plopped on the shoreline of the Scoudouc River in the heart of a primarily SFH neighbourhood, with a fair number of mid to higher end residential properties. It is hard to imagine the neighbours will be pleased about this.

It will be very interesting to see what the public hearings will be like.

About the best that can be said about this proposal is that these will be visible from Highway 15, and will contribute to the perception of the driving public that they are passing by a substantive town. Aside from this, there is little to recommend this proposal..........

Phase 1 75 units will be approved by PRAC I would be surprised if not. However Phase 2 for the second 75 units will not be approved before upgrades being done of sewage system as the current system only allowing 120 units more. For the building design/look in my opinion will be similar to St-Anne st appartment building currently in construction as its the same builders company.

There's nothing wrong with the building design per se - perfectly functional and utilitarian, but the developer should take into consideration the context of the neighbourhood.

A shoreline property along a river increasingly bordered by higher end SFH and apartment buildings mandates a higher quality development. This proposal deserves a rethink....................

Here is the proposal:



The current lot is heavily wooded and will have to be cleared. It is the only woodland left along this portion of the river.

Lord knows I am not anti-development, and there is not a NIMBY bone in my body, but sometimes you have to give your head a shake and ask what the frig is going on. This property could be developed for a high density project, perhaps with even more height (8-10 storeys), but, at least make it architecturally distinctive and sensitive to its surroundings and environment. There are not that many shoreline lots around the greater Moncton area for development. This property deserves better.
